obynzo: I agree igbo politicians are messing up, but you cannot do that without FG approval. Do you know how many times the appeal was made to dredge river Niger and suspiciously it was stopped. The same Buhari awarded the contract for dredging the Niger up to Baro, but in some interesting circumstance he stopped. Again Igbos were migrating to SW before independence, but those that migrated were few businessmen and more of civil servants, but after the war everyone wanted to move to Lagos because of the stiffling of the region. Also i don't know how old you are but the Imo airport was financed entirely from donations from igbos right from Mbakwe's era. Hopefully, Buhari is a one-off, the SE need more leaders like Mbakwe, I grew up in the 80s and spend some time in Owerri. |

That is the reason why most of our parents moved en masse to Lagos and Other cities. Igbo's have been migrating to the SW before the Nigeria independence. Nothing absolutely nothing is stopping Igbo's governors from financing the development and dredging of the Onitsha river port or the many successful Igbo's entrepreneurs financing a dedicated deep seaport in the SS for the Igbo industry. We need to stop making excuses for bad performing Igbo politicians. I also hate Buhari, APC and PDP. |

obynzo: Bros read and comprehend well. They said the port has shallow draft and the port cannot sustain any further dredging meaning for years no attention was made to upgrade the ports. If you look at the history of Lagos ports especially Apapa it was upgraded three times during and after the war. Gowon's regime started the expansion of Apapa ports thereby ignoring other ports in the eastern region. Also at that time they created the channel to build Tincan Island port. This is the lopsided system people in the east are complaining about Lagos state government has started building the Lekki deep seaport, Akwa Ibom has signed of an agreement to build Ibom deep seaport. What is River doing to alleviate the port and shipping problem? We can't always wait for the federal government to solve state and regional problems. |

Why didn't Obasanjo build like 10 3rd mainland bridge types in 8 years and sell new cars for 5k?. Hope you see the absurdity of these statements Oil Price under OBJ, Notice that the price of oil only increase in the final three years and the majority of those funds was invested in stabilising the Nigerian economy with the creation of the excess crude funds, clearing Nigeria external debts and increasing the national foreign reserves. https://www.macrotrends.net/1369/crude-oil-price-history-chart1999 -$19.35 2000 - $3.38 2001- $25.98 2002- $26.19 2003- $31.08 2004 -$41.51 2005 -$56.64 2006 -$66.05 2007 -$72.34 Gowon wasted Nigeria oil wealth in 1970 on unnecessary government workers pay rises like the controversy Udoji awards and excessive imports from Asia and Europe. IBB introduce the SAP that ended investment in education, clean water and healthcare. Spending $600 million on the third mainland bridge while at the same time missing $12.4 Gulf war oil windfall doesn't seem like a brilliant trade-off. $12.4 billion oil windfall, which the country recorded between 1988 and 1992, while former military dictator, Ibrahim Babangida, was in power Under OBJ, Nigeria did the unthinkable, it saved funds, increase foreign direct investment, increases its foreign reserves and sustains economic stability, these are the building blocks that kickstart development. OBJ wasn't a great or even good leader but he was far better than Buhari who is a complete economic liability. The increased debt profile will strain the economy as it will reduce funds required for investment in education, healthcare and clean water. |

Shows most of those growth wete merely cosmetic and skin deep. The Land act is in the national constitution and will require an act of law from the NASS OBJ earned less from oil than Buhari. OBJ average oil earning was $30-40, but he still was able to clear the national debt, increase the foreign reserve and create the excess crude oil fund. Buhari and GEJ are both complete disasters. GEJ wasted all OBJ achievements and Buhari not only increase the national debt to its highest level, ever but fail to respect the country fragile diversity creating a security vacuum that might split the country. |

alanto: Sir are we not saying the same thing?
But how so we get out of the shithole that we already are in? It’s by diversifying the economy. By building more infrastructure so we can employ more people and also entice investors because there are many able hands that are idle, giving those women small small money so they can put it back in the economy. It all count. Because we don’t export much and oil doesn’t fetch much that is why we need more money to help. You can’t give what you don’t have.
US budget is in trillions that’s why their debt is in trillions. The only problem I have with loan is if it’s looted. Other than that it’s welcome. You rightly said we exported $32b last year ok so how do we improve that? We expand? But how we expand? We source money to invest.
Listen sir everything we have spent money on will yield result but not overnight, that’s business. Most people in Nigeria right now will be okay if they have access to loans. Enough loan to run a business. I’m not an economist my submission may not be perfect. You are correct, Nigerians will be all right if they had betters laws that allowed them to have the freehold of their land, where they could raise low-interest mortgages to release funds to invest in businesses and opportunities. Nigeria land act is a hindrance to business and development. You can't diversify the economy if you operate a unity political system where the narrative is about sharing resources and not producing resources. Unless Nigeria returns to a regional political setup noting will change, there can be no economic development without political reform. In the 1960s over 400k Nigerians worked in textile mills across Kano and Kaduna because there was cheap cotton and a demand for low cost fabric across West Africa, by now that number should be 3 million, with Northern Nigeria rivalling Bangladesh or China but instead, the textile industry is non-existent due to the sharing of oil wealth, Kano has been divided into multiple unviable states that produce virtually nothing. This is the same story across Nigeria including the SW, middle belt and SE |

