n3xt: If I'm to advice you, get into installmental payment with OPIC. Or get something from PropertyMart "The Cranbel" also inside the proposed Makun City.
The design looks so good on paper but like you rightly assume it's not going to be ready anytime soon.
They (OPIC) should have adopted a model where people gets allocation on paper and are asked to pay certain amount of money to get physical allocation and pay the balance over certain period of time. They'll get more subscribers using that approach.
The guys are trying to do something but I don't think they've got the capacity to manage such a big project yet unless there is reincarnation of the OPIC of the 80s. Even go through OPIC website, you'll see that you're very unfair to take them too serious.
If it's "buy and tie down money" investment you're planning to do, then it's a good place to invest.
Note: The Makun City will make more meaning if it has alternative access roads apart from the expressway. I'll ask about that before I pay kobo o!

HI, That's why it is fraudulent. why not let people buy immediately? Those buying will like to develop as soon as giving the chance and therefore, the place will develop naturally. But what i suspect is the guys are going to take money and use that funds for developing infrastructure in certain area, then take it up themselves while throwing those that have paid in the back, where they don't plan to develop soon. That's what makes it fraud to me. Im sure they will give allocation, but it will be for my Grandkids!!!

I'm trying to purchase this land property from Opic. The place is called New Makun City. I like the location cos its a strategic point for someone like myself that love country living. I'm original from Ilishan right opposite ikenne; and not working or living in Naija full time, i think that location, which is just before the Sagamu/Ore interchange, can be a nice location for a weekend/retirement gate-away house for our family.
As always, the problems with this process is the NIGERIAN WAY OF DOING THINGS; i just find it difficult to give my hard earned money to someone in anticipation of get a land in the near future. I'm always surprised when i see people back-filling to height above 3ft without embedding outlet drainage. I'm glad to see that you are doing it now. I'm sure you have being reading a lot on Foundation Engineering and learning one or two things. Even some foundation should include such pipe to help drain raising ground water under the foundation floor. I know our people at home are use to plastic bags for capillary. Piping will do a better job. Keep thinking out of the box and in a few years, you will do wonders.

Boss, the flat board is structural. The board is a part of the roof structure. It combines all the rafter just like a ring lintel tights the four walls of the house together. its out of convenience that the aluminum is attached to the board nowadays for aesthetic

Back to topic:
You have completely misunderstood what l am inferring!
For ease of reference, l have further highlighted areas l am referring to.
Where you have those yellow lines, is where the 2x2 wood will be (without the facing board in place in this scenario). So, you will have three lines of 2x2 wood running along those three yellow lines. The Marron-colored Facing Board will be nailed to them.
I will address each issue you raised (which l highlighted in red), one after the other
First, functionality (function of covering that place l arrowed in my post) is achieved by the attached Aluminium covering in Maroon color. So whether you use a facing board under it ..or you use a 2x2 wood at both edges (where l marked yellow), you will achieve the same functionality, by nailing the Maroon coloured Aluminium, to the wood beneath it. So, that is taken care-of.
Soffits: The Soffits are nailed to the two lines of 2x2 at the bottom, the same way you will nail them to the 1x12 facing Board and a 2x2 running along the wall. Difference here is that you are using less wood (equivalent of 1x4x12. This is where the cost savings and weight savings come-in)
4" space in the middle: Once the 2x2 woods are in place (running along the yellow lines), the Maroon coloured Aluminium fascia is then nailed to it so, essentially, there is NO SPACE in-between the 2x2 wood on top and below ...because that space is now covered with the Aluminium (Blue-color in your picture of that house) Thus, your assertion about wind-damage is completely not going to occur. If it can ever occur, then it will also occur with a 1x12 Wood Fascia but l am sure it cant because there is no space for the wind to enter.
Keeping fascia cladding "straight and ease of fixing": How straight the Fascia cladding is, is determined by the wood underneath it. If you use a "strong and straight" wood (same as you would use in your 1x12), then the Aluminium (Maroon color) cladding you nail to it will be straight as well. if not it wont be straight, whether it is 2x2 or 1x12
Woods only warp when they are not properly processed and dried before use and if they are the soft type of wood. Now, if "all things being equal", ....if you apply the same criteria to both situations, you willget the same result for a 1x12 or a 2x2. again, no difference there.
On "ease of fixing", once you have the "wooden frame" in place, l think nailing the Aluminium cladding to the wood, is same for both cases. Place it on it and hammer the nail-in. What else?
Braces: the wood that the Wooden facing board is nailed to, is a 2x4 or a 2x4, l believe. (Correct me if l am wrong on this).
Now, the 2x2 will need a brace between the upper line and the lower line, in a few places because they would also be nailed to the 2x4 or 2x4 mentioned above, which the 1x12 is nailed to. So, yes, you will need a few braces but the cost and effort is very insignificant.
Now, for the positives, the 2x2 arraignment is cheaper to maintain because you wil be replacing cheaper wood (2x2) which is four times cheaper than an equivalent length of 1x12 (for example, if a 2x2 of Itara wood is #350, a 1x12 of the same wood is about #1400). To replace a length of the fascia when there is a problem, at worst, you will replace two of the 2x2 but in replacing one of the 1x12, you will spend double. Thus, the 2x2 arrangement is CHEAPER in this way of maintenance.
I also mentioned WEIGHT of the overall wood on the house. Hard Woods are generally very heavy. Compared to a 1x12, the 4" space between the upper lines and the lower lines, when a 2x2 wood is used, represent 2/3rds of 67% of REDUCED WEIGHT. This is very significant in builds where the overall weight of the building (dead loads) are critical to the survival of the building.
Overall, l think the COST savings and WEIGHT advantage of the 2x2, trumps the relative ease of nailing the Aluminium Fascia to the 1x12.

