Questions are not a problem. I had tons of them that were answered on here. I’m on page one of this thread.

The house is a purposefully built bungalow with a large central courtyard. Ventilation and lighting is impressively good.

Regarding the discussion on open kitchen layouts. I have a semi open kitchen by design. It’s been wonderful and after over a year of living with it there’s hasn’t been any regret or offensive odor. Life is short, live how you want. Any offended guest doesn’t have to come back,

how important would u say electricity is to having an open kitchen?

If you have checked extractor fans, you will see there are numerous small types that are befitting i.e effective for small spaces, low in voltage and not costly to purchase and run.
the question is, would there alway be power when u want to cook ur spicy 9ja meal that can choked the world? some of us have fridge that we can't even stock because of power outage

as an aside, you can do this with Trimble Sketchup - i am assuming that is the program used

it is very very easy to learn

used to be atlast software, then bought over by google , currently owned by trimble

used to be a free version and a paid version

Ok guys here's a new awoof deal, it's actually a very good deal, I mean the best so far. So it's a 6 bedroom duplex, four 2 bedroom flat along with boys quarters and a self-contained building all in one space at DSC (DELTA STEEL COMPANY) at Udu delta state Nigeria. 1tank to serve 2 flats, each section(2flats) will pump water independently.
It’s only one bore hole that supplied the 5 tanks.

We did same here in year 2021, 8flats
make sense. for a detached or semi detached bungalow do u think a tank on each flat /unit kitchen decking will be better than making an iron tank stand

Just like other have pointed out, it based on clients choice, But typically a Wc is around 2ft, if placed at the middle you have 2ft left, Now consider someone sitting on the closet leaning forward while pressing his/her phone( which most people actually do cheesy,) the space left will be so small that you will be having this choked up feeling because of the closeness of the wall in your front.

I recently worked with a client that told me that he gets irritated if his leg touches the water closet. Placing it at the middle will kinda impede passage.

Also remember that placing your wc at the middle will mean longer piping, Albeit if not place in correct gradient frequent clogging may occur

Lastly, placing your WC at the far end by the window gives your small bathroom this illusion of bigger space.

The middle space can better serve as a laundry space, remember not all apartments have a laundry space, people typically wash in their bathrooms
hmmm this looks like the consideration people make. but personally if u have visited this bathroom pattern after few yrs. u will notice it has been hellfor the occupants. cleaning is difficult, it can't contain more than 1 person. n in this age of washing machine. people only was undies n basic clothes in the bathroom. on the other hand too . my suggested method takes more space. � I have seen lagos landlords put the shower on top the wc with bathroom size of 3 by 4 .

I have an observation I want to know more about our bathroom plans in 9ja. most houses with bathroom n toilet space of about 4ft by 8ft usually rectangular. like putting the wc toilet at the end and then putting the shower in the middle and the washing hand basin in the beginning. main while. it's actually better to put the shower at the end wc in the middle and washing hand basin at the beginning, this model makes it possible to either install a glass or shower curtain to separate the shower area but it rarely done that way. IS THERE A JUSTIFICATION OR REASON FOR THAT?

Just checked the 3d you uploaded,I hardly see dining window but if the dining has its own window WITHOUT relying on the kitchen window for its ventilation(in open kitchen, Kitchen and dining room always shares a single window in most cases),then introduce a sliding door between the kitchen and the dining room and leave the dining room open to the Sitting room.

Why are you so concerned about "future tenants"? You should design and build for the general tenants and the general tenants in Nigeria don't want, like or need open plan kitchens. I guess this is your first development as you are about to make a first timer error.

Close the kitchen and move on with your development. Delay is dangerous in today's building materials market. Any future tenants who want open plan, let them look somewhere else, you don't have that in stock.
thanks. I just like the open kitchen but it's not a thing here yet.

I understand you want to manage your space by combining the kitchen and dining room together in one place,but the disadvantages outweighed the advantages unless there's 247 electricity to power the kitchen heat extractor. But You can make the kitchen open to the dinning while the dining room open to the Sitting room. This would save cost and also add little space than demarcating them both dining and kitchen completely.
that like as it is in the picture I added? so that only those in the dining can see the kitchen but those in the sitting room can't see the kitchen but can see the dining. do u think it would be necessary to include an option for sliding as a demarcation for the kitchen n dining so future tenants can decide weather to or not to use the sliding or use it together?
