Thanks in anticipation Yes sir, it is called Land Information Certificate. it gives information on what the land has been earmarked for, either residential, commercial, mixed use or industrial purpose, and it also gives information on status of the land, that is the land is Free from government acquisition or revocation. it is one of the requirements for C of O and it is valid for six months. attached picture is a sample. A client contacted me to build for him in an Estate in Ibadan. This estate is owned by a big estate management company, the kind you will buy land from and ne largest assured.
While I was building, my client's brother came and said he wants me to handle his own build too, in the same estate.
I don't usually do paperwork for clients but the new client said I, instead of the estate management, must handle his paperwork too.
Do you know what we discovered? The land is actually under [/b]government acquisition, and therefore state govt won't sign the red copy.
The Est mgt claimed they bought the land from the local government. Even if that is so, shouldn't the state government be aware? And Ratification done? You can approach the office of surveyor general of Oyo state with coordinates of the land and chart again, after charting, ask them to interpret the result and advise you accordingly |

If you are buying land in Moniya, Ibadan, be extra careful because of the proposed Train Station there, so many land have earmarked has government acquisition. Both State and Federal Govt. so be warned, make sure you chart the land before you pay for it. |

Went to inspect an estate at Bogije yesterday and attached are the pictures of my findings. That swamp is a cause of concern to me. Going to Ebute side of Ikorodu tomorrow to make some findings and also to inspect some plots. Please confirm the status of the land before you make any financial commitment, so that you can be sure that you are not buying government acquired land. To check the status is almost free but the consequences can be costly and psychological. cc: somehow |

EgunMogaji2: I reached a milestone today. I received my approved building plan for the estate. I got a preliminary approval before so I was able to build without interruption.
We do similar in the US too in certain locales and certain building types. The interesting thing in the US is that you still can't cover stuff up because inspections still have to occur. Congratulations! |

My lawyer is claiming it will cost around 2 to 3 million to process the documents after already paying alot to acquire the land It depends on you, but the ideal thing is to do your Gov consent, building approval and start building. the cost of Gov consent depends on size and location of the land. someone did his own in lekki one plot for less than 2m out of which he paid 1.2m for tax for himself and his wife because of Mr & Mrs. if you pay your taxes regularly and can provide proof, it will be a lot cheaper. |

Omonjoe: I have read some reviews about @money121 here and I was at times doubtful if they were real! Well, I decided to give him a try on my roofing project and here is my story;
I contacted @money121 (CEO Imran roofing) on WhatsApp to let him know about my project and he asked for the roofing plan which I sent and he gave me a rough estimate pending when the wood work is completed and the actual measurement can be done. Two weeks after the wood work was done and he then asked me to send him actual measurement so he can get load the right quantity of materials to my site in Ekpoma Edo state. I sent a local guy around Ekpoma who is also a roofer to take the measurement and he sent me the sqm.
Sending the measurements to @money121 he told me those measurements where just too much judging from the plan I sent him earlier. This arouse my interest in @money121! Because he could have charged me with those measurements and no one will know about it. He offered to send his boy down to Ekpoma to take the measurement and behold his measurement was way less than what the other roofer sent!.
We agreed on the payment terms that I pay a deposit of 2.3M before he will load the materials to Ekpoma but I forgot I have 1M daily limit in my bank. After I transferred the 1M to him, I told him of the situation, to my surprise @money121 loaded the materials that morning and sent them to Ekpoma with his boys without waiting for me to complete the initial deposit of 2.3M.
Today the roofing is completed and I would want to let everyone know that @money121 (Imran roofing) is one of the most honest Nigerian businessman I have seen and his professionalism is second to none....keep up the good work @money121 you have just won me over! @Money121, you always make us proud! |

Abolarin91: In an estate(with layout), is survey plan required? Survey plan is fundamental, you either get it from the estate management/company or you get it done. Without the survey plan you can't get started. |

mobileboy: recently got a land of 40 by 60 feet in Lagos, the land is expensive (you know Lagos land na) and I intend to recoup some of my money through rent
I'm considering the type of structure that can be erected and I need the input of professional here
I intend building a 2-story building with:
i) The ground floor of 2bedroom flat (and one self-contain - if possible) with front packing space (2-3 cars max) ii) the First floor of 2 unit of 2 bedroom flat iii) Second-floor one-unit of standard 3 bedroom with store, dining
is this possible with the land size? please can you suggest any better combinations? 40ft by 60ft is approximately 12.12metre by 18.30metre (222sqmts). Why not do a survey to maximize this space, even if it is a provisional survey. Plan for physical planning authority too. Good Luck |
