Born2conquer: What’s the price for a plot, acre and 20 plots? Is there a different price for each states? The price differs from state to state, even within a state the price differs, but the price increases with land size, also the name (corporate or individual name) of that will be on the survey affects the price. |

kopell: Wow thanks brother. I thought they said it will starts from Lekki around Monastery Rd by Novare shoprite mall along the coastline. There are a lot of land in that area close to OBJ farm going east towards Ogomb during my search. I’m told all those area are reserve for costal alignment for the Lagos Calabar railway project. Do they change their plan? This people don’t have any meaningful plans for future. There is coastal road, that will run from Ibeju Lekki to badagry |

oluwaleokey: Please guys, I just acquired a land but have not employed the services of a surveyor yet however a site engineer that I engaged for fencing was able to measure the land round with a tape for the fencing purposes

But is the survey plan it self a title that you can own and feel comfortable as the real owner of the land? The Answer is Capital No
You could have spent N5,000,000 on a survey plan and the land may not be yours at the end of the day
As regard the highlighted text, that is the normal 'language' by land surveyor to say 'belonging to' because you are the one that called the land surveyor and told him the land belongs to you. Hence, he will say what you told him and not necessarily because the land belongs to you.
Mind you, the same plan you attached here, can have your name on it and it will still show 'belonging to' That's why I said 10 survey plans can be drawn on a single land in the name of 10 different people and it would still have 'belonging to' on each of them.
The highlighted text is false at least at the Federal Land Registry in Ikoyi.
I registered 3 tiles all Deed of Assignment between Party A and Party B and I did not include a single Survey Plan. Fashola is the Minister of Works and Housing. Hence empowered by Law to sign all Deed of Assignment at the Federal level. Once he signs at the last page, that part is what would be attached to the Deed before the Registrar in Ikoyi would register the title for you.
In Lagos and in Ogun State, they pay more attention to survey plan than they do in Oyo State and at the federal level.
The survey plan does not 'perfects the Deed of Assignment' but a prerequisite to having your deed of assignment registered. Here is how it works in Lagos and why a registered Survey plan is important
1. Upon 'acquiring' a land in Lagos, the first thing to do is to draw up a survey plan. 2. The survey plan shows the coordinates, size of land, location, details of the land surveyor and acclaimed owner. 3. The plan is what your Lawyer needs to prepare the deed of assignment that would be executed between you and the vendor NOTE Items 1,2,3 above still doesn't make you the owner cause the Vendor that sold to you may not be the legal owner of that land. 4. After item 3, give the survey plan to your land surveyor to get it registered via NIS and Office of the Surveyor General 5. After registering the plan, attach to the deed of Assignment and take it to the lands registry 6. Land Registry would not start any process without first sending the survey plan back to the Office of the Surveyor General to obtain Land Information and confirm that the land is properly positioned and not under Government acquisition. 7. If your Survey plan passes item 6, it would be sent back to lands to start the process of Registering the Deed of Assignment. 8. This is when the real work starts. Land Registry will now start to dig deep into the root of title. Who sold it to you? Is there a dispute somewhere? Has the previous owner mortgaged the property? What is the position of the court? What is the position of LASG on it? NOTE Item 8 is the reason I said your Survey Plan does not make you the legal/lawful owner of the land. Your survey may pass at the Office of the Surveyor General and still fail at the land Registry.
If a Fraud is noticed at Lands Bureau, all the amount spent on acquiring the land or doing Survey has entered voice mail. The registrar of titles will never register that Deed of assignment for you. Hence, the registered survey plan is not more than a mere paper.
Survey plan is very crucial in the process of registering your Deed of Assignment, but that plan on it's own does not make you the owner of the land.
Take for instance, A man dies and willed his land to his 5 Children. The eldest (solely) among them decides to sell the land to you and you have a survey plan drawn. Of course you may pass at the office of the surveyor General and if possible pass at the Lands Bureau, obtain your consent or C of O. Just one thing will nullify your title and that is the day the other 4 children go to court that the land was sold to you without their consent, the court would set aside the transaction and issue an order that the Lagos State Governor revoke the C of O immediately and it would be done. If this happen, the survey plan becomes useless.
What we always emphasize is root of title first. You can buy land from the richest man in Nigeria who claims he owns the land and then spend N1 billion to do survey plan and have it Registered. These process still doesn't make you the owner of the land.
Once you carefully read my post above, you would know better the order of preference/importance Thank you for doing justice to this, I totally agree with you sir, you deserve a bottle of wine sir. |

I'm not sure that's what you need.
I'm really interested in your matter, to assist with clarification.
You only need Deed of Rectification if the survey plan of your predecessor in title is defective or does not properly align into the Vector Map at the office of Surveyor General of Lagos State.
If someone else possesses a better title than what was given to you and that someone else did not sell to you, then something is wrong.
This is where I like to show my professional competency in delving into Legal title ownership in Nigeria.
Does the deed of assignment given to you show that the vendor has a registered title or the seller has the legal right to sell? You are right sir |

somehow: I am so worn out from my property search.
Been to Ibeju twice in 2 weeks, the journey is a killer.
So far from the mainland but the atmosphere is very different from the typical Lagos.
Seen some lands I would have loved to key into (within estates from known names) but the ones I can afford are within Excision in process, meaning I can't start building when I buy. Most are within 1.7m to 2.8m total package (600sqm) but I am more interested in the lower prices.
They are few minutes after Free zone. Those before freezone or at the other end of Eleko starts from 3.m to 6.4m (with Gazette upward) and aren't really dry lands (some are though but expensive)
I am so tired
I don't want to use the fund I can get 2 to 3 plots with on one plot.
I am afraid if I don't buy this year, prices of things may likely increase next year.

You will do change of title provided the old survey is properly done, record copy lodged, the land dimension still intact and the surveyor who signed it is still alive, if not you will do a new survey in your name, however, the cost of both new survey and change of title is almost the same. |
