Sure, first had professional touch, fully handled by a professional from beginning to end. But it took longer. I wasn't going to be living there so I wasn't in a rush.

I finished the second in 11 months. I just badly needed to gerrout of rented house in Lagos and wanted something I can rush and finish within a year.
waoh - now lets go back to the question How much is your salary now ? wink cheesy grin wink cheesy grin wink cheesy grin wink cheesy grin

First one, I contracted an architect from start. He was also the supervisor.

Second one, I just used my pencil to draw what I wanted on paper, got a bricklayer and started. I got architect to regularise later. He collected my DIY paper plan and put professional touch and I paid him off. Self-supervision.

Third one. Using second approach too.
summary: u had an Architect on all 3... great.
my point is - when one begins to live in an apartment, u begin to find out its not meeting ur needs, no store, excessive space planning, etc... regrets begin to set in, renovation cost is high, u want to build another and relocate - these are more expensive.

I'm sure u agree that your first is 100% more impressive than the second in all departments....

and i also understand why u decided to go into the 2nd by yourself, the experience from the first....

When i grow up, i want to be like u..... with 3 projects or more.. grin grin grin

I also noticed you had an Architect on your project; i guess you're in the best position to advice iamlarry99 that what he attached and refered to as Affordable design on this thread wld eventually cost him more..

I can authoritatively say that if he continues with that design, he wld one day remember today...

@ iamlarry99 - The reason u shared ur post here was for advice - Please invest a few thousands getting a design you wld be proud of....

GoodLuck... and apologies if u feel i crossed the line...

Gbam. I was in this stage in 2009. I asked same question. I even asked in Nairaland.

I asked our family bricklayer. My salary was about 200k then. I was intially scared of the costs I was hearing.

I just started anyway, ignoring all the estimates.

Don't spend too much time on this. Just start, even if it's just 250k you have.

To Allah be the glory, starting my third bungalow in 8 years now.
Kindly share pics of one of such bungalows - i love to see... Thank God for your story... more to follow

It’s true that success is not a day's work and Rome of-course was not built in a day but everyone is expected to have attained a level of success by 10 years, 20 years and even by 40 years.

We take a look at 10 things every Nigerian guy should have achieved by age 30.

1. Be Matured - Maturity is not an age thing, but if by 30 years, a guy isn't matured; then he's on his way to multiple failures on all front.

2. Be in a serious relationship - If not married, then he should be in a serious relationship and getting ready to settle down soon.

3. Be Educated (formal or informal) - He should have attained his first degree or should have graduated as a qualified artisan in his chosen field.

4.Have a Home of his own (rented, brought or built) - We don't expect that by 30, any guy should be living with his parents and feeding on their pot, he can, however, live in a property built by his father/mother if he has a flat owned by himself alone.

5.Have a paying job or business - He should either have a good paying job, even when it's below what he thinks he deserves or he should be in business, doing good for himself and family.

6. Be responsible - He should be responsible and live a responsible lifestyle

7. Be Independent - He should take his decisions (with or without advice) - He should be his own oga in that department

8.Have a set goal - He should by this age, have a set and defined goal, a picture of where he wants to be in the nearest future

9.Learn to Drive a car - Even if he doesn't own a car, every 30 years old should have attained training in driving to a large extent - an opportunity could open up or an emergency that would require him driving a car

10.Have a saving - He should have a saving plan, for the future, his family and a retirement plan.

Thanks for reading; remember to start planning today, every day counts - and if already you're above 30 years and yet to achieve some of the things highlighted above, start now to aim and work towards achieving them.

Family › To Nigerian Moms: How Not To Bring Up Slay Queens by saydfact(op): 10:47am On Aug 28, 2017
Let’s start by defining who a 'slay queen' is - according to the online dictionary; kill (a person or animal) in a violent way.... and that’s exactly what 'Slay Queens' have done to many happy relationships, homes, and persons. As parents, you don't want your daughter ending up as slay queens.

Below are tips for parents to help prevent their daughter ending up a slay queens.

