I'm trying to purchase a land and the property lawyer I'm using is charging 50k for just verification of C of O
Please is that price really what it should be or it's a rip off? I may need to verify more than one land before finally sttling for one

Note: land is in Agric, Ikorodu
I can do the charting of the land and the c of o verification for you cheaper or you do it by yourself but it is safer to engage expert in that area. 08069018449

what will it cost to do verification and report print out of C of O in Lagos; and also the process invlove
its Between 7k to 10k, you will need the c of o number, the number is on the first page of the c of o, take the number to Lands in Alausa and say you want to do Certified True Copy (CTC search). you will get the result within 24 to 48hrs, depending on the time you start the process.
Note: If you are planning to buy the property, make sure the coordinates on ground corresponds to the coordinates on the c of o.

I'm trying to buy land, I'm meeting with the owner soon, what questions should I ask

The land has c of O, do I need a surveyor before paying or after purchasing the land

I'm a newbie to this, and I may not know the right questions to even ask on nairaland

I'll appreciate response both on what I ask and what you think I need to know
You can go with a lawyer or a surveyor, but if you want to go alone, ask for the c of o number or a photocopy of the c of o, with the c of o number, you use it to do search at the ministry, if you can visit the land, take the coordinates of the land with your phone, you can then use the coordinates for charting at the ministry. Do not make any financial commitment until you have done your due diligence and you are persuaded to buy the land

Thanks to the ogas on this platform doing the good job of sharing their knowledge.

I've got the following questions.

1. What is the cost of getting a registered survey in ogun state for lands in Ado-Odo otta.

2. I was talking to an architect about getting an approved building plan for a land with a structure on it already(we demolished an old structure without building plan and rebuilt) still in the same LGA. He said the land guys will fine me for building without approval. Want to know if this is applicable in ogun state.

3. Is there a limit to the number of flats that can be on a standard plot of land for the building plan to be approved. The architect is suggesting we design a 4blocks of 2-bedroom flats to get approval then go ahead to build what we originally planned. On the ground floor(1no 2bedroom, 2no 1bedroom and a self contained, same is planned to be replicated after decking above).
1. 120k per plot

2. Yes

3. Yes, you can follow your architect advice because for every living unit, you will provide 2 cars parking space, then you will observe setbacks of 6metres in front and 3metres by the sides and back of the building.

Note: I can handle the survey aspect for you. contact me on 08069018449

UNDERSTANDING LAND SIZES AND MEASUREMENT
================================

Most people who purchase land don't really understand the meaning of these Real Estate terms. As a potential buyer wishing to buy a land or build a new house you must be conversant with a few of these figures. The first hurdle is to understand the system of Land measurement in Nigeria.

In Nigeria today, Land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which include development pattern, human and environmental factors.

Let's start by asking what is the size of a standard plot in Nigeria?

According to the dictionary meaning of a plot: A plot is a marked out piece of Land for the purpose of building or farming. The word 'plot' is an arbitrary term used to describe a land division carved out for property development.

The size of a plot can vary for different reasons but according to Nigeria's land division, the appropriate plot for a house construction is 50 x 100ft / 15.24 × 100.48 meters which can accommodate a standard house with a small compound. To better understand land divisions used in Nigeria, different units of area are used as follows:

HECTARE
========
A hectare is one of the least known metric units and one which potential buyers and Estate developers seem to struggle with -

It is a land measuring:
100m x 100m OR
328ft x 328ft OR
10,000 sqm OR
Two and half acres OR
15 plots.

ACRE
=====
An Acre is a standard unit of measurement used by Land sellers and it is almost equivalent to the size of a standard football field. An Acre is a product of any rectangular plot of land giving a total of:

4,046sqm OR
43,560 sq ft OR
6 plots (each measuring 60ft x 120ft 18.288 × 36.576 meters )

PLOT
====
In Lagos State, the standard size of a plot is 60ft x 120ft (18m x 36m i.e. 648 sqm), while in some other cities of the country, plots are measured in 50ft x 100ft (15.24 × 30.48 meters)

HOW TO UNDERSTAND LAND TITLE AND DOCUMENTS
=================================

Real Estate Coach Spark shares this, though copied, but I feel we should go through it.

