I just got a land (half plot, the owner built on the other half) and my lawyer is asking for copies of the following from the seller
1) c of o
2) survey and
3) deed of assignment submitted on the land

But the seller is kinda of sluggish or unwilling to put them down claiming the c of o number is good enough and he's afraid of fraud in the future

As a buyer do I need all the above after buying land, and if yes how can I convince the woman (she is elderly and taking advise from her son and house caretaker)

Since you have bought the land already, your lawyer suppose to prepare a deed of assignments between you and seller. with c of o number you can get a replica (CTC) of the c of o at land registry, same thing with the deed. just get their numbers, with numbers, you can get replica

I was hesitant after reading about the lamentations of some people that have been scammed on this platform but with courage and after doing some due diligence on money121’s work on some pages here, I decided to give working with him a try.

I chatted him up and he responded immediately even though I didn’t mention I was a prospective customer, but was only trying to gauge his professionalism. I was satisfied with his responses and for the first time in my life, I chose to do business with someone I have never met.

After negotiations, I transferred over 90% of the cost (2.4m) to him and in less than a minute I got a response confirming payment. Few minutes later he sent pictures and videos of the roofing materials being loaded. In less than 24 hours, the materials were on site and the roofers had already started work. His turnaround time is unbelievable!

The materials supplied was 22sqm short (this was my fault as I initially disagreed with his measurement but now I know better). Despite the inconvenience I caused him, he personally brought the remaining materials to site and that was really touching. He completed the entire work in less than three days despite the imposed curfew and some restrictions in movement.

In all of this, some qualities I noticed are:
1. Good interpersonal skill
2. Honesty and transparency
3. Customer service
4. Respect and commitment
5. Amazing turnaround time
6. Real time two-way communication and feedback.

I was to conclude this yesterday and unfortunately I didn't get these responses on time. I already went ahead with someone else at N390k. It is for a 603.15sqm land in Surulere, and I wanted to be sure if that was the best I can get before going ahead.

Good evening my people, I will like to use a few minutes of our time to to review a product from one of us here. Michlins has sent me a complete door fabricated from imported steel plates and pipes, which he intends to mass produce for the use of members here who will need the doors. I collected the door after delays occasioned by my schedule, and had the door reviewed to ascertain its quality.

This door is well constructed, the welding work is very good, the key locks very well, the alignment of the door and general fit is among the best in its class, I especially like the smooth finish, the colour combination he was able to achieve with the door, and I am sure he can change the colour design to any other colour the client or customer will need.

The hinge of this door is good, and I know that this hinge is what is obtainable in most welding shops in Nigeria, but I advice that the hinge be changed in subsequent orders. I am looking forward to patronizing him in my next project, I look forward to a good deal from him and will report the results of our dealings here for all to see. Thanks all.

The issue here is:
An estate agent came with a promo for plots of land near the proposed permanent site of the Federal University within Lokoja, Kogi State. The offers a mouth-watering to say the least. She said the place is a dry land.

I don't know much about Lokoja apart from what I hear, read and see when on transit.

My question now is, does anyone know that axis very well? How is the place like security-wise, and during rainy season?

The agent also told me that the realtor would be the one to design the plan [hand me a copy] and dig the foundation in order not to derail from the estate plan but I can alter the inner design to my spec. Is this how estates are built?

Please before you make any financial commitment on the land, make sure you chart it and be sure the land is free from any government acquisition, because if the land is close to the Federal university, the neighbouring land could still be part of the university land, the fact that the university has not taken physical possession does not mean the land is free. in summary, pick the coordinates of the portion of land you want to buy and go to the surveyor general office in LOKOJA and chart it. The Land is not too small, with the help of a good architect you can still achieve your dream, but you will have to prepare to take care of the LASBCA officials, because of the statutory setbacks.