Be a strong moral role model and mentor - kids basically imitate what they see adults (especially parents) do. It’s practically impossible to tell your teenage daughter not to buy/wear revealing clothes when you wear one. Be that parent that dresses well, not the one that exposes the top of her breast or believes if the nipple is covered, then you're OK.

Ever read about headlines like "Slay queen found dead" or "Girl killed by social media lover" - Yes! these stories are out there to act as a guide for others, at the right age, let your daughter know the dangers and implication of trying to live above their means and sharing the title of a Tell them the dangers involved
slay queen.

Guide them through - At their tender age, be a guide to your girl child, tell, teach and remind her of how things should be done; the way she should dress and address others, the discussions she should and shouldn't partake in and the kind of people she calls a friend. Guide her everyday activities, the little details that eventually matters.

Be Observant - You'll need to be observant, study the mode of your girl child - know when she's happy, moody or going through a tough time; even if she's covering it up with a smile. You should know when your daughter starts seeing a guy, or when she's sexually active merely from her dress sense, smile, and way of eating; in-fact from everything. You should be that observant.

Be her best-friend - If your girl can’t tell you about the guys who asked her out for the first time, and then you need to sit up. Be the person she runs to when she needs an advice or when she experiences something strange. Like who should be the first person she talks to when she experiences puberty? I hope that is you.

Be a disciplinarian - Yes, we've talked about being her best-friend, and her confidante but she also needs to know when she crosses the line, there would be consequences. Don't hesitate to punish her when she goes wrong, after its common saying "Spare the rod and spoil the child"

Teach her to set positive targets and achieve them - Engage her in doing things that would benefit her now and in the future, habits like reading her books, magazines encyclopedia sciences book rather, and news etc. rather than letting her read gossip sites, romantic Challenge Her
novels and hardcore books. Challenge her to be the best in everything she does and in her class.

Teach her religious virtues - Whatever your religion or denomination, they all preach godliness and a lifestyle to admire; teach your girl child the way of God and when she grows up, she would not depart from them.

Provide her basic needs - While it isn't always possible to give your girl child everything she needs, parents should try to buy their basic needs or give them pocket money while they're under their care. It common to hear some parents tell their daughters, don't your boyfriends give you money to buy Pad? This is a recipe for raising a slay queen, avoid it.

Pls do not leave it at Game of Thrones.... Marvel Comics, DC Comics, Season films about other planets, aliens, politicking and a host of other subliminal msgs are everywhere. There are TONs n TONs of them that we have even altogether say NO MORE MOVIES.... LGBT is now in cartoons and every Major Movie, Movies that would not hint such things will never get recognition in BOX OFFICE... It is sad. Illuminati symbols every where even in most animations like MOANA and FROZEN and a host of others....

They have already set the ball rolling for the greatest perversion MANKIND WILL EVER SEE in the next generation, Beastiality will soon be legalized.

ITS TIME TO BE CAREFUL OF WHAT WE WATCH AND TO BE THE CENSORS FOR OUR KIDS AND FRIENDS ELSE JUST ONE VISUAL SCENE CAN INTRODUCE UNBREAKABLE HABITS OR THOUGHTS THAT MAY HAUNT FOREVER.

Game of Thrones is full of violence, sex and a lot of things that we preach against.

Yet, a lot of people, including Christians, still watch the HBO TV show.
Game of Thrones is so popular that parents are naming their children after characters play

Pastor Kevin DeYoung of Christ Covenant Church in Matthews, North Carolina, has questions for believers who think this is okay.

According to Christian Post, the preacher says that there is no compelling argument that gives Christians a pass to watch graphic sex scenes.

On Tuesday, August 22, 2017, he came up with 10 rebuttals for believers that defend the show in a post on The Gospel Coalition.

He wrote: “Does anyone actually think the apostle Paul (or any other apostle, or Jesus for that matter) would have been cool with the sensuality prevalent in ‘Game of Thrones’ (and so much of our entertainment)?

