I will like to patronize our cabinet maker in Nigeria. I have couple of ideas and i will like to see if someone in Lagos or Ogun state can develop a replica for me.

Also because of my floor layout, I need clean line kitchen like the attached.

its more economical to build as cluster, but i want to differentiate my project from the many to come in that area. The Studio apartment idea will saturated the whole town soon; you know how our people are when they see that there is money to be made!

I want my to be the exclusive one; and i believe it will be, because not many of our people will purposely minimize the use of such prime land.

The question i want to ask is simple: WHO OWN THE LAND? LANDLORD RIGHT?... so i own a land that i can not build on? If its a permit issue, why not seal the shop until the permit fee is paid. The issue of permit has to do with usage right? I read somewhere that the want to stick to residential but yet they are asking them to PAY 40M, FOr what my people? its either the area is resident or commercial!!! there shouldnt be asking for money if the usage is wrong; they should just announce that they have violated the usage code and it will be demolish. period

The state government last week announced she will be clamping down on illegal structures starting from the island i.e. Ikoyi, VI and Lekki etc this is the beginning ..... I know that structure it's illegal it's was just newly constructed as an attachment to an old building. If u notice the main building wasn't knocked down. I can say permit wasn't gotten for that. But the state had already announced it was going to take down such structures. It's unfortunate biz has been taken away from people. But the government did give warnings, the landlord should return rent, pls folks should alert their people who run biz in such buildings to take note cause the govt will come like a thief in the night. This again is not new to Ikoyi cause u wake up in the morning and notice ur neighbors house is no more. But this only happens to illegal structures and illegal tenants

Hello NL,

we commence the roof work today. All is well for now.

The Neighbors on both sides are prompting me to fence soonest cos one buried is late wife, one feet into my property line. I forgo it and counted it as honest mistake. Now the same guy is building his foundation to close to the property line again. Im not going to be so nice this time. I plan to fence right on the property line and I will not care if it blocked off his windows.

The other side, the guy went ten feet beyond his property line and build a corner piece. But he admitted that it was a mistake on the Bricklayer and he will correct it.

Anyways, attached are some update pictures, enjoy while I go find money to do fence sharp sharp!!!

I store cement at major dealer stores, I pay for larger quantities and pick them up in 100 and 50s .

Hi Fellows,

Some work was performed on site recently. Fired the original builder and hired a new one. We can not have a population of over 170M and still be dealing with lazy and bad contractors. If you not ready to follow simple instruction and do good honest work, then i will fire you and hire the next guy. There are lots of people that need the opportunity.

While am still very young, I do agree with Dio's view. I don't get involve in peoples problem back home. I help those that are trying and ignore the rest that are lazy. My local friends are often time refer to the ones from US when we go out and that's cos am always very simple in everything I do. Don't want to live in the rich neighborhood like LEkki or VI. I prefer so lowkey town close to my village but far enough to be a getaway at the same time. Like village feel. I can always go anywhere in Nigeria to feel the City Life when needed. Nigeria is actually not that difficult to live when you are not caged. you can travel abroad whenever you like and do as you wish, but when in Nigeria, just keep lowkey and you will be more fulfilled... just my one cent... I visit Lagos on N50k budget most of the time for two weeks and don't miss anything. IM iJebu by the way!!!!

Sorry for just responding to this matter. I actually didnt notice the brick material you used for the foundation wall. My structural opinion is that first, you are not using concrete blocks in this project and secondly, i might be wrong, you did not show a Beam crossing to connect the columns in the displaced picture.

The first issure: The clay bricks are not suitable to stick to the concrete columns like a concrete to concrete material would. therefore, you can not treat the brick as structural. That means the bricks are just there for partitioning.

Second issure: For the proper Beam N Column design, you must cross the a beam to connect the columns at relatively short sections as you build vertically. Like i said earlier, am assuming no beam already in place cos i did not see any in your picture attached

I had the same experience with my lintel concrete cast too. Remember you advice me to not expect perfect job. See my own issure attached

So with Spyders method, everything is straight, plumb and no "pregnancies".

So it will theoretically take less plastering labor and materials.

