My client actually requested for a house that tick all the boxes without breaking the bank. This is just one of the many interesting features of this build. I Have been Following closely , have a glass roof / cover over one of my builds at the courtyard , want it to be bright and sunny there How to keep clean will be a challenge later though apart from cost

There’s no attraction there but that road is now littered with fantastic architecture and businesses. Some of us are still young ,we can handle stress  The 3 areas are good , at ologuneru , foodco , bitemore , vanguard , etc all came in the last 2 or 3 years , mid income families building right left and center Akobo established already , once dualised roads are completed , more traction , now is the time to position with all that red dust everywhere |

n3xt: Ibadan is ripe for off-plan several years ago. Location ain’t issue in Ibadan right now.
You just need to create the environment that’ll attract your target audience. Akala is cool due to nearness to Lagos/Ibadan expressway but as a smart investor I’d been looking at neighboring communities to buy. Don’t be surprised when the buying pattern suddenly shift towards those communities.
Those in power are just narrow-minded people who can’t see beyond 4 years. All those neighboring communities are in play already , prices have shot up since , so many estates in that area , Adron too |

Horlardorjah: absolutely true, we are still on the first floor slab formwork and people are already approaching us to make payments for structure that is going two floors more. a complex that was just completed had it fully payed for like 6 months before it was declared open. Music to my ears , not entirely surprised , been casing 3 areas i feel will gain further commercial traction in ibadan for about a year now akala was more compelling , the other 2 were akobo and ologuneru Maybe I should also increase the size of my project and floors , was going to do 1 floor and about 1200 lettable sqm  |

abdulwastecx: I think changing our addiction to concrete will allow us to build more environmentally sustainable homes. I have some Timber decked home designs that I'm currently working on. Something like a composite of concrete beams, timber joists, and decking wood. The problem we currently have with the use of timber as a structural material is strength classification. n3xt: You can discuss partnership with them sir. They’re very flexible and it’s a cheaper option in the long run. They charge per cubic m and other things like project scope/location/height etc determines the cost.

My design drawings have two 6 meters openings for bi-fold doors. I bought a truck before the lockdown to start loading stuff I wish to import and bi-fold doors are included.

Even it’s part of @rmx project. I think his is about 6m wide if I could remember.
It’s a major part of my latest contemporary design and upcoming project.
There’s a Chinese company that makes large sizes used for internal partitions here and I’ve known them since 2014. There are other folks in the uPVC market that do this type of windows here. This type ? installation of mine should start this week

Just one observation from the photo you attached; feel free to correct me if I'm wrong.
The silver (aluminum) surface of the insulation material should be the other way around. Or is the aluminum surface double sided? The aluminum surface repels heat, so if it's not double sided, you want to repel the heat from the roof, so the surface should be facing the roof.
Or is the design to conserve the a/c coolness in the room (hall) from escaping to the roof? If this is the case, then yes the installation as shown is acceptable. If this is the case, you still need to contend with the heat from the roof. In this situation, a double sided repel surface is a superior solution. Honestly don’t know , Good question though . Will put it across to the build team I no wan do am before sef  but go with there advice most times |

Rockwool installation is not cheap. Rockwool in one of my build , like you said for cooling and sound reduction is what am told

Naijapal: I have items I want to get from alibaba, the agent said 1cfm is 100k NGN. Will the cost of clearing 1cfm still be equally to cost of clearing 1 container? Can’t be Cbm u mean , good deal 100k . Most I know charge 120 to 140 k par cbm for sea cargo , this includes all clearing cost, custom duty and freight charges Normal 40 feet container is about 60 plus cbm |

kopell: Thanks for clarifying the information. I thought you brought from china and an item was shipped from Dubai to Nigeria. That's what I mean by transshipment. I had a very bad experience last year October during pandemic lockdown, I imported complete bathroom, kitchen, and other items for a friend, because he insisted he wanted American standards from China. After paying for everything, I instructed them I'm shipping to Nigeria which created problems between me and the manufacture. At the end of the day they obliged to my instructions, the items are half the size of the container. The agents did whatever they had to do and delivered the items February this year. To cut the story short, always try to buy full container to save money when your items are going to Lagos. When the items landed in Lagos it created another issue with the customs and the agent. At the end of the day, the clearing fees is about same as clearing the entire container. lesson learn Next time use console, just deliver to there warehouse in china , guanzhou and I think yiwu , you don’t need all that stress , can hook u up with the console guy i use I use him also for clearing of full containers sometimes |

There are various shipping options from China to Nigeria, apart from DHL, UPS etc This life , once you don’t know , you will pay for it . Knowledge is power The reason this thread is vital is for that purpose , the reason also some of us come to check ways to improve our build and reduce cost for my build to be commissioned soon brought in all the Acs from china , same with most electrical fitting Was given quotes for spot lights etc last month , took about 2 weeks for it to land from Dubai , all at less than half the price Only bought one generator in Nigeria in the last 20 years and that only as a courtesy to my dads friend that was into generator sales , in that period must have bought close to 15 , some as big as 1375kva , the reason is obvious  I don’t begrudge anybody selling at incredible prices , responsibility lies on you to seek alternative , he get where we too dey hammer  |
