Thanks for the words. On TIME, i was train that time and investment goes hand in hand. I was also made to realize that the law is only applicable when you are doing things yourself and on ground. Hello NL, I'm at a crossroad and need to decide if i should continue the construction without my present or delay the delivery date back a year to allow for me to be present for the finishing. I'm thinking that construction should continue on one of the units. Depending on the quality of the work done on that one unit, i can have them stop work or proceed without me being present. What do you guys think of this approach? |
also, i have to pay for not been on ground through the imperfection that i see in some of the pictures. God dey sha!!! Hassle must not stop until my L-Pads are delivered. Thanks

Hi NL, There was a slow development on the site yesterday. I purchased a long span roofing sheet two weeks ago. Had to order when my friend and neighbor ordered some for his housing project. By the way, my Neighbor started after me and has roofed his project which is way bigger than my. We are in the same area and its only one plot of land that is between us. I will show you guys some picture of his project too today. I have entered one chance with my own builder ooo!

Sorry to tell you that you will still pay even though you are on solar 100%. Nigeria Nepa charges by house. I dont even stay in Nigeria more that 10days in a year and i get bills. Even when i disconnected my wire from the pole, i still got a bill. I beg explain how that is possible? Naija arithmetic nextstep: |

I will suggest you focus more on the ROI as opposed to amount of rent. If you bought a land and built it with say, #45M. Say rent is 1.5M/yrs. That's going to take you roughly 30yrs to breakeven. Now if you bought Lusada for #450k and built for say #5M. If your rent revenue is #250k. You will breakeven in 22yrs. And usually, you experience less headache building in quiet area as opposed to Noisy area that everybody waits.And don't let me get into Freud that is usually associated with such area too. And usually with time, your investment will grow. There will be a lot of room on the upside to grow into. Just a conclusion of some R and D that i did for Nigerian Property. |

I like the aesthetic of this design. I have lots of designs similar to this but the cost of deck work in relations to land price made those design void. It more economical to avoid deck cost where land is relatively affordable. And i also want the detachment effect for more privacy. Your design will be nice if i can find a beach front property. Hi Friends, my builder is doing the usual o. The minute i turned my back from the site, he has done nothing since then. One story upon another. Hear this: " we cannot find any good blocks to buy anywhere around". This is a big whole town with lots of Block Factories. We scream unemployment is unusually high, but anytime one gives a job out to be done, you realize that the problem is not unemployment; but lazy people that wants money without working for it. Anyways, Oga just wan vex small. I expect work to have advance pass its current stage. The design was made easy enough for quick execution. Happy weekend guys. ![]() |
This problem in LG is a society problem. Firstly, Who pays for a house that he/she has not seen? The so called OFF Plan concept is Freud. Anytime i see those two words on any development or the so called Service Plot or House, i run. Most Nigerians do not understand what a Service whatever is or mean. IT Simply a Rented Land from the developer. You build a house on someone else land. They will continue to charge your forever for renting their land. It called a CONDOMINIUM in the USA. I laughed when the Tenant was suing LG for charging them for service land they bought. They signed for it without understanding what they were buying. Typical of us Nigerian. Wanting to feel among without know what we want to join. But Nigeria being what it is, LG lost in court to their Tenant while they should have won easily if it was US. Anyways, LG was greedy. They need to sell outright and let the home owners develop their management services through HOA( Home Owner Association). The good thing about HOA is that it provides the community a standard and its the home owners that come together to implement policies that work for them, not the developer. My advice for now, When you hear SERVICE PLOT OR HOUSE, I beg run for your life. Na Naija we dey ooo |

Hi friends, the building is a detached studio or a room efficiency or a self contain on steroid. its been design to be a luxury Self contain. Attached is the floor plan. and some intending interior. its also for graduate student or lectures or as a guest house. the final usuage is yet to be determined until completion. Update as of yesterday from the site. The picture is poor sha. But something is better than nothing since i left Nigeria and cannot take it myself.

Hi, when you build in an area with clay properties, then there is going to be such cracks in buildings as you are witnessing. Clay has a dynamic characteristic; it shrinks when its dry and expands when its wet. As this happens, if the foundation the houses are sitting on is mostly clay soil, then things are bond to move. This my one cent sir. |
Hi, I don't think its a problem. The same issue happened to me when i processed an approval for a building two years ago. The people deliberately approved a similar yet very different plan for me. I did not know where or how they got the plan they approved, but my observation is that they have plans in their possession and they proceed to use that to make the processing fast. The OGa AT THE TOP knows what's easy for him to quickly sign without having to analyze my fresh new plan. I went back to him to ask why he approved a totally different plan from what was handed to him, and he said " Don't worry my brother, you can change it as long as its still bungalow". That was it. |

Hi, i'm curious to know what people think and feel of this method. I will like to collect rent monthly too. The concern in my finding is that our people do not find it easier to pay monthly. They will rather gather the funds wherever they can and that will buy them time and peace of mind for the next 12month. Dropping #60k when your salary is #80k is not easy to follow. Usually, the first year paid is from accumulated funds over many years of savings or family input. That's why trouble usually start when its time to pay the second year. But if you can find a responsible person with very good income and stable job, then that may work. What i will recommend is to see if an arrangement can be foster through the employer and the employee to have his or her rent send directly to the landlord on a monthly installation. Im still thinking on this idea for now. Good Luck |
