I just need more options on how to renew my visa as it will expire January Next year.

Do you need to proof maintenance funds for your visa renewal? if yes, make sure you have it set aside just in case you both reconcile before January next year.

Was domestic violence or emotional abuse involved? I know women can have their drama but it takes a lot for a woman to get to the point where she throws the man out, especially when you both have kids together.

I don't know your faith but have you considered involving your pastor or Imam to see if they can mediate and resolve the conflict between the both of you?

How long have you been in the UK? You might be able to apply for discretionary leave to remain.

Leasehold is fine. You need to check a few things. What kind of lease is it? What is the service charge? Any covenants on the lease? ie some leases does not allow you have a pet in the flat or rent it out. Ask for the last time repairs like roof, guttering and external cladding was done if any. Stay away from blocks higher than 4 floors (lifts issues) and if possible aim for either a ground floor flat (will give you some outside space) or at most the 1st floor.

Most importantly, ensure the lease has at least 110 years left or factor the cost of extending the lease into the purchase price. This is especially crucial if it is a block of flats as freeholders can be arseholes for lease extensions.

If it's a split house - split into flats, ensure that the lease is a cross lease with the appropriate rights (conveyancer will sort that out anyway) . If a split house, it's crucial that it has been converted properly otherwise it'll bite you at resale. Houses that have been split into flats recently tend to have 999 year leases as well so it's a good as freehold. Plus you get a cross lease over the over flat so you both hold the freehold in the lease if that makes sense.

Where is it located in Bristol? We own a leasehold flat in Brislington (lived there for 3 years then rented it out and bought a house just outside Bath) and my in laws are Bristolians and still live there and own lots of real estate mix of residential and commercial. That's how we got into property as well.

Flats are a good first step onto the property ladder. Plus it's easy to resell especially in Bristol to other FTB when you trade up. PS - Ex council flats are also very good in the right location. They have heaps and heaps of space and hold their prices very well. I agree on staying away from shared ownership.

If I were you, I'd buy and fix for 5 years if that's what fits within your budget. Overpay by the minimum in the 5 years and then re-mortgage to buy a house. Buy close to transport links, make sure it has a dedicated car park and you're good to go

You are spot on with the bolded. Flats tend to appreciate consistently in value, sell very quickly and do really well in the market as long as the property is well maintained, has access to good transport links with ample parking space for the residents.

Guys reason this for my elder bro which makes sense. He is living in bristol.

The job offers are:

London company - Fully remote 45k
London company - 2 days a week in the office 68k
International company located in wales - everyday in the office, 20 min drive from his home 60k

Which is more value for money after transport etc.

He needs to grab a calculator and do the maths. He should work out his take home after tax for each offer and deduct his expenses.

I have an investment property in the UK and I have zero regrets. The secret is to do proper research, not go for overly priced properties and make sure the property is located in a good location.

In fact, I am looking at expanding my property portfolio. I'm not into it to make huge yields/returns. The goal is to pay off the mortgage as quickly as possible using rental income and own the property outright. I am sure some people here won't believe me if I tell them my tenant pays around £850 for a 2 bedroom flat in Scotland but that's the truth.

When I screen potential tenants, I expect an income of 4 times rent as that's what my insurance requires (I have rent guarantee insurance) which means I have to ask for the monthly income and proof of it. So yes, expect to also send in payslips or bank statements to back up the amount you say you earn.

@Bolded, not sure it is that hard to save 3 times monthly salary. Especially if you are not staying in London or any of the big cities. Where I live, you can get a 3 bed house for £500- £600 or mortgage of about £350-£400.
Imagine, a couple with a take home of £5k and expenses of about 2k-3k. They can easily save 2k per month

I think it's all about contentment. Use credit cards as debit cards and don't buy what you can't afford.

I myself have been put through the washing machine in the UK by employers for decades that now nothing fazes me and I now tackle them fire for fire as long as I know that I am in the right and that I've been with them for at least 2 years. Racism or expecting me to be subservient just because I am black and have an African accent is something my spirit (which is similar to Fela Kuti's own) will just never take from anyone especially seeing that in my younger days as a Medical student at UI, I dissected the human brain indepth and have seen that it is exactly the same as that of the white mans.