If Buhari Na person wey de listen him for no see money do anything at all. I like that he’s focused. My problem is his successor. Mark my word today. If Tinubu succeeds Buhari some people are going to come out to say everything hes gallivanting with Buhari built them the same Buhari they never agree is working now. We are not saying the same thing, roads and rail have to be subsidies, the roads and rail cannot pay back the loan and if the tariff in terms of toll gates and rail fees are too high Nigerians will not use them. You take loans against factories and refineries as the products that they produce can pay off the debt. Buhari is a disaster and his successor if he is Tinubu will also be a disaster. |

Remember you can insure cars too. You can even insure life.
That is why I am treating both properties without regards for insurance.
It is not a matter of whether you will get tenants or not. It is a matter of if you will price the house as much as you would like to because how you price your house would often depend on some of the factors I listed earlier, such as location. If you built a house in Lekki when it was still a backwater, the value of the house would appreciate now that Lekki is associated with affluence. That is a good investment. But supposing Lekki suddenly becomes a haven for kidnappers and ritualists, you will of course get tenants, but would you be able to put the house down for the same price as before? Of course not. In this case, the value of the house has depreciated due to the factor of location. I agree, the location of your property matters, but will I rather have a house in a high crime rate area than a car |

And things are not what they were under OBJ, we have more population with same or less funds.
Like I said. If your economy can service your debt you are on the right track but there can never be too much debt. If there’s anything like too much debt we are not there yet. We love to go to America, we talk about the infrastructure, the system but US debt is in trillions of dollars. We are not even anywhere close to that. And US have more oil plus other resources they have Hollywood, matter of fact they have California. And unlike us they are tapping all their resources but look at their debt and look at what they have in place at the debt. They are even indebted to China. Like 17% of the debt is owed to China. You will understand my point. I’m not an economist. I no even sabi book lol. I think I have common sense. I may not be thinking right though. USA debt is in its trillion but it economy is 23 trillion and it productivity capacity has the potential to hit 50 trillion. Please stop comparing apples and oranges. Nigeria export last year was $32 billion, but over the past two years the country has increased its external debt to $40 billion and total public debt is now $87 billion plus the additional $16 billion. Even companies and banks borrow money to stay afloat. You are not a real nigga my friend. Go and ask dangote, otedola and the rest of them I can bet my balls your Governor is borrowing.
E shock you? It is normal for a country to borrow efficiently. South Korea borrowed billions to build asphalt plants, oil refineries, petrochemical plants and other factories and used the proceeds from those factories to pay off their debts, build infrastructures such as roads and rail and pay for imported steel, bitumen, oil and coal from stupid countries in Africa. Borrowing billions of dollars to pay for consumption, food import, refined oil and rail construction, when you can borrow funds to fix the steel plants, refineries and aluminium smelters thereby increasing the country industrial capacity creating jobs and providing products that can be used in building rails, roads and products. Nigeria has one of the largest bitumen deposits in the world but spends $2 billion a year importing bitumen. |

An interim coach should have been selected from Rohr's assistant/technical unit so they develop upon the players on ground with a new system. Otherwise, Nigeria will just be like Spain in the last world Cup, who had a world class team but lacked cohesion due their last minute coaching switch. What is Rohr's system? BluntTheApostle: Like I wrote earlier, many factors can come into play.
Yes, buying a house is obviously the better investment than buying a car considering depreciation.
Not necessarily lifespan, because factors like a collapse can ruin the investment. A fire outbreak can also ruin the investment. The neighborhood can become unattractive over time, causing the house to lose value. Houses can wear too with time, especially private houses.
However, a well maintained car with a low mileage on the average can continue beyond 10 years. Cars do not have lifespan in terms of years, but mileage. If you have property insurance, just like a car insurance than, then you can protect your house against fire. Nigeria has a housing shortage with a growing population, if your property is not in Borno state where bandits are your neighbour then there will always be a need for your property as a home or investment for rental income. |

What you have written how is it favourable for you?
You own a house on debt, remortgage it to get another debt to build another house when you rent it out, your rental income is to settle the debt, how is your idea a smart move? A mortgage is what you call efficient debt, tied to your asset and paid gradually over a period of time. For example, if you own a property valued at N400,000 and took out a mortgage of 50% of the value of the property (N200,000) with a monthly repayment of 2000k every month, your rental income of say N3000 will cover the monthly mortgage repayment, leaving you with a 1000k monthly profit and a property asset that will continue to appreciate in value. Your tenant will pay off the mortgage the 200,000 that you will release from the property can be invested in a car or buy another property that you can live in or rent out. |
