Good evening house. I read with great care and attention the issue involving @ BiigTee (Building owner) and Rotecch77 (Contractor) about the performance and integrity of the already cast slab done by the contractor. To be candid, some worthwhile contributions have been submitted by some informed members of this noble platform. Worthy of note is calling in a reputable and competent structural engineer to assess the integrity of the whole building and advice accordingly. There's a world of difference between a structural engineer and a builder. While the former ensures the structural integrity and stability of structures, the latter oversee the building production process. Going forward, I have said it times without number on this platform that prospective building owners especially such buildings that involve one, two or more floors (storeyed buildings) should engage an independent consultants such as the design Architect, structural engineer, M&E engineer and quantity surveyor to act on behalf of the client during the construction stage. The client doesn't necessarily need to hire all of them at a go but could selectively seek their advice on critical stage of the construction process. Most clients are not trained in the building procurement process and as such requisite professionals can come handy. For instance, a well advised client can use the strategy of retention fee to insure himself against issues such as negligence, poor workmanship, defective materials or what have you emanating from the contractor. Construction work is fraught with risks and such risks should be duly shared on the liable party - client, contractors or consultants so as to avert the adversarial culture (trading blames) that normally occur when there's a liability on site. |

You will need 31 cartons of 25 x 40. Based on the following scenarios. A carton of 25 x 40 has 15pcs of tiles which means that 1 carton has an area of 1.50sqm. As regards the kitchen, I assumed you've 2 doors and 1 window, so that brings the total area to be tiled to approximately 44sqm. I'm sorry for the meas you found yourself. Like I've said in the past, the scope and specification of work to be done by an appointed builder or contractor should be clearly written unambiguously and should be followed to the letter. Building clients are encouraged to hire quantity surveyors to help not only in this regard but also establish the construction cost based on the drawings and specification. Even during construction, quantity surveyors should be engaged to see to the execution of such specifications as defined in his Bill of quantities on behalf of the clients. Blessed months to friends here. On the issue of right to claim or own empty buckets of paints between the painter or the client, as being discussed hitherto, I would like to add my bit to the ongoing robust discussion. I would like to use the following scenarios. For instance in a building project where the client has contracted the task of constructing his building to a main contractor who is to see to the procurement of materials and labour and subsequent construction, such an arrangement means that the contractor is responsible for possession of excess materials and leftovers that would arise during the construction process. Conversely, it also means that the contractor would be solely liable for any underestimated materials that would lead to shortages during construction especially in a fixed price contract. That is why a contractor is paid overheard and profit fro his trouble in procuring materials, labour, equipment and other necessary needs to execute the contractor. In other words, the contractor is compensated for the risks he is faced during execution of the contract. Also, the contractor is liable for badly executed job. In this arrangement, the contractor is in charge of procuring necessary tradesmen like mason, painter, carpenter, tiler etc. Conclusively, the contractor is to be responsible for excess materials, leftovers, or shortages that can happen during the construction process. On the other hand, the client might procure his materials himself and only engage the contractor on workmanship-based contract only. In this arrangement the client will be responsible for any excess materials, leftovers or even shortages in materials. Like the case in point involving the client and the painter, the client will own the right to claim the empty buckets of paints if the painter is contracted on a workmanship based contract only. That means the painter is not saddled with the troubles of buying the materials. In summary, the method and conditions of engagement of a contractor, subcontractor or tradesmen either implicitly or explicitly defined should form the basis of decision on who should own the empty buckets of paints.
