Hi Bro. Congratulations on your project. On the matter of traveling, the advise not to travel is part right. The issue is when you travel without proper arrangement. If you travel and try to stay in Canada without resident papers, then you are looking for trouble. You are actually a step ahead by listening to pple on the building construction rather than waste that money to travel. what i tell my loved one is to settle in Nigeria if they have something going for them. You can Travel abroad at any time when you are successful. I have been in US for 20 years and my life dream is to return to Nigeria as soon as possible. Im aware of the hardship but if i put in the kind of effort i had in the US, im very sure i will be doing better than im currently doing. Im not poor here but i invest in Nigeria because its easy to enter the business arena in places like Nigeria than here abroad. And as an engineer, Nigeria has so much opportunities that are yet to be cultivated. Your goal is to see the world and learn from abroad what can help you develop in your own homeland. Successful pple NEVER leave their base. E.G Mike Adenuga, Aliko, Alakija etc. These pple has all the money in the world but why didn't they just leave Nigeria ![]() In my opinion, you are successful when you can be in your own home among your pple and can still get the best the world has to offer. Your observation is duly valued. The issue with hostel in Lagos Metropolitan is the high cost of land. For the price of a good land near the business districts, how many hostels can fit on a plot and still be able to recoup investment within reasonable time. Only Gov can venture into that line in places like Lagos. as you know, our gov does not do charity like other develop society |

My Observation Lately I have to apologize in advance to all our Babas in this property section that started this storm of knowledge sharing on here. I notice that prices are no longer documented as it was when the revolution began. Did i miss something or did the house decided to be discreet about true cost of items and project? It will be sad if we have decided to return to secrecy on this forum. That part was the Ginger for me ooo. |
you are absolutely right. The recent development at that estate is unbelievable. wish i took more picture of the areas with the houses. I lost a memory card with all the nice houses. Im still working on uploading the video clips too. if you don't have to do a 9 to 5 job, that place is idea. i lived in Ijanikin too in the early 90s. went to FgcI primary/Nurs school then. i actually own a piece of land in that estate and cant wait to develop it for myself. |

Hello my ppl, There are many communities in Nigeria that are underrated and underrepresented online. Such is Opic Estate Agbara. Even the Opic government are not doing justice to the Estate. On the issue of male to female hostel, i'm all for responsible person, male or female. I understand the view of both parties and its pretty much valid on both side. I believe in equality for all. so my project is open to all. But order will seriously be enforced. Thank God Buhari be the Presido! lol |

I have looked into clay bricks method and tried to incorporate it into a design for a country villa, but it's wasnt practical cos it was hard to find workers with the expertise. I was going to design the exterior with conventional cement bricks and design the interior with mud bricks. After asking around for worker in the line of good old method, I was told that nobody near by can do it and it will actually cost me more to have it done. It's unfortunate cos my dad used this composition method in our family house in Magodo Lagos years back |

Its obvious that people design their homes base on how and what they cherish. I for one do not like big house. If i have all the money in the world, i will prefer to living in a penthouse in a high rise building or chalets with lots of land mass. I don't do columns, waiting rooms, and SERVANT quarter either. its just my personality. i like my space to be private without outsider living with me. so, small living area is my reference. |

I really can not say, but what i can say is that the pay we had wasn't a living wage either but we made do by sharing room, expenses and sacrificing a lot for better tomorrow. i swell, if i wasn't a US citizen, i would have returned home. our friends that weren't had to suffer and most of them fell into crime to make hands meet and paid dearly for it too. i got your point and i hope you get my too! Good Day Sir Haji.M, we are very conscious of your concerns. The project has three targeted occupants and they are students first, then university stuffs and last result will be a Guest House for visitors to the town. The School in focus is a religion private school called Babcock University. I m of one of the major families in the town. The demography of the town is very known to me, hence the provision of security for the building. While God Protects, we intent to provide cutting edge security management for the building too. That's why the amount of apartment Unit is so minimal. Please keep these pointers coming, i very much appreciate them. Thank Boss |

while everybody is entitle to their thesis about Nigeria Vs Abroad, the problem here is simple. Most Nigerian are not patriotic and are cowards. The situation in Nigeria is the result of the aforementioned. most of us will not do the things we do abroad as stepping stone. Eg, no body will do security to earn feeding money then attend school to obtain higher degree. Nobody will clean old peoples ass to earn Nursing degree. Nobody will work in a Mc D. All these are what things most ppl do when they arrive US initially. until we start doing things in order, life will continues to be hard for black people PERIOD. Oyinbos love their land and will not run when things are not going smooth. they will face it and over come their issue. How many recession has passed in US? every ten years, US experiences recession, you don't see them running for the airport like black ppl do |

this the problem with our people. if MTN feels the pain, their home country will show some respect for Nigerian. and for all saying that MTN is doing us a favor, please!!! if they leave, a nigerian can do better if we care to do so. there is nothing we cant do. we go abroad and apply our self to be the best outside, but will never do the same at home. how do we expect nigeria to grow. I already start my own boycott, no MTN for me and beside, i support our own brand always till they become the best Glo for life! if we all support our own, Glo can be better than MTN. or better yet, another person out of the 170M nigerian with brain can come up with his or her company for GOd sake! |

Hi Oga Spyder, I'm a Civil Engineer in the US. I want to assure you that your foundation is adequate. I don't believe the cracks are resulting from foundation movement. I will suggest that you check that corner of the room and pay attention to the DPC. if the dpc is still intact, then its not a foundation movement or settlement. The area between the two windows is my suspicion in this matter. The tributary area has been compromised during demolition of the wall. I wish there are more details of the cracks. are there cracks throughout the building or is it localized to that corner alone? and the pit for sanitary is located to the back of the hallway. if my observation is correct, the opposite of the house is what's experiencing separation. and the pit will have to have experience serious dynamical effect before the foundation will yield. I must not leave without commending your integrity and honesty in bring this issue to light for the public to learn from. and by the way, the topic is the best for this page.