Once again, thanks to you all for rejoicing with me. There are so many questions asked that I dont even know where to start. Well, for those asking for location, it is in Lagos, around Iju-Ishaga, Agege axis. I cant reveal more than that for security reason.
As regards the cost of building, I will say something around 11million. This is so owing to the quality of the materials used for the house, most especially the interior decor. I could have spent something less, like 9million. Each room is ensuite with modern day facilities.
I used around 150 bags of cement alone to do plastering. Dont ask me if artisans did not cheat me.I was my own engineer. I was always on the ground to monitor everything happening on my site.
You can use less depending on how solid you want your wall to be.I need to add that there are 2 gates in the house. Both cost around 200k

For those who think that I have the money, so no need to say that I was pushed to do this. Well, lemme tell you that when the work began, I had around 3million naira. And that was meant to buy a half plot of land at Obawole, Fagba. The plan then was to just buy the land and see what could come up for the development. But the land I wanted to buy was sold to someone else . I never knew the Lord already had a better place for us that wont cost that much. I got the land, about a plot, for less than 2 million.

This project is a testimony in many ways. Shortly after getting the land, my mind was always there. And the fear that Omo oniles could take over if not developed made me begin the work. It wasnt really easy. Omo oniles were on my neck 24/7. But I was told then that house builds itself. Beyond my imagination, lines began to fall for me in pleasant places. I got help that could make the work progress. I got a better job and the likes. It is a long story. But one fact I remember then was that my meal was more or less once in a day. Most times it was beans! grin grin The fear of omo oniles too has now reduced.

May I add that the thougt of having my own place never occured to me at all until when that neighbour of mine was making life difficult for me. And of course, some Nairalanders suggested I get my own place. It was initially funny to me. But at the same time I decided to give it a try.

For those talking about taste, HMMMM, I can see that you dont know what it takes to get here. I could have made the exterior more colourful than that though, but if you know what is called security and the environment you find yourself, you will not dare do what will make your house kinda attractive to some bad guys. Most houses around mine dont even have their exteriors painted. I agree with those who suggested colour combination. I can work on that at anytime. Painting is more or less the easiest part of building.

I just finished doing the interlocking. May I let all know that you cant finish building your own house. There will be need to do adjustments every now and then.

I hope I have been able to do justice to some of the questions asked. Thanks once again for your inquisitiveness. May the Lord build good houses for us all.

Good day gurus in the house and friends in diaspora. Please I'm monitoring a project for a friend who lives abroad. They just concluded the DPC and are working on the block work of the ground floor of the duplex.
While the plan shows the wardrobe position to be demarcated with blocks, the supervisor thinks block work for wardrobe is unnecessary and out of fashion. I am confused as my friend is a rigid person who might want to see his plan executed the way it was drawn unless if I could be convinced otherwise.
Now the question is, is it really out of fashion to build the wardrobe wall with blocks?

Yes, I have suspended the project till am able to be on ground later this year. But I am still working on the project indirectly buy buying accessories for the project; roof is bought, arranging for buying windows and doors. am basically using the down time to procure all the material to finish the project. So upon landing, all I have to doing is install everything.

I too have learned the value of "being present", since nothing seems to happen the moment they know I'm away, even for 1 day.

And the locals will complain if we don't give them jobs, yet make the worst of it. More than once I've contemplated bringing workers from the SW that I'm familiar with to complete the job sharp sharp.

Sorry. My fellow Nigerian, we are who we are, period!!! we make live difficult for our people; in turn, ourselves. There is nothing you will do in Nigeria of today and not have a fellow Nigerian come in to create hardship.

Go there when you can and preach what patriotism is all about to whoever you find there; embarrass them and call them bastard without actually voicing it exactly. I do that all the time and it sometime works. They get embarrass that you are accusing them of not being true and faithful to their own country. Tell them that they are indirectly cursing their children.

When we complain about Nigeria not moving forward, we keep forgetting that its as a result of our own doing by obstructing our brothers and sisters since we are the Oga today, forgetting that we have children behind us than will go through the this same system. I distaste situation like this. I suspend my project because of similar situation. I will continue soon, Nigeria is ours no matter the problem. Take time out to cool off, then put forward. So this story done get K-leg oh... remember we had redone the roof? Well, it turned out that the roofing people had left one side of the facing board unclad, and they had also left that side of the woodwork (about 1.5 ft of woodwork) uncompleted. So there is a gap in the roof of 1.5ft by 20ft in the roof. They claimed that they ran out of materials to finish everything in one day. Roofing that we've already paid for all materials. This is a SIMPLE flat roof, so how can we have miscalculated on materials?

No problem, let's restart on Monday. Suddenly LGA boys show up and start their wahala, taking cement, zinc, tools, from the site. We had settled these people more than 6 months ago, but it seems the oga and deputy we gave money to simple ate the money. Now they are asking for 240k before we can continue roofing.. All the money and effort spent on removing panels, wood, aluminium, etc seems like just a waste since the decking is getting soaked, just like before. I done tire for Delta.