I deserve your criticism but I have been paying back the initial loan before i had to leave the UK abruptly, this was due to the loss of my mum. However, it is no excuse not to have made a plan to complete the payment. I take full responsibility for this.

You mentioned that this may have resulted in 2 CCJs. Checked what it meant and woah! this looks bad! I read that even if I pay it all in full, the CCJ would still be on my file and will most likely continue to have an impact until it is dropped after 6 years. I wasn't able to find out if this can be set aside if i complete the payment before the expiration of the 6 years. Planning to do a check on Trust Registry to see what the status is.

It is really a difficult question to answer as it took us years to decide to stay put. Also, it will be on a case by case basis. For us, It has a lot to do with the fact that husby and I are both Engineers and we are comfortable here. It is however difficult to get similar employment in Canada. We were of the opinion, why try to fix what is not broken. We got Canada PR when there were uncertainties around ILR. Once that was sorted, it was a lot more difficult to make the move. Also, I have 3 siblings in Canada, so was able to leverage on the info they provided.

We asked question around cost of living. We realised that though some things such as insurance, phone contracts, groceries are more expensive in Canada, some such as fuel prices are more expensive here in the UK. We also realised that you get a bit more in terms of salary but you will not have the luxury of 26-30days holiday we currently have. Also, the issue of getting jobs is another story. They seem to always ask for Canadian experience and also talk of networking which to me is similar to man- no-man in Naija. Eventually,
the deal breaker for us was the issue of job which will go a long way in determining our standard of living if we move to Canada.

Let me jump in on this.

I think it's the short cut to citizenship (3years) and the "Fast" PR process. Unlike UK PR, it's either through Tier 2 sponsorship- which is very difficult for most fields except for those in health sector, some STEM courses and experienced IT or 10years study route for PR.

But for people with UK ILR already, I don't know wetin dm see o grin The UK is organized, Canada is just starting up undecided I wish UK can somehow make their PR route less stressful.



Fair point @ bolded. A friend of mine recently became a British citizen after almost 12 years of living in the UK legally. He went through the student visa/entrepreneur route.

I agree. The route to ILR/citizenship in the UK is quite cumbersome and stressful. The 'easiest' route which is marriage, takes a minimum of 5 years and let's not even talk about the visa costs, etc.

I used to think it's paid as part of a household's utility bill. I'm being made to understand that its nice for each person to pay if husband n wife are both employed so that their immigration status can be interdependent on each other. Council tax has nothing to do with immigration status. It doesn't influence your visa application.

Fail to pay your council tax and they will send the bailiffs after you. They are very quick and waste no time.

Infact, your council tax is more important than your gas and electricity bill. Council tax pays for waste collection, roads, schools, public amenities,etc.

You can decide to have either or both names or none at all on the council tax letter. Totally up to you.

What matters to the council is the money they get from EACH address. Which is why even empty properties are subject to council tax unless you apply for a waiver and the council decides to grant it.

Council tax is not paid per person that lives at a property. It is a tax on EACH address irrespective of the number of adults or children living at the address. Students and under 16 (I believe) are exempted from council tax and if you live alone, you are eligible for a 25% discount.

Paying council tax and being on the electoral roll are two different things. You can be named on the electoral roll and not on the council tax bill and vice versa. Adding your name to the council tax and adding a name to the electoral roll are two different applications. You can decide to do neither or either or both. What matters to the council is that they get their money (tax) from every address from the named person on the council tax account.

It will be extremely difficult if not impossible to get an agency or end client that will accept the use of offshore shell companies.

The umbrella companies that have such arrangements have all been blacklisted and you won't find them amongst the approved/preferred list of umbrella companies for most agencies.

Seriously SMH @ all those advocating smacking. Shouting too is a NO -NO as its termed emotional abuse.

Having a child removed by social services is one thing any parent should dread and do anything to avoid.

If a child is going down to 'unfavourable path' due to bad influences, friends, etc - send that child to boarding school in nigeria (there are many very good private catholic and non-catholic schools where smacking is prohibited). most children sent back to Nigeria tend to change their behaviour for better.

But from what I understand,you don't get to do the valuation of the property until you have placed a bid and it has been offered.

The only way I have been checking the prices is by using the data gotten on Zoopla or right move coupled with ourproperty.co.uk.

It appears Home Report (valuation report) is not a mandatory/legal requirement in England. SMH.

