Oversite concrete is the mass concrete which is cast after the dpc or damp proof course level has been established.
Going by the definitions above it is clear that this portion as part of a building foundation is one of the most important parts of the building.
Not long ago one of my subscribers asked me on how to salvage an oversite concrete that was sinking/collapsing, before then I had also experienced a poorly done job too that resulted in parts of the concrete collapsing, so with the first hand experience and for your own  benefits if you haven't gotten to that stage of your building project is good you read on.

I guess you are talking of aluminium roofing sheet. depends on grade and type 700k-1.2million.

@thirdeye, Larez, & co, what is the best size of aggregate/granite for use in dbc?
I know you refer to Damp Proof Course but that is not even the concrete itself, but you can call it oversite concrete or laymen's term- german floor as you've poined out. The aggregates is not what anybody can easily tell you but to save cost and time people prefers to use the three-quarter inch.

Fencing depends on where the land is, if not prone to encroachment then there ma be no need.

I beg to dis agree with all of you. I will only accept that this is correct untill a quantity surveyor says so. The architect says 1.3million. when did he turned a Q.S. i beg to say that architects are the ones destroying building industry when they started design and build a house. where is proffessionalism. Lets stop this idea of usurping other position in this industry especially the architects.

The best way out is to have an overall supervisor that will be responsible for whatever go wrong on the site, even if he is going to make money off u. be assured u'll still get a good structure. That will compensate you.

Building a house rather than buying one outrightly depends on you mostly. If you are ready to higher professionals I think building your own house from the scratch is better, but if you don't have any experience and you think you can coordinate everything on your own you may end up spending to buying one outrightly. Though I wrote an article favouring the later a while ago, you're probably going to get the house cheaper by building from scratch.

It's obvious your conscience will not allow you to do this task so why not tell your boss or whoever to direct the job to someone else.
If you are really good at your job then I don't believe you can be sacked just by turning down one assignment based on your belief.
Where I used to work everybody else was a christian including the owner of business except for one of us right here in Lagos, yet the guy observed his 5 times fasting everyday living the office to go and pray and nothing happened to him, why? he was very good so my boss just turned away his face from what he does, and when others have left he is always in the office to do the extra work, today he has left for another establishment and he is still doing well.

Mortgage is good but only for the smart and those that are ready to make money off it.
Using mortgage loan to build your abode is unadvisable but you can build and rent it out then let the rent pay the mortgage (the property rent is not going to come down in Nigeria not in fifty years time so don't be apprehensive).
He who is afraid of taking risk will end up serving the risktakers for the rest of his life.
The estates allover the land are built from loans,those of you that are afraid of taking loans will rent houses built with loans when you are young and agile to pay your master the landlord. When you are tired and retired and you can no longer pay the house rent the risktaker will simply throw you out and take young guys to continue to pay him by then you are on the street.
My advise- if you must take the loan decide to rent out some part of the building with that you can take off or reduce the burden of paying back.

Is better to deal with a malam introduced to you or the one you can trace their office. I have been duped once in allen but had to contact police and afriend around to get my money back.
They also do it at International airport lagos. Just make sure you don't change money on the road.

At impulse the landlord will have to be the one to bare the repairs for one major reason in Nigeria, most houses are built with substandard materials and before you pack in some of these buildings are already developing problems, so I think what should be done and also be included on agreement is that a liability time of 3months should be given to the landlord as any parts of the building that may be damaged during this period should be repaired by the landlord. Contractors of big time projects do it for their clients (6months) so why not landlords.

1,000 and more Nigerians knows if they can just get those properties on the net in pictures they would be making money, but 2,000 and more nigerians have dreamt of this and went out to start the project and met brick wall. Realtors aren't ready to point to where those buildings are, so for now you only make do with listings which are not very encouraging to buyers.
The so called sites you have on the net are empty sites but overadvertised.
Nigerian real estate market is ripe for it but the fear of been sidelined on the deal will not allow an average agent to direct you to the house for pictures to be taken, so we only have to wait until when they can be more receptive.
But I have an idea, advertise on real estate newspapers for developers, connect to the few ones you know and let them connect you to their friends, then you can start from there. In otherwords bypass real estate agents. CHIKENA!
