We plan to introduce dwarf pillars in the building (foundation level), the builder now says we will need to do an all round beam across the perimeter of the building to tie the columns together?
The question is, is this necessary? Should I do it or not.

How much did it cost you on the average and timeline? If money will not be an issue, it will take 6 to 12 months, the cost assessment will be done by govt, and it is based on the size and the name that will be on the title, wether commercial or individual name. (Commercial will cost more) |

micmajek001: Hello, please i need your advise, I want to buy a piece of land of 1 hectare (which equates to 15plots) in a new undeveloped mix use estate. Please note, I don't require the land to be divided up into plots, I actually just need it for farming and building a farm house.
My question is would I be charged the following for the number of plots contained in 1 hectare or just one time since the land is not being divided into plots?
Deed of assignment Survey plan Plot demarcation Development fee You will be charged based on the size of the land, the higher the size the higher the cost, however, it will still be cheaper as a whole (1 hectare) compare to per plot or when subdivided. |

When you want to perfect your land documents, a registered Survey plan will be required. To tell the difference is a bit technical, but there are some elements you should look out for in a registered Survey plan. Like 1. The name, phone number, registration no., Seal, signature and office address of the surveyor MUST be clearly seen on the survey plan. 2. The Survey plan must have a unique plan number. 3. Each beacon (pillar) number must begin with SC/... except Survey done by govt Surveyors and some survey registered in the 90s. E.g The beacon number should be SC/OY12...MZ. SC means Surveyors Council of Nigeria, While OY means Oyo state, because I know you based in Oyo state, for Lagos it is SC/LA12...MZ, for Ogun State SC/OG12...PZ etc. 4. In Lagos, it is mandatory for the surveyor to indicate the status of the land on the survey plan. To state wether the land is free from govt acquisition or not. 5. The date on the Survey plan must be realtime and not back dated. You can take a copy of the survey plan to The office of state surveyor general to check if the Survey plan is registered or not. Also let add this, the price of a registered Survey plan is regulated and is more expensive than ordinary survey. (Better soup na money kill am). There are other things look out for, but with these points highlighted above, you can tell the difference. Thank you for asking Elder Egun. Edit: A surveyor is expected to state also,on the survey plan if the survey plan is not registered, because some clients will request for unregistered Survey plan. If a Surveyors fails to do this, and it is reported,the surveyor can be punished by the ethics committee of the Surveyors Council of Nigeria. |

This is a Bench Mark, also called Government Control beacon, it is used to reference both vertical and horizontal land measurements, it is also used to connect your land measurements to national framework. They are usually located along the side of major roads. Most of the ones we have in Nigeria have been displaced or covered, either because of road expansion or someone building shop or shed. No law to preserve them. I wanted to use one yesterday at warewa, I drove to its location only to see that JBN has covered it due to road expansion. |
