My Ogas them in the house. I have built my house up to roofing stage. My contractor have been bleeding me seriously because I am not on ground nor any siblings of mine to monitor this my project. He practically charges me double based on the information I have gotten from this thread with the excuse that things are now expensive. Is there a way I can be able to ascertain the square meter of the roof size to be able to know the amount of wood needed for the woodwork and the square meter to determine the roofing sheet (shingle black) I will be needing for this building? The attached drawings are the only ones he gave me. He said he can’t give me the exact or estimated square footage of the roof until after the woodwork. How true is this? An approximation even if not 100% accurate, of the square meter this house will need for roofing will highly be appreciated.

Looking at your floor plan I am trying to imagine what the designer intends to achieve.

On the ground floor plan - wrong annotation of space. the space on the right side of the ante room should be a bedroom and not a living room.

The position of your Living room and dining has no atom of privacy, could be likened to a circulation lobby. not properly zoned.

The emergency stairs that lands into a walk-in closet, I don't know what you intend to achieve with it. Is it to escape from criminals or evade law enforcers? There are better ways to handle such designs and not like what you have there and such are usually comes with a non disclosure clause.

2. Poor light admittance to the lobby. The secondary windows on the foyer and store walls will most likely not be functional.
3. Introduce more windows to the lounge.
4. Toilet orientation not too good.

Hello Family. I have 30 plots of land I would like to convert into an estate with proper designs like drainage systems, layout, fencing that would shield it out from the other area. Most importantly, the layouts, I want it to be way different from every other communities in the whole area.

Who do I reach out for the professional design? An architect or an estate surveyor? And how much would that cost.

NB: This is a long term goal

The right thing to do is to engage a town planner to get the layout designs; drainage system, power/telecommunication lines, road networks, subdivision of plots etc. when that is done get a chartered architect to design the buildings.

NB: the planner must work with a survey plan. so the chain is more like from surveyor to planner then to architect.

My brother do you know that a white friend of mine (French Man) in Lafarge Cement Company, Cross River, confined to me that our marketers and politicians are our biggest problem and hindrances of progress in this country, he said that until last month august 2023, that their company price of cement was #1,500. That they recently added #300 making #1,800 because of the recent Dollar to Naira crash.

He said that they have only five patent marketers (distributors) of which most of them are top politicians and political godfathers. The French Man told me that these 5 marketers and other patent cement marketers across Nigeria are the ones that determine the cement price to consumers.

The man said that they were shocked to know that cement which they produce with about 95 percent of the raw materials being sourced in Nigeria here are sold to Nigerians over #5,000 per a bag.

Is really a pity, according to him, the marketers used the patency agreement to ensure that the individual retailers and consumers are not sold to, to maintain their monopoly and price control.

So my brother, this is just the cement sector only, the same thing goes to petroleum sector, food sector etc. So you see why God cannot come from heaven to change things in Nigeria, the masses have to rise and revolt to save them themselves and children from clutches of these few greedy men, or they will all die of hardship and sufferings with their generation.

If you think that things will suddenly turned around for good by these Criminal leaders, cartels and political elites, by just praying to God, without God fearing and purposeful leader taking over the affair of our survival, we will pray until we die all

I did a quote for someone here and he just ask for my account number I thought he wanted to commission for the job… he sent me 10k in appreciation claiming that some people wanted to rip him off! he doesn’t need to do that but then conscience.

Your last word "CONSCIENCE" says it all.
This discussion here is a thing of human conscience and nature.
There are clients one will meet, just by honouring their invitation they appreciate and treat you like you guys have known for ages.
On the older hand, there are ones that by default are stingy.

Since this is a simple building plan, I better share the floor plans here. We are already making arrangements to start this work as soon as possible.

The rooms are small, we can adjust the sizes of some rooms where possible.

The absence of a kitchen verandah will expose the exit door of the kitchen to rain and direct contact with the sun which isn't ideal for me.
I will advise you put one, in addition to the above mentioned implication, for a low cost project like this the verandah can also serve as a point for waste collection, placement of gas cylinder or even hanging of cloths for drying.

Sorry for the late response.
The estimate to complete this project is a subjective one as we are looking at various options of finishing. We intend to make the centre a smart one, include automated collapsible walls and lots of other additions.

We are almost done with external plasterings.

Design reviews isn't something Any trained Architect should frown at, after all every design passes through juries in schools of Architecture.

However clients should endeavor to bring it to the notice of the Architect that his work must be juried before validation and final payment. It is also important that the client should involve the juror early enough right from the conceptualization stage till the final rendering of the 3D. At this point the job is as good as done.

The Architect inturn should endeavor to elicit requirements from the juror, keep updating the stakeholders till the final rendering of the work. At this point both the client and his reviewer understands clearly the outcome of the design.

This is the reason why I will always say that Architectural design is not a 24-48hr business.
The challenge here now is which professional Architect will agree to go into such agreement at the ridiculous amount clients are willing to pay.

It is an unfortunate situation for the Nigerian Architects.
