Boss, i believe i was quoted #7000 and #600 to install each too. The price difference from the Old method was like #10K. With all the wahala i was going through to get them to be innovative, i settle for their old method because i felt like they dont understand or are not willing to do the Ring Method.

Unfortunately or fortunately, if you are my tenant, i want to do somethings different to the usual in Nigeria. I believe any apartment should have the basic living items; toilet, kitchen, stove, water, security and electricity. Even if its a room that you are renting, it should have all this amenities. This is my standard. Am even considering monthly rent rather than the yearly. Basically, trying to give back to my society and making accommodation easy for young Nigerians. Sorry, i was reasoning like you until i experience Igbo tenant. when everybody advised me to not let our family house to ibo, i called them all kinds of names. My aim was to setup the Kitchen, toilet, cabinet and dresser. I bought all the materials needed except for granite canter top; which everyone one refer to as marble; and it took me a week to figure out that we were talking about the same thing. Went home for about three weeks to do some things on my project. Did as much as time allowed.

I agree with you. I just wanted to highlight the fact that he does has potential, but because he refuses to take to correction, he keep messing up. I see a lot of young Nigerians doing the same too. I know people personally that i are good but because they believe that they are so smart, the keep doing scamming people rather than do honest work. The sad part is that, had they done the right things, they would have earn much more legally without watching their back and with less work.

Lagos-A 37-year-old estate agent, Bosun Shoyoye, who allegedly stole N5 million was yesterday arraigned before a Lagos Magistrate's court at Igbosere.

The defendant, who resides at Imedu Awoyaya, in Eti-Osa Local Government in Lagos is facing a two-count charge of conspiracy and theft.

The prosecutor, SP Eshiet Eshiet, told the court that the defendant committed the alleged offence in September at Ibeju Lekki area of Lagos State.

He further told the court that the defendant stole the N5 million from one Adebayo Adegbola under the guise that he was a reputable project manager, and that he had handled several estates projects for several people, which he knew to be false.

According to Eshiet, the offence committed was contrary and punishable under Section 312, 267 and 285 of the Criminal Law of Lagos State, 2011.

However, the defendant pleaded not guilty to the charge and the magistrate, Miss Olanike Olagbinde, granted him N500,000 bail with two sureties in like sum.

The case was adjourned to December 15 for mention.

I'm contemplating getting me a gun for the safety of my family now. This could get nasty and out of hand very quick. Having an option is always better than not having one at all. Nigeria has its good and bad but it my first home always. I love all her imperfections and hope to contribute to her development to what i will like to see

I was given a quotation for a front Door amounting to 13ok in Abuja....I've not seeing the Door myself though... was told it's a China Door Bla bla bla.....i don't knw why I'm finding it hard to upload the pix of the Door. If I can get this Brand, I'll be ok with it...and not the 13ok Front door in this Buhari administration. ...lol

I know some post-graduate students in Babcock (i.e. MPhil & Ph.D students) that would certainly be interested in these apartments.

The front door is #52k each and the Rear is #35k or so. The inflation already factored in. I Heard the fabricated doors are stronger but my experience thus far has not proving this fact. Im yet to see a china door like my broken into in robbery attempts. And non have i heard that the Fabricated one has given way at robbery attempt.

The only deciding factor for me is the NOISE from the fabricated door. SO annoying!!! and secondly, the finishing isn't that great and finally, its just as expensive, if not even more expensive than the china.

Most are force to use fabricated door due to customization; their door ways are non standard measurement.

Since i criticized the OPIC and Ogun State Gov. for not been transparent on their New Makun City allocation, its only fair that i update you on progress thus far.

I finally got an allocation letter two day ago after three months of calling and emailing and sending my agent after them in abeokuta. Thank God i paid in full; those that were paying installment are told that there is no more land and should come for refund if they are not ready to pay in full now. That wasn't the original deal!!! its so not fair to them. I told my cousin then, that its better to pay upfront. by doing so, you will have a leverage to make demands if they are not forthcoming. Now he might not get any land after tying is money down for months. I hope OPIC sticks to their promise because they are the one that proposed the installment and promised they will reserve lands for them.

Whats next? we have 18months to work on the lot, but haven't given us our survey yet. Hope that comes in on time and the building permit are process within reasonable amount of time for allotted to meet the time set out. Good luck to me and others out there that bought into the project.

Lastly, if you bought into New Makun City, please make yourself known, it will be nice to form a group for the estate and pursue common interest via the group. Peace!!!

This is typical of us. these are contemporary homes. Not the usual we are accustom to seeing in Nigeria. The price is reasonable for responsible person that is young and willing to live within his or her earnings. Some of us are poor but want to our first home to be a mini mansion.

Finish your house to liveable standards or to your specifications. I am not saying you should buy gold faucets but make it liveable. The misconception property developers have in Nigeria is wanting to recoupe their capital as early as possible. There are 3 investment vehicles and their functions. They are

1.Business owner/sole proprietorship-this is where you make your daily and everyday cash. As a smart person the excess from here is converted into the other 2 vehicles to preserve wealth.

2.Paper assets(shares, stock, bond, option, debenture, tenured deposits)- this is the second investment vehicle that brings in money reasonably fast also but comes with high risk and this leads us to the third vehicle that will almost always pay you, pay your children and grandchildren.

3.Real estate-this comes in many varieties too, now take note that while people buy or build properties for capital appreciation, the really smart buy it for security of funds and constant cash flow. No matter what your property will always pay. That is what you should look at, not how long you will recover your capital but the duration for which it will continue paying you.

See property as a business with monthly income and expenditure, if your income is more than the expenses from the property, it means your property is self sustaining already. Now you can go further by amassing them until it is bringing income more than your monthly expense. Now you are a truly rich man-a wealthy man. You so not have to work to sustain your life style because your property brings in rent that covers your bill.
