Simply said, parapet is an external wall extension on the roof edge with a coping(concrete, aluminum,etc)

Truth is that we all have seen it in old generation Nigerian bank buildings and some other builds.

But this 3D hipped roof design is too low for this building ( something 12-15ft will be better) or better still Unhidden Flat roof will be better.

I have same issue with my client
We are asked to provide drawing and build a eatery like Macdonald, KFC.
With a story building consists of 6 flats( separate)

Boom we come up with this but the client said NO Rotech my eatery MUST have CONCRETE FACIAL ( parapet) like the residential flats

We are still on it now, Am kinda confuse a bit.

The cost depends on the nature of your land.

If it’s dry level land as this.
The carcass will cost you btw 14-18m
The finishing now depends on your budget and choice of finishing Materials to be used.
But budget btw 12-20m (it’s a matter of choice)

E hmmm. This is what I was suggesting earlier . But my ogas said the curing process cannot be rushed.
I am sure ordinarily old fashioned brick oven for bread could be used as well if the temperature is controlled right.

The kiln method can take like 2-7days
The others method are as follow

- Air drying: this take a longer period of time, during the dry season it can take like 30-50days

-Chemical seasoning ; this take few days also( new technology)

-Microwave seasoning
-Solar drying;

So it depends on the type of seasoning you are going for.

This is the idea;
Buy wet wood for cheap
Sun dry it for period of time
Sell then back as “natural organic cured wood”
Even more, turn them to finished product like doors and smile to the bank.

We have only few people in the whole of this nation who are into this.
It’s great biz idea, even to buy automatic kiln to dry the wood is achievable and it’s doesn’t cost to much money.

But the issue and fair is that.
- how many people can afford treated wood . Let’s say 2*2 plank for N700 etc
- low patronages
-most furniture guys now a very lazy they can’t work on wood to give superb finishing surface instead of that they will go for HDF, MDF boards.
- most Home owner now go for China, Turkish made doors and come to think of it, they are just looking fantastic but not durable as before.
-etc

The owner really mean the tenants

Nigerians can spoil people's thing as long as it not theirs. Nice thinking from the Landlord.

Put a modern cabinet and come back again after two years or when the tenants leaves, the cabinet would just be useless.

The rate of tear and wear and depreciation of assets in rented apartment in Nigeria is high. May be owing to use of inferior materials in the construction.

I like the client decision.
Bcs it’s not wise to waste money on something that doesn’t add value to things this days.
As I said earlier the people in this location doesn’t value modern kitchen cabinet.( HDF board).
What they like here is big space with moderate finishings.

We did same for the client formal house some years back and the block cabinet still remains intact till today.

Here we are doing concrete kitchen cabinet to save cost.
Also bcs its rugged to matchup with kind of tenant in this environment.
