The way every manner of Nigerian is guzzling down Trophy beer has kept me wondering "WHY THIS HAS NOT TRANSLATED TO PROFIT FOR ITS SHAREHOLDERS".................

I keep looking and international breweries and feel like jumping in

Would love to hear counter opinions
The clamp down by Northern state is not good for business.

l'm a silent follower of this thread. I read where it all started.
We are saying the same thing. As long as the duration is stated clearly in tenancy agreement form, there is no cause for alarm. Except his lawyer wakes up every five years to issue quit notice to up to date paying tenants, then your argument is valid.
I'm not on rentage. I live in our property or house for 10 years now with other tenants.
How has the experience been like?

Very Apt.

My old tennants resisted increase in my rental apartments with the new tennants.

More than 5years now, I have not increased rental fees despite bearing the maintenance of the building. I have decided not to increase the rentals, let the rental incomes keep coming and be diversifying into equities like updc-reit etc. The tennants seem to be happy to have nice landlord grin

The troubles of real estate investment in the country have made me not to build any other rental apartments; having discovered the easy way of doing investments in equities and fixed income Investments without headaches.
This popping up again, is it actually profitable? Would you advise I sell off my property and invest in it? Are there no challenges to the bolded, given the fact that, it the same real estate business.

Oga Emma has dropped a Golden rule.......... Please digest before emotions................ The decision to be a good tenant is a personal decision, most at times its not even about the increment but the entitlement mentality................ personally, I have a beef with some of my co-tenant as they feel I have too much money cos i pay my rent as at when due............. There is always something that comes up when its time to pay the rent.............. I feel if one has taken time to erect a good structure in a prime location, one should take this approach, the typical tenant is a vicious animal ready to milk the last drop of his annual rent......................... I say this from experience living in rental property

I'm yet to have a rental property but when I have one I would follow this approach........... Personally one should take this approach even with the caretaker of the property, the average Nigerian has too many problems and would rather use your money to solve their problems except there is a threat of physical injury and humiliation

There are too many bad eggs spoiling it for principled persons like you and me
Very apt!

So I went to access bank today to open a current account so that I can request for the visa gold card. To my surprise the customer service officer I met said that all the cards has same monthly limit of $100 per month. I tried to correct him that there are visa debit cards with over $1000 monthly limit, but he almost got angry with me, he said that the bank can't go against CBN directives. He told me that no matter the account type I open with them, that the debit card will have an $100 spending limit per month.

I left the bank confused, because I saw the information on their sites that the said visa card has a spending limit of $3000, but I don't know why staffs denied it or are they ingorant of the information?
You squeeze some naira noted and they give you the pass. This is Nigeria remember that

What I can deduce is that the guy is trading newly listed or even sh!t coins on other exchanges that have them. By the time those coins get listed elsewhere, they moon and he cashes out. Some of these opportunities no dey binance, na why he say serious traders no dey use binance.

Even for this dip period, I don see coins wey do 1000% or more for coinmarket.
Yes, serious traders don't use binance. Binance is mostly for FUTURES trade.

Hahaha the secret of trading is never use a market order

Do your research and concentrate on only one coin

Have patience

Buy low sell high , wait for your buy order to fill and sell high

Rinse and repeat

Forget binance
Serious trader no they use binance
They just use it for buying and cashing out

I’m just glad I could see someone that can push me to do it

Cox na buy and hold I been they do before
which exchange are you using?

Please don’t take this the wrong way but from all these rules and policies, I think it shows the caliber of people that you take as tenants.

I just don’t see how you can have tenants that have decent jobs working for multinationals or blue chip companies that will agree to these policies. Such companies won’t even meddle in the private affairs of their employees.

Imagine asking Shell or World Bank to come and sign as witness to staff’s private tenancy agreement or telling a Shell staff that his wife must be working and that he must move after 5 years undecided

InvestmentRetirement Planning by QuinModah(op): 8:07am On Jul 05, 2021
Having a first hand experience from people who have retire will go a long away in preparing those coming behind. Eg
1. How much one have in his/her PFA and how much he/she get as monthly pension
2. Annuity payment from insurance, how much are pensioners getting in relation to their money invested
3.As a pensioner what you advice to those still working (as it relate to investment, hospital bill, payment of school fee, were to retire to village or stay in the city ) etc share personal experiences.

When it comes to retirement planning cannot be exhausted but getting a first hand experience will go a long way.

Kindly share with us your experience.

95% or more of retirees are not doing fine in retirement, the best place to plan for your retirement is to frequent the investment section of Nairaland and learn about creating multiple streams of income and passive cash flow.

Your Retirement Savings Account with PFA should constitute less than 25% of your retirement plan.

It won't be a bad idea if you start a thread on retirement planning in the Investment section of Nairaland

Listen!!

It’s July 4th

What is July 4th you may ask?

Nothing actually…

Jk lol it’s the exact marking of 6 months to the new year…

Which gives you PLENTY,

And I mean PLENTY of time to start changing things in your life!

Trust me…

In those 6 months or 183 days, you can completely TRANSFORM your life…

Believe me...

I know this for a FACT.

Think about it,

If you just focused the rest of this year on your goals and dreams…

You would reach them in no time!

Write down your goals,

And CRUSH THEM.

Nobody can stop you... but YOU.

Finish 2021 strong and start 2022 even stronger.