SURVEY PLAN
===========

A Survey plan is a document that measures the boundary of a parcel of land to give an accurate measurement and description of that land. The people that handle survey issues are Surveyors and they are regulated by the office of the Surveyor general of the state as it relates to survey issues in the state. A survey plan must contain the following information:

1. The name of the owner of the land surveyed

2. The Address or description of the land surveyed

3. The size / area of the land surveyed

4. The drawn out portion of the land survey and mapped out on the survey plan document

5. The beacon numbers

6. The surveyor who drew up the survey plan and the date it was drawn up

7. Seal of the Surveyor signing the document

EXCISION
========

Land Use Decree on the 28th of March, 1978 that vested all lands in every state of the Federation under the control of the State Governors. The Land Use Act coupled with other laws made it possible for the Governor who was now the owner of all lands in the state to actually have the power to Acquire more lands compulsorily for its own public purpose to provide amenities for the greater good of the citizens.

Fortunately, the government recognizes that indigenes of different sections of the country have a right to existence . . . a right to the land of their birth. Hence, it is customary for state government to cede a portion of land to the original owners (natives) of each area.

An Excision means basically taking a part from a whole and that part that has been excised, will be recorded and documented in the official government gazette of that state.

GAZETTE
========

A Gazette is an Official record book where all special government details are spelt out, detailed and recorded

A gazette will show the communities or villages that have been granted excision and the number of acres or hectares of land that the government has given to them. It is within those excised acres or hectares that the traditional family is entitled to sell its lands to the public and not anything outside those hectares of land given or excised to them.

A Gazette is a very powerful instrument the community owns and can replace a Certificate of Occupancy to grant title to the Villagers. A community owning a gazette can only sell lands to an individual within those lands that have been excised to them and the community or family head of that land has the right to sign your documents for you if you purchase lands within those excised acres or hectares of land.

DEED OF ASSIGNMENT
===================

A Deed of Assignment is an Agreement between the Seller of a Land or Property and a Buyer of that Land or property showing evidence that the Seller has transferred all his rights, his title, his interest and ownership of that land to that the Seller that has just bought land.

The Deed of Assignment has been exchanged between both parties, it has to be recorded in the land registry to show legal proof that the land has exchanged hands and the public should be aware of the transaction. Such recorded Deed of Assignment come in the form of either a Governor's Consent or Registered Conveyance

CERTIFICATE OF OCCUPANCY
========================

A Certificate of Occupancy (C of O) issued by the Lagos State Government officially leases Lagos land to you, the applicant, for 99 yrs. As already indicated above, all lands belong to the Government.

A C of O however is the officially recognized Document for demonstrating Right to a Land.
What happens after 99 years? That question is still subject of debate among experts. Most have adopted a wait-and-see attitude. Others postulate that as the new owner of the land, you the buyer, can renew the certificate of occupancy when it expires. That makes sense, but for now is largely a case of we shall see.

Real Estate Coach Spark shares this, though copied, but I feel we should go through it.

SURVEY PLAN
===========

EXCISION
========

GAZETTE
========

===================

========================

UNDERSTANDING LAND SIZES AND MEASUREMENT
================================

HECTARE
========
A hectare is one of the least known metric units and one which potential buyers and Estate developers seem to struggle with -

It is a land measuring:
100m x 100m OR
328ft x 328ft OR
10,000 sqm OR
Two and half acres OR
15 plots.

ACRE
=====

PLOT
====
In Lagos State, the standard size of a plot is 60ft x 120ft (18m x 36m i.e. 648 sqm), while in some other cities of the country, plots are measured in 50ft x 100ft (15.24 × 30.48 meters)

Ideally, legal fee should be 10% but you can still negotiate. I have seen a transaction worth 7m and the lawyer collected 200k

Ask the man if has a title document on the land,
ask a lawyer to prepare a deed of assignment and contract of sale between you and the man, then let one or two of the man's children sign as a witness, or witnesses.

