@Lawyer a great post you have here, I am also compiling one based on my experience in Yaba. But I will advise if a structural engr is ready to collect 35k from you and not based on personal friendship, sorry don't bother to employ him. That one is structural nothing, you are only going to get some past jobs duplicated for you with some adjustments. Structural drawings are more important to M&E, so you can see that under normal circumstances they shouldn't be higher. The ideal for structural drawings starts fromm 100k up. |
The importance of german or oversite concrete in a building can’t be overemphasized. There has been a lot of arguments on wether to use a german floor or concrete for your building projects or not. I have also built too without a german floor in exceptional cases, but this is not the best practise. In a very solid soil most people tends to forgo german flor because of the cost of concrete especially on a one floor bungallow, however you must not build in a waterlogged place or area susceptible to heavy settlement without doing german floor. In otherwords german floor is important and very necesssary if you cvan afford it even in a very solid and non-problematic areas. @Baba_eko, The 9m cover expenses such as sand filling, filling of the road to get to site, executing the project to dpc level. Sangotedo area may have some sides that are also suffering the same fate. The swamp does not cover the whole area this project is. So any other area may be difficult to decide until u get to where you want to build. Nigerians crave to stay around hyped neighbourhoods, as u know VGC is popular so also the rush for lands around in short demands is what drives prices. Though i am not familiar with that hotel. In Ajah and environs for renting it has to be 2 bedroom flats and one room selfcontain. House rent here is high so people goes for lower rooms flats and selfcontain. Don't waste ur time with a duplex, the shake in the banking industry has affected the rush for duplexes around the area most people renting then were bankers, u'll agree with me bankers are no longer been paid well. For the drainage there is little u can do because it has to be a collective project for it to work, the only thing is to just do your own portion of drainage in front of your house. @Kingboy, Mowe has a very stable and good soil, so you are going to spend far less building in this area. Yes for the german floor some builders do skip it because the water level is very low, thoug is not advisable to go this way. |

@baba_eko, The project is a twin duplex in Ajah. The soil in question is swampy. The difference in foundation may not be much but the penthouse will cost u more. Not all fancy house design, but bogus house designs. I think is better you build fresh. To build stress free. Get a surveyor b4 buying d land to check if the land falls into govt acqd zones, get a lawyer for ur paperworks, employ a building professional to oversee ur project, if need be run from swampy areas. The individual definitely will be cheaper but I am afraid the advantages of using the manufacturing company outweighs the disadvantages. (1)The company is most likely to give you the aluminium guage you ordered for, an individual can tell you he is using .70 guage meanwhile it is 0.45 if u dont know the difference then you will lose rather than gain (2)If the job is not properly done the company is liable and they are more in a position to respond to your request for repairs/ammendments (3)The companies in most cases do better jobs than the individual etc |
@Lawyer, Nothing is wrong if you are charging for your services, but I think what is wrong is yourself going thru hell searching for this properties without collecting any advance for the job. U spend money on transport and meeting people, someone that is really serious ought to pay you a token for doing that. But I am angry, why do you strive so hard to be Mr Nice guy? You are giving free professional infos which you write everyday by your experience. Why go the extra mile by paying so much for field work just because you want some people to feel that you are not after money or somethin, there is nobody that doesn't need money to run successfully, give the general ones you can give and ask any client to pay for specific task if need be. Ordinary advise we gave for the cost of building a duplex someone wrote back that we are greedy bunch, but the ones that have ears will always take heed and learn. I think on the diaspora issue is bound to happen properties involve spending ur entire life savings, so sometimes people do backout but that won't stop others from been considerate. People in the Diaspora aren't finding life easy any longer so the reason they price so low and and want u to work for them free if possible but most of them can be quite nice and I have met few that are of great help to me. So I'll advise, do the general stuffs, but bill anybody that needs personal stuffs, |
I think is not proper to call anybody names here, aasog is right to his own understanding and his line of profession, for a builder/architect/engineer to forward an estimate to you, it will look more like the estimate aasog gave which I also do but unfortunately this estimates are inconclusive like the one a quantity surveyor will give you which will cover sundry and the most unexpected expenses (imagine paying omo onile alone 1million naira, imagine filling part of the road leading to ur site e.t.c) The place in question is generally seen to be of weak soil now consider feeling your site over 1million again. A building professional will always concentrate on estimating what will bring the carcass of the building to what you people termed habitable. Let me give u an example--A twin duplex I am involved in has 2 major problem, is swampy and is on a low level to the road, after taking the level we had no choice but to increase the height of the raft to 5 boards most of the other buildings around the same area are below the road and you have to throw water to d front, virtually all buildings around are suffering from differential settlement none is standing straight, this and many more challenges you'll meet as you go from one site to the other in your professional life. The carpentary work alone cost 1 million plus, the bracing is unlike what you do on ordinary sand. Now which advice will you give for the type of reinforcements you'll have there? the project to dpc level cost 8million plus (this sum was not inflated, now imagine if I have to add profit to it). Don't want to scare prospective lekkittes but the truth must be told u'll spend 30million by the time you are moving in. |

First as a moderator and a leader expect to be badmouthed by those that your decisions will not favour.
