I often wondered myself why we do not have a lot of these apt. communities in naija. I think it has something to do with the law.
I remember when we were trying to add a floor to our building in Gbagada and we were told that it has to be a certain height. Surprising enough there type of things are regulated in naija.
But this is only 1 story high and sits on barely 2 plots of land. Ppl build 4-5 story bldgs in Naija with no qualms. Could it be due to our architects?

The space utilization is the only thing that marvels me. Imagine the income potential. 15 flats! Charging N500k will be pulling in 7.5mill per year. No sweat. Rent can be as high as N1million in some areas.

Recouping ur $$ is no problem. I never have any sense of "crampness" throughout my living in that complex.

Hey Promise:

What you have posted is typical in old Atlanta. You can term them as Town homes with Alley access to their garages. This was the question that I was asking in a previous thread that I created. You can check it out here:

https://www.nairaland.com/nigeria/topic-219094.0.html

By the way, those are nice pictures. i used to design and build them in Atlanta Georgia. If you'd like some of those, not a problem at all. Just start writing the checks. grin
Why does it always be about checks? grin Whatever happens to Community Service or Brothers' Keepers? grin

As promised in my last post, this is the apt i used to live several years ago. I did a rough measurement by keeping my feet (heel touching toe) to measure. I wear a size 44. From the front street area, it came out to roughly 90 feet wide and about 117 feet long (from street to back fence).

The land is a little bit irregular towards the left back so its not a true rectangular shape. They still manage to put 15 flats. One covered parking, One open, a general laundry room area. So can see in the pictures yourself.

My question is that why is this type of "wonder" is not being done in places like LAGOS? Land is a premium in Lagos. The plot is barely bigger than 2 plots and only one level up, yet it came to 15 flats (2 bedroom, all ensuite)

Enjoy the pics. Let me know what you think. I am especially challenging all the Architects in the house on this task.

Car TalkRe: Do I Remove The Thermostart In My Car Engine? by promise72(m): 10:12pm On Mar 18, 2009
This is why there is an advantage in buying US spec cars. With the triple digit temperature of Death Valley- California, Tuscon - Arizona or in Texas. You then go East where snow is the order of the day. Sub zero temperatures. The cars are designed to perform in any of these climates without necessarily changing the thermostat.

Just my 2 cents. cool

Explain better. How do u count it there and was short when you got home? Are u sure u counted well? May be u are in a hurry and u made a mistake  undecided

What i do know is that u dont ever hand over your $$$ before they hand u the Naira. sometimes they might quote u a very attractive xchange rate. You hand over the $$$. They will then say they dont have enough naira and hand u back ur currency, however, its been switched.

Lets say u hand over $1000. They will change like $400 and hand you the rest of $600 but the $600 will be fake currency. So u lost.

Whatever u agree to on xchange rate, let them count u the naira, you double check and then hand over ur $$

Thanks for that. Atlas Copco is almost same as Ingersoll Rand- Especially the Rig. They look quite similar.
I have heard a lot of people that have to wait on contractors to get to them for borehole cos the rig is busy. I know theres a lot of people there but anyone can still make his/her penny especially if you have a good rig.

I wouldnt mind to get the contact of those company that repairs the rig if you dont mind. I am pretty sure they can repair compressors too.

So what are you into? If you dont mind me asking

I am a little surprised to see all the requests here for plans. Yet, noone is talking about compensation for the owner/designer of the floor plans. Is this normal in Nigeria? Do copyright laws not exist?
Im sure due compesation will be made as soon as u establish the contact one on one. At least i will like to see references/samples of anyone before i lay out my cash.

This is not a charity of course!

Why will you want to rent rigs. The industry cannot meet the demand for good borehole drilling. Looking at it from a business concept, you are better off using your rigs yourself. It is a very technical industry, i cannot imagine what an unskilled driller will do to your rig.
When i say renting, i am not just talking of giving my rig to some "Joe Blow" while i sit at home. What i mean is that, i will provide the expertise/operator to operate the rig. My point of view is that, there will be a lot of contractors/drillers out there without their own rig or can use one more rig to execute an additional contract rather than turn it down.

That is where i want to come in. Sort of the "sub-contracting" the job to me without me actually going out there actively begging for the contract.

They call me, i show up, drill, get paid. im gone. How they get the contract or when they get their money from the government, i dont wanna know.

Still looking for pointers on rigs that i can easily find operators and repair when it break down.

Thanks

It always amazes me that the most common multi-flat design common in most parts of Nigeria is the standard 4-flat (2 floors design) or 6-flats (3 floors design).

May be i am naive or just haven't seen a lot of new designs lately. I think its a waste of space.

That is why i am posting this for everyone who has/have seen space saving or ingenious designs available out there especially in Nigeria.

I remember that i used to live in an apt complex that sits barely on roughly 3-4 plots and has about 15-Two bedroom flats. I was amazed.
Smart space utilization to the max.

I lived there for about 3 years and there was no sense of being cramped at all.

I will get pictures at a later date.

Please all others can post pictures of good space saving designs they have seen out there

Dear NL'ers,

I, with 2 other friends of mine are planning to start a business of renting compressors and borehole rigs in Ogun and Oyo States. I am seeking advice and information from people who are familiar with most common make/models that are common and easily repaired in Nigeria.

Other information like rental rates and other relevant information will definitely be appreciated.

Thanks a lot.

Air bags doesn't expire per se. I think the Airbag sensor (located in the front of Radiator area) might be bad. Or may be disconnected (if u are lucky) but most likely bad. They often times do go bad. It happened to me on my Sentra before.

Good luck.

@ Poster,

I think u are being unrealistic. The car goes for around 1.1 - 1.2 when things are good (meaning $ rate is N120) Now its about N185. You better settle for a good Naija used or up your game.

Just a tot. wink

Good luck

AutosRe: Defects On Nissan Murano----is It True by promise72(m): 11:18pm On Mar 11, 2009
@ Poster,

The type(s) of defects that Murano had been recalled for is not what i will be worried too much about. Manufacturers routinely undergo one type of recall(s) or the other at a point in time.

I dont know of any vehicle manufacturer (with significant production volume) out there that hasnt had a recall before in any model(s) of their vehicle. No matter how small the defect is .

Since most manufacturer contract the actual part(s) to other vendors to manufacture, (or sometimes the whole production process) theres bound to be some "slip-ups" somewhere either in production or in assembly.

Back to your Murano, all the recalls made didnt affect all Muranos out there (Thats where it gets dicey)

Below is a link on Murano recalls/defects. I personally wouldnt lose sleep over any of them per se. However, the call is yours to make. Good luck my friend  smiley

Simply install CCTV inside your vehicle. That way, you can tell how your business is being run.
Asking a Fox to guard the chicken? Why the hassle? Stories will arise for sure. Video spoil. How will u access the tapes/recordings?