MrOkenwa:
I promised to give my review after placing order for Aluminium windows from Adedward, for my Low budget bungalow in Abeokuta. So, today has been very eventful at my site as he's presently installing the windows and at the same time installing the Aluminium long span roof.
All I can say is that Adedward is a perfect gentleman. His charges are highly competitive and very flexible. I changed my windows’ design midway into the job and he tagged along.
I later contracted the Aluminium roofing job to him, as elders will say, one good turn deserves another.
More importantly, he didn’t fall sick nor go into COVID-19 self isolation after collecting my hard earned money. He delivered my job as promised, without setting his eyes on me ‘cos I’m not in Nigeria.
My review is 5 star.
Caveat: I’m just a satisfied customer sharing my experience about him. Due diligence is still very important, as it’s always being advised here.
Good to hear this. Thank you Mr Adeward. Keep it up Sir!

Who knows the cost of doing a registered survey in Oyo state and Ogun state?

CC @Egunmogaji- Oyo
it depends on size and location of the land.
in Oyo State, a registered survey plan with red copy lodged is between 90k to 120k for a plot while Ogun State it is between 120k to 150k for a plot. You can still get a better deal with your negotiation skills. I can handle all your survey services. call or WhatsApp me on 08069018449

Well I was told to bring all the documents marked in the checklist before they proceed with the approval process. I was told I will pay approval fee(I think that’s the property tax you are referring to) which will be charge according to size of the building.

More so, please who knows like how much I can be charged for my building (4 bedroom with two unit of self contain flat).
..

I am sure the person ticked all what is required to get approval for you. However it is done in stages.
From your description I am guessing it's a bungalow, I'll list the stages below.

Stage 1:
Survey
Architectural drawings

The survey is charted to be sure your land is free of Government acquisition, your drawing is vetted and ensure comply with the required setback,airspaces etc.

Stage 2:
Someone from the district office will go for site visit to be sure of the size of land and confirm you've not started building if it is a proposed drawing.

Stage3:
Calculations are done using your architectural drawings to calculate assessment, the amount is depending on the size of the building (Length,Breadth and Height), the rate also depends on the location, Lekki fee is not same as Ikorodu fee. Each LGA is categorized into Low, Medium and High density.

Stage4:

After payment is done, the receipt for payment, deed of Assignment for the land, Affidavit with stamp duty and your passports with your drawings is used to open a file for you, a registration number will be issued.
The file is then forwarded to LIRS

Last Stage is the tax clearance stage.

I hope this helps. smiley
Tax clearance and property tax are different, how can you pay a tax for a building that is yet to exist. Building approval is an approval for a proposed building. Your tax clearance is to check your tax compliance.

Just tell them you don't have tax clearance, then you will be assessed base on the size of the building and the local govt. The building is. You will be assessed for 3years (roughly between 150k - 250k p.a) you can also discuss with the tax officer, base on your discussion he reduce the tax assessment, but you will show him some love. Just go to Alausa, you will see people willing to help you

I greet you oga boss.

The question is if 3M can build a "bungalow"

Yes,because there is no specifications OK?

How it can workout:

*It must not be on a waterlogged land
*he will employ the services of an engineer for free because the money won't be enough to pay him/her. I can help him only by proxy.

1. Make a free hand simple sketch
2. It will be a straight roof no parapet
3. He will use 6" hole Block
4. Slide windows
5. Wooden doors or iron local doors
6. Local stones no chippings
7. PVC ceiling
8. non-porcelain tiles
9. Wiring will be 60% conduit.
10. WC & Painting also. But it can't include soak away/ septic tank.

If he has time and are strong to handle it on his own it can work out. Its direct Labour na.

My oga at the top I salute you sir.

Thank you for this piece, even if 3m will not be enough, at least this post will encourage someone to start something.

We have told him to provide the location of the Isolation center to verify his claim. But he is yet to respond.