We are not talking about marble statues or a Holocaust documentary or a physician examining a patient. We are talking about two naked people doing in front of us what naked people do together.”

Moving on, DeYoung gave a list of 10 common criticisms he received for his article titled: 'I Don’t Understand Christians Watching Game of Thrones' and his answers for each of them.

To people who argue that he hasn't seen the show, he stated that “no one has tried to refute that ‘Game of Thrones’ is full of graphic sex scenes.”

There is a lot of debate concerning Christians and if they should be watching this HBO TV show. What do you think?

Romance › 10 Kinds Of Ladies You Get To Meet Everyday by saydfact(op): 11:22am On Aug 24, 2017
The female sex is the most populated in the world and there is really no argument about that. Therefore, because ladies are populated, it is important to note that they all have different attitudes, size, shape, look, height, preferences and more. It is almost impossible not to have come across these ladies once in a while.

Below is a list of 10 kinds of ladies you get to meet every day. Either in your office, school, church or wherever.

The wannabees: in this category, you get to meet ladies that like to form and fit in wherever they go. They do the most annoying things ever. They tend to live fake lives and pretend to be someone else.

Corporate beggars: if you know anyone close to you in this category, you deserve to be told wehdone sir. The people in this category beg for almost anything without hesitation. They beg for money, airtime, weaves, food and anything possible. Some are always stylish about it while others beg without fear.

The attention Seekers: in this category, you get to meet ladies that lobe to do anything to get noticed. They don’t mind faking accents, screaming, laughing or talking loud just to be noticed.

The career/business oriented: in this category, the people here are just bothered about achieving their career goals. You see them in offices holding high positions, entrepreneurs to the core. They are just serious minded.

Owambe Lovers: there is never a dull moment with these people. They always want to turn up for all events either invited or uninvited. They always have one party or the other to attend.

The slay mamas: this is apparently the trending category at the moment. They love to look good, dress to kill, oose with tempting poses. They mostly just care about looking good and slaying to the core.

The makeup addicts: these ladies love makeups and most times, it is rare to see them without makeup. They are always having their faces glammed up. Sometimes, you begin to wonder if they always sleep with the make up on. Always on fleek.

The pathetic liars: I respect people in this category. They lie about almost everything. If you mistakenly board same bus with them, you are in trouble. They begin to make some annoying phone calls. They lie over everything. You even begin to pity them.

The spirikoko: in this category, the ladies here don’t smoke, drink, party or engage in social vices. They just go about preaching in buses, sharing tracts at work and some of them are very good at gossiping or condemning people.

The camera/selfie addict: these ladies love the camera life. There is basically nowhere they can’t strike a pose. They love looking good and posting on social media. They love pictures in toilet, bathroom, hotels, on the road, in the bus and everywhere

Crime › Tragedy As Policeman Shoots Dead Superior, Jumps Into Well In Ondo by saydfact(op): 10:20am On Aug 24, 2017
Tragedy struck on Tuesday, August 22, at the Kajola police station in Odigbo Local Government Area of Ondo State, when a police officer, Abraham Arowogun, gunned down his superior, Timothy Arueli, after a heated argument. Realizing his evil deed, he was said to have plunged himself into a deep well afterwards killing himself in the process.

A police source told PREMIUM TIMES that officers at the station were still in shock as Mr. Arowogun was an easy-going person with no record of mental illness.

Mr. Arowogun, an inspector, had a heated argument with Mr. Arueli, the Division Crime Officer, DCO, over a case he was handling; because the latter had discovered that Mr. Arowogun had collected N150,000 as bribe.

According to the source, Mr. Arowogun was enraged by the order of the DCO to return the money.

“There was an issue that happened between the two officers. Arowogun was investigating a case and the DCO, Arueli discovered that a sum of N150,000 was involved in the case Arowogun was investigating, that Arowogun had actually converted the money to his private purse,” the police source explained.

“The DCO called him and questioned him over the money and an argument ensued between the two officers. The inspector left the DCO office angrily only to come back with a gun and shot Arueli dead.”