Same with leasehold/freehold - leasehold is non-existent in Scotland but very widespread in England. SMH. Flat owners in Scotland hold freehold titles.

Its such disparity that makes me wonder why the Scots cannot just declare independence.

I don't understand why anyone will fork out money on a property without an independent survery done. No wonder, a lot of home buyers in England prefer new builds.

Data analysts and data scientists are in high demand.

You need hands on experience in addition to your MSc degree.

Ensure you master data tools such as Tableau and also make sure you understand the fundamentals of cloud computing.

I will also suggest you explore the different certifications available from Amazon Web Services (AWS) and get yourself AWS certified.

Senior home owners, how did you lowball(made a bid).

I have read almost all articles online. The advice is 10 to 15%.

However, checking Zoopla for houses that have been sold, there's an average of just 5k off the listing.

Is there any tip about making a good and acceptable. tip from your personal experiences?

Can you lowball a listing that says "prices over..." Or guide price "30-50". Even though it has been on the market for almost 6 months.

Btw, credit score is taking shape and working on getting my records from TransUnion and Equifax.

I have a lot to share but I will start with pricing.

Houses are usually advertised as FIXED PRICE, OFFERS IN THE REGION OF and OFFERS ABOVE A CERTAIN PRICE.

Before you place a bid or even consider buying a property, the first thing you should look at and read carefully is the valuation report (called the Home report in Scotland). This report is prepared by a valuer registered with the Royal institute of Chartered Surveyors and it details independent checks carried out by the valuer on the property, the reinstatement value of the property and most importantly, the value of the property in the open market.

The value of the property as stated in the valuation report should be compared with the starting price advertised by the sellers and the price at which similar properties have sold within the same area for a particular period.

Please note that there isn't any bank that will lend you money (mortgage) that is higher than the value of the property stated on the valuation report. A lot of first time buyers make this mistake/false assumption and when they realise they can't fork out the difference, they pull put of the purchase and the sale falls through, leaving them with legal fees and disgusted sellers, etc.

For example, if a property is valued by the valuer as £300,000 and the seller asks for offers above £300,000 and he accepts a bid of £350,000, the bank will lend up to £300,000. This means the buyer would have to put down a deposit of 15% of £300,000 (most lenders are currently not accepting deposits below 15% because of the current economic uncertainty due to covid) and the £50,000 difference will come from the sellers purse plus additional legal fees. So in total, the buyer is putting down £95,000 as deposit.

Its very important not to get carried away with bidding wars and pay over the value of a property. My first purchase was advertised as fixed price and I was able to get £1000 knocked off as the property didn't come with a fridge/freezer and washing machine. Personally, I have never bought a property above the value stated on the valuation report. I take my time, do my research and get the one that fits my budget. grin

When bidding/buying a property, calculator is your best friend. grin you need to have a budget and stick to it. During bidding, start with £1000 above the guide price and instruct your lawyers to keep in regular touch with the seller's solicitors until you agree on an acceptable bid or you walk away.

My most recent purchase was advertised as asking for offers £10,000 below the value of the property. I started bidding by adding £1,000 each time and after some back and forth and assurances to them that missives will be completed within 5 weeks, they accepted a final sale price which was exactly the value as seen on the valuation report.

I will also suggest leaving an impression with the sellers during viewing. I have a friend who bidded for a property but the sellers accepted a lower bid from a young couple because they said my friend was buying the property for investment unlike the young couple that were just starting out with a baby on the way.

If you are not the first time buyer of the property, I will suggest you look at the previous sale price and how much the property has appreciated or depreciated in value throughout its history. You can do same for similar properties in the area and this will give you an idea on the potential future value of the property.

Set up property notification alerts on zoopla, rightmove, espc, etc and arrange a viewing as soon as you see a property you like. The earlier you put in a bid before other buyers, the better. You do not have to wait until your lawyers put in an offer on your behalf. Let the selling solicitors know that you would like to put in an informal note of interest and your solicitors will be in touch.

You also have to consider legal fees, mortgage advisor fees and stamp duty fees.

Stamp duty fees are so annoying. What you pay depends on if the value of your property is above a certain threshold and whether or not its your first home/main home. There is currently stamp duty holiday which i believes end in March.

Finally, interior decor of a property is key. It can influence the value of a property and attract big spenders to purchase the property.