It seems too much of a coincidence that these events happened and I smell a rat... could it be one of the roofing people? The engineer? I'm beginning to get paranoid and the trouble in this place is really discouraging any kind of development.

Hence, beautiful concept without economic value is useless, concept without functionality is useless and concepts that do not take into consideration limitations of the country and availability of standard design materials and elements are not safe, therefore, are also useless. I need not defend Civil Engineers, next time you want to talk about us, compare our training curiculums first.

The hard truth is an architect draws pretty pictures that he has no idea how to make stand. There is no limitation to what an architect can model. One can model a completely suspended building in revit, archicad.. Can cantilever 40 metre span.. Can have an overhang of 400 sq metre supported by just a brick wall.. It is all just pictures and models.. The civil engr tells him what is obtainable within the budget and the prevailing technical conditions in the country. The way the industry works, engrs call architects dreamers and architects call engrs killjoys.

You dont hve to feel bitter about it. It is one thing to dream, it is another to make it work. It is not too late to go get a second degree in civil engineering so you can have all the competent technical know how you require to make your projects be the way you wish.

moreso nigeria isnt dubai, it is the truth. Such pojects require a lot of money for an engr to be able to explore alot of options and assemble a large competent team. Here it is hard for a civil Engr to even specialise unlike in developed nations. I have carried out many projects that budgetary constraints made me negotiate modifications with the architect. Heck it is almost mission impossible to produce grade 40 concrete in Nigeria which is the minimum grade of concrete in eurocode. The yield strength of rebars in nigeria mkts can not be vouched for, some are as low as 300N/mm for socalled high yield meanwhile it ought to be 460 minimum. Clients refuse to carry out proper geotechnical investigation that would educate the engr on the soil bearing capacity the structure would sit on. What are engrs to do? These factors greatly inhibit our engineering capacity. Even when u profer smart solutions that would save aesthetics, the same client wouldnt be able to afford it. The client doesnt want to spend money on his own project, the engr isnt paid something that even encourages thinking outside the box but the architect is still drawing beautiful dreamland pictures without taking into cognisance the difficulties and risk it would pose in a nation like ours.

Yes there are incompetent engrs and i agree many of them hide their incompetence by avoiding projects that require the most basic ingenious solutions. I have met a number of them, but the truth is alot of folks who parade themselves as civil engrs are not, even Architects also parade themselves as engrs and i have met a good number of incompetent architects too. I work as a consultant/design structural engr and i know the sacrifices and efforts it takes to be a competent engr. Civil engineering is very tasking, intellectually and otherwise. Yet an architect would dare ask an engr to carryout structural designs for peanuts. They want you to offer competence at the fees of quacks.

If you want competence, you must be ready to pay for it. You shy away from employing the service of a competent engr because you want to cut cost, only to run to quacks and come out here and insult an entire profession based on your experience with the quacks, it is not nice a thing to do at all. If i wrote an epitsle detailing the level of incompetence of some architects i have worked with, generalising and ridiculing your entire profession, how would you feel? There are many civil engineering consulting firms in Nigeria and they are very competent, employ their services. Most of the foreign construction firms employ the services of indigenous engineering consulting firms, I dont think you know better than them. I too am a competent civil engr and you can reach me for your structural designs. I have expertise in steel and reinforced concrete structures and software proficiency in STAAD PRO, Tekla Structures, Revit Structures, Robot Structural Analysis, SAP 2000, Orion and Auto Cad.

Oh that reminds me, you made mention of detailing in Orion being bad. Oh yeah every software has its limitations but it doesnt make one incompetent to employ them. Orion slab detailing is a disaster, its foundation details isnt a sight to behold either. I only endorse its beam detail but that needs some tweaking too. Personally draughting using Autocad is still the best due time the flexibility it avails its user but it is a painstaking process and involves too many repetitive and time wasting actions. To avoid this, Cads RC and revit structure can be employed if one can survive the learning curve. To engrs please make sure you understand the software you use perfectly well. Orion doesnt span slabs purely in one way, doesnt matter if u change the slab type.. Also be sure to introduce hinges before analysis because its details doesnt cater for fixity. Its foundation footing sizing is also too conservative. Personally, good old manual structural designs and calculation is a favourite and is always a good backbone, however automating the process makes it speedy.

Lastly engrs please a software is a garbage in, garbage out tool. You can't get what you didnt give. It is only to automate what you already know not what you dont. An engr reads more on graduation than he did in all his years in Uni combined, keep developing yourselves. Hopefuly we would take our profession back from the quacks someday.
