Updates.
Sincere apologies for the lack of updates, lots of activities yearning for my attention lately.
We have concluded with the levelling of the walls. We have also received tenders from some selected steel roof specialist for the roofing of this project. The construction of the roof beam and parapet walls is next on our schedule.

Block work is almost at the lintel course here. Iron fitter has resumed work for lintel.
We have invited some steel roof specialist to tender for the roof fabrication. Will keep you all updated.

QSFemi: At bolded, that means you're not considering the fact that there are many procurement routes in the construction industry.
Design and Build is of of the methods of procurement whereby a consultant can also act as the contractor. Even for DandB projects an independent consultant should be engaged to checkmate interests. I say it again, it is unethical for an Architect to be a consultant as well as a contractor in the same project. You can't be a judge in your own case. |

QSFemi: Chronicles from site.
A client hired an architect to design and construct a small scale hotel development for him. Both the client and the architect happened to be friends prior to the job. The client paid money to the architect and by extension the contractor and work commenced immediately.
The contractor did not bid nor submit a bill or quotation for the job, just oral agreement. Being friends, the contractor comes for money anytime he runs out of money given to him by the client.
At a point, the client felt he has spent enough for the project to have been client and the contractor said more money is still needed to take the project to completion. They got stuck. They both hit an impasse.
The client, in his own way, to get the contractor to complete his job without further payment resort self help by threatening the contractor and having him beaten up by hired thugs on several occasions. The contractor reported the case of threat yo life to the DSS.
What happened to be once a blossom friendship has turned sour and created serious enmity among these folks.
DSS hired us as Quantity Surveyors to value the total work done on site on order to reach a reliable solution to this situation.
This is one out of many of disputes that do arise from construction contracts. Even contracts that are well intentioned, planned and necessary documents in place prior to execution do lead to disputes.
So, my call to clients and contractors is to have well defined scope of work, specifications, written contract agreement, all working drawings, contract bill of quantities and bond in place to stem this ugly trend.
Good evening from my chambers of Choice Cost Consult. I doubt if the "Architect" is a professional. An Architect can't act as a consultant as well as a contractor in the same project, it is unethical. The guy needs to be questioned. |

damsamkoko: Hello guys, I’m currently working on a personal project. (3 bedroom duplex). I’m ijebu, Ogun state. I gave a senior colleague at my former work place my Design’s to help me process approval and one way or the other he kept promising postponing things. Due to rapid increase in cost of materials, I started the project without approval done yet. Now I have gotten to decking stage and still nothing with the approval. so I had to pause to make sure the approval is done before I continue, even though I would have to pay fine now that I’ve started. The process is going fine with the approval and I hope to continue the project next month. You can see the plan and level where the project is at. I would have brought this up here earlier but I was only searching for some solutions when I got to know about naira land and this thread seems perfect as I can easily get recommendations for professionals to use at every part of the construction. Any ideas and critics are welcomed as no one knows it all. I would love to see your views. Also I would like reviews on the roof design I intend using. I have several questions which I would ask accordingly as the project moves forward. I commend the designer on his/her graphics. I will advise you introduce more windows on the blank walls in the lounge( I know you may be thinking of having a large TV niche there) and foyer to introduce more light and ventilation. Your zoning of the reading area is wrong. You can't position a reading area(private) having a strong relationship with a noisy area like the lounge. Secondly the reader may not concentrate as a result of the aroma of the nkwobi emanating from the kitchen. I will suggest you move the reading area to the first floor. Circulation is okay but fenestration is not too okay. |

We are making adequate preparation to carry out concreting of the suspended floor. Formwork is ready. Iron fittings done. Plumbing piping ready. Electrical piping yet to finish.
We have two R.C stairs on this project. One serving the backstage and the other serving the reception. Both have been completely cast for easy access of labourers for casting. No wooden flight hence no waste.
We will have to extend all the column rebars before we cast.

Laudbtc: Hi guys, please I need a little bit of review on this before kickstarting. It’s a 3 bedroom bungalow Increase the size of the door connecting the foyer to the lobby to 1.2m. Open a doorway (archway) between the dining and lobby so the lobby can be lit up Personally I will close up the door between the kitchen and dining, open it to the lobby for sake of persons in the lounge or dining not peeping into the kitchen. The door in the master room leading to the verandah should be moved to the right corner of the room so that the spaciousness of the verandah can be effectively utilized. Lastly, you need a guest convenience. Your design is okay. |

#Progress. We quickly did casting of our first staircase for easy access to the first floor, this would eliminate waste of doing a wooden flight.
Iron works still ongoing. Laying of nylon sheets on formworks.

Happy Sunday Nairalanders, we are still pushing on with our project, keep following for updates.
Slab formwork 90percent done, ready to receive nylon sheets. This is to help prevent loss of concrete nutrients.
Iron fitters are doing their work already, we are using TMT rods.

Hatesin: The plan below is open for constructive criticism from the house. Attaching your brief/requirements to this floor plan would have helped one in giving an objective critic of this work. I have some questions for you please. Where is the long passage leading to and why do you need 3ingress/egress for a five bedroom duplex? The area marked red bounding the stair hall, what do you intend to do with it? The long projection of the stair hall changed the configuration of the floorplan making it look like an after thought. The dining area is just a circulation space, I won't do it that way except it's for a free flowing design. The store has no natural light.

Even other architects drawing pass through evaluation where which I’ve seen countless time and I’ll appreciate every contribution to this or remodeling. I don’t think there’s an indication for windows yet in the drawing I will strictly advice you engage an Architect so your ideas can be refined and developed into something good. Remain blessed sir. Modified From your space designation on the sketch I think you require the following Entrance porch Anteroom Lounge Kitchen Dining 3 ensuite bedroom Store Laundry. The width of the sketch says 42.5ft while the length says 52.5ft and your plot size is 50*100ft. Your setback from the approach and rear is more than adequate but on the left and right side you are only left with about 3ft3 on both hence not adequate. Spaces on the left and right side will experience poor ventilation and lighting and by that implication the design may not scale approval. I won't talk about the functional flow, zoning and relationship of your spaces till you engage an Architect. |

How many tons per Trip? If his estimate is 10tons per Trip then that won't be enough for the foundation works. He quoted 16mm,12mm,10mm,8mm,6mm. Nawao. I hope you have a structural design for this project, the sizes and numbers of reinforcement should be based on the structural design. The reinforcement quantity is inflated and I don't see the need for 8mm,6mm,10mm all at the same time. Get advise from a quantity surveyor biko. Laterite of 40trips is Seems much, though depends on the height of the foundation you intend to build. Labour and supervision charges looks okay but you can negotiate a little for it. |
