MrOkenwa: Engineers, Builders and homeowners. I need some advice here. I’m concerned about the wide gap between the floor and doors installed at the front doors and in all the rooms. It’s so wide that I have a feeling the tilers may not be able to close them all. What could have Been the reason for this? Pls how do you deal with that in construction? It is possible that the height of that door isn't upto 2.1m, then the mason in order to save his energy and time just did a lot of padding at the door sill. I will advise you pull out the door, get a good Mason to reinstall it. This time give good tolerance for the cement bed and tiles probably 50-75mm then fill up the space in between the door frame and the lintel. Case closed. |

We procured the following approvals for the project. 1. Change of land use (purpose) owing to the fact that it is a residential land use. 2. Demolition permit cos there is an existing structure at the site. 3. OCDA approval. The site measures approximately 900 sqm. |

To the Glory of God we have been commissioned to supervise the construction of a mini event centre.
Project details: Title - A 500 capacity event centre. Location - Owerri, Imo State. Client - ....... Architectural Design by - UC92. Structural design - .......... MEP Design - .......... Budget - #********* Schedule - 6months to practical completion.
Introduction The design is a mini event hall where activities like; seminars, meetings, workshops, club gatherings, weddings etc can be carried out. The Architectural design consist of the following spaces; Entrance porch. Reception. 3 mini halls. 1 main hall. 2 staircases. 8 convenience. Concourse. Backstage. Stage. 2 stores.
Detached is also a 4 bedroom guest house where some event participants may pass the night, a restaurant, kitchen and a security house. |

[b][/b] diordaves: That's an excellent architect. Attention to details. There is too much cut and paste in the industry. In most cases, no trouble shooting of design concepts before delivering to clients.
I'm of the opinion professionals should not be lazy. There is again too much finish and go mentality in construction. Cool down, check and check again before delivering your work to clients. Architecture is not only about bling, bling 3D rendition, but functionality is key.
I wanted to ask the same question when I saw the work, but you beat me to it. I like the way you reason vis Architectural designs. I get shocked when some persons here brag on how they can deliver a design in 48hrs. |

The flow is okay to me, given that it is an open type of plan, and for the toilet, i won't recommend that, but i have witnessed a toilet in that form in use with little or no issues, serviced apartments here in lagos use it, with good piping and constant electricity, it sure do works. Ventilation is not the only design consideration. Circulation, natural light, vehicular movement and parking, zoning are all important in design. The space a available for turning isn't upto the standard radius in the garage. Remember not all car owners are good driver, so be ready for car and building repairs. For me, I won't recommend the design for anyone. |

ngBuild: Why do you say so sir? Only a robotic car can park at that angle conveniently on the ground floor. For the ground floor parking to work, it should be a tandem arrangement where the car just moves in straight from the gate and parks then another one parks behind it. Tandem parking isn't even a standard practice. The first/second floor lacks order like a chaotic circulation. The toilet na wahala. The only good thing in the plan is the cross ventilation and lighting. Aside that it lacks critical design thought. |

Without wuruwuru, what should be expected on such land with a parking lot sir? Please check what is applicable in your local planning authority vis setbacks. Just did a little check, you could get setbacks of 1m on left and right sides, 2m on the rear, 5m on the approach. 2bedrooms of 2.7*3m sizes only one of the rooms will be ensuite with a convenience of about 1*1.8m. one other convenience for visitors and the second bedroom. Kitchen with size of about 1.8*4m. Lounge of 3.9*4.5m. a staircase of 1.8m width. With this you would get just two parking lot. The gate could be made wide enough to take two cars at a go. To use your ground floor for carpark, do a viability check before you consider that option. |

I was sent this plan.. A 3 bedroom + office measuring about 22m x 9m.
Need constructive criticism. And rate the architect from 1-10. One would have given an informed criticism if you posted the site plan, at least from there we would have known why the designer chose to do certain things the way it is here. That notwithstanding, I will point out some things I am not comfortable with. 1. Laundry-kitchen relationship. The activities to be carried out in this two spaces are in no way related and shouldn't have a strong relationship. Assuming you have a little kid who just defecated, your wife is making a delicious meal in the kitchen can you at that moment take the kids clothes with all the faeces on it to the laundry through the kitchen to wash? A proper laundry isn't just a space to keep washing machine, you need a space for ironing, hang-drying cloths during the rain etc. 2. A closet is a closet and not a lobby, you do not access another space through a closet. 3. Dead lobby 4. The store needs natural light 5. Poor dimensioning. 6. No dimensional coordination. 7. Not too good graphical representations |

Oviebright: Both architectural and structural drawings. What about the supervision fees? It's a for a week or less of decking. Supervising the carpenter and iron bender. The full package should be; Architectural, structural, electrical and mechanical designs all affixed with professional seal. The structural should also have an analysis sheet. For the supervision fee, it depends on the level the supervisor is operating on, so I can't say if it is high or low for the caliber of person involved. PS: are you at the design stage and at the same time decking? |

Is it gfair or expensive? I'm helping a friend build his house cos he's not presently around. The design fee is okay. Hope he is giving you the full package? |

Though somone said the down floor can be used for the car park by constructing a "suspended/hanging" foundation. If you will use the ground floor for your parking lot. The implication is that you will have 2 suspended floors in order to get 4units. |

If your plot size is 9m*36m(324sqm), you can get something out of it but not without a compromise in terms of spatial allocation, setbacks etc. You likely may get just 2 or 3 tandem parking lot. Getting the design approved, you will have to do some wuruwuru with the authorities. For a plot size of 15m*15m (225sqm), it won't work out. |

Kingdemu: Pls Sir, what's this maintenance that's always talked about when falt roof design is mentioned? Is it that it should be reinstalled after a specific period of time or a certain professional needs to climb up there at specific periods to do something up there? Kindly educate me pls. Thanks. Flat roof is good, it looks wonderful yes. But if you are to use a flat roof design in your project, please ask your self this questions. 1. Can I afford to repaint my external walls at least once every three years? 2. If I am using a roof gutter on my flat roof design, do I have the strength and resources to always inspect it and keep it clean at least once every month? We seem not to know the impact of weather on buildings. I don't think there is anything resistant to weather forces. I will only advise that if you are so in love with a flat roof, do a monopitch, give it the standard eave covering. That way you still create whatever aesthetics you have in mind. Do not expose your external walls to weather in the name of doing a roof gutter and parapet walls. PS: I have come across countless of flat roofs with roof gutter and parapet walls that were later roofed with pitch. |