nextstep: Each panel was about #80k, and I bought 28 of them for a total of #2.24 million. The dimensions of the building is 400 sq ft (20ft x 20ft square), which was covered by the 28 panels. Each panel is about 5.25ft x 3ft.
As arranged, we have 7x3ft = 21ft in rows, and 4x5.25ft = 21ft in columns. This way there's a 6" overshoot on all sides of the building.
It's an excellent solar products company that provides outstanding customer service, and the team that installed our panels, batteries, wires, etc. were very professional. They were also willing to learn and work with us on this original roof design which had never been done before.
They also offer a payment plan so you don't have to pay upfront for an entire solar solution.
I remember those pop looking ceiling details of the 80s; all rich people had them then. I dislike it with passion. So no pop for me, crown molding is fine for me. And I hate things that dates a house. For example, parapet and high roof is so now. Ten years from now that will be outdated and your building will be obsolete. I like classic; it's always in vogue
Hi, very nice project. I think that a light weight parapet will work. The only obstacle will be that the panels will have to be removed to allow for the parapet crown around the perimeter of the wall, then the panels can be lay inward by sitting on the top of the wall, not the top of the parapet.

abdulwastecx: All method of slab construction requires close supervision and clear mathematical calculations. Waffle slab is as straight forward as one - way solid slab or two - way solid slab, I think flat slab is more technical than even this waffle slab.
For all type of slab you need the right steel strength and concrete strength. A one way slab behave like a continuous beam where the span is sagging ( bottom Fibre is in tension) while the continuous support is in hogging (top Fibre at the support is tenaion).
A two way slab behavior is dependent on the end conditions and for this type of slab we have about 9 different end Conditions, namely 1. Interior panel 2. All edges discontinuous 3. One short edge discontinuous 4. One long edges discontinuous 5. Two short edges discontinuous 6. Two long edges discontinuous 7. Adjacent edges discontinuous 8. One short edge continuous 9. One long edge continuous.
For these two way slab design code is use to determine both the positive and negative moment for design purpose.
For ribbed and waffle slab. Ribbed slab is like a one way slab where the solid concrete section is replaced with series of ribbed parallel to one another at a reasonable space based on the life load, span of slab and the type or former to be use. It is made up of topping, rib beam and former which can either be temporary or permanent. The analysis of the rib is carried out like that of one way slab where the span and support moment and shear is gotten through beam analysis or using appropriate formulas from bs codes.
Waffle slab is like two way slab where the rib beam is in both directions. The ribbed intersect each other to form a box that is either filled using polystyrene, clay block or sancrete block.

I didn't say that we do not have such buildings in Nigeria. Its not economical and am not sure if you understand what am saying. How many manufacturer of Iron Steel do we have in Nigeria? I don't know of much; especially when we do not have enough power for our home yet. W2x..., L2, T2 etc are too costly to purchase in Nigeria. And by the way, there is nothing going on in Nigeria that im not familiar with. I don't live there,but im never too far away either. Love Nigeria like KiLODE!!! I know about EKO Atlantic way before most Nigerian did and as you can see there, not much of it is steel structure so far. And that's the only large single concentrated project thus far with pedigree
n3xt: You're not based in Nigeria I guess. I can show you 100 buildings built the same way in Lagos, Nigeria. It's not a new thing and there are hundreds of steel plants in Nigeria.
The largest steel structure in Africa (adjudged to be the biggest auditorium in the world) is the RCCG 3km by 3km Camp, all the steel used were from local manufacturers while Nigerite did the roofing.
The above explanations covered the idea for its use. I will not recommend it in Nigeria because the method requires close supervision and clear structural mathematical calculation. Less me just say there is less room for mistake when building such deck. The iron used has to be the right Fy and the concrete right Fc as well. Concrete characteristic is compression strength, while iron's is tension. Tension is experience in the bottom of a slab while compression is exact on the top section of a slab. if the bottom section does not deform excessively, then the concrete at the bottom area of a slab do not serve much engineering purpose other then composition for the iron rod. Anyways, i have to stop here before i loss non-engineering NL
This is how most structural engineers are trained to design in the US. Its actually the best method of building multilevel accommodations. The only problem i ran into in Nigeria and the application of this method is the lack of steel plants in Nigeria. Hence the expensive cost of importing the needed steel specifications.
EgunMogaji: Concrete facade covering a bolted inner frame. It's how they do most commercial structures now in California. They put them up unbelievably quick.

The best way to deal with omo onile is to buy from gov period. The second best is to become omo onile yourself. When you are looking to buy in such crazy areas, first come and play in that area first. Eat dinner and drink at their local joints. Get to know who is the "Capo" and start doing the needy. Ones the know you and are familiar with you, then you tell one of them to help you look. Then you just show them the one you are interested in. They will look into it and guide you through.
