I used that in 24X24, and after 5 years they still look as good as new even in high traffic areas. They lived up to their "Boko Haram" name reputation. I think it's discontinued now.

Used Spanish for my first project , expecting much better with cdk
I used Nylon face GOODWILL tiles for one of my projects, I wasn't satisfied with the outcome after one year of installation.

Funny enough, the company he represents build for clients.

Just imagine what clients end up getting from his kind of company.

When we were to start mine, he came and said we don't need a raft foundation for my build that a padded foundation is okay.

Knowing that I don't pluck money from the trees to start repairing or rebuild from the start, I just ignored him and followed what was in the structural design.
Thank God you didn't listen to him.

The current weather is dealing with some properties.

The whole wall of a building (1st floor) under construction was destroyed in my estate of recent.

The person in charge confessed they didn't include any pillar during the block settings which they have now decided to do.

Why waste money when you could have just done it from the onset?

Now this is a building meant to be rented out.

Is it normal practise to build without pillars especially on the island?
The person in charge? What was his role in the project? Arc/Engr/bldr?

The first thing you have to do is learn everything about building
Ask question
Talk to people who have build
Know the total number of blocks you need
Know a 1 .25 bags of cement set 100 blocks
5 bags of cement will set 400 blocks


Please , Please
Go there and do your foundation to Germain floor
Be present daily for the sand filling
Know the number of rod you need for pillars and liter
You can get help of setting the blocks to parapet or decking
Go back home do your parapet and roofing or decking
Get the number of rod you need for pillars after decking
You can contract some job that you don't have to be present like pop, windows, Tank stand
I have bought stuff from people in Nairaland I haven't met eg tiles, hot water tank, toilets electrical stuff, doors
Be careful with plastering it can be contracted if you are willing to give up 50 bags of cements
Or be present when doing plastering and tiles

Building a house in Nigeria is a challenge--family, Friends and workers
All are going to try to use you
Be careful of workers and contractors--85% of them think they got game and can play you
One has to be careful when employing this approach. No matter how you wish to monitor and control your project please involve a professional to avoid "e ga eti kwa anyam anyam oo".

You would need to creat a team you can work with.
Plan to build in stages (kobo kobo) to avoid big money mistakes. Also this would allow you to evaluate, fire, hire, caution and expand responsibilities for team members according to performance.

The team must have the following people

The contractor (an engineer or architect)
A quantity surveyor
A trusted family member
An independent site supervisor.

Once you have the building plan, hand a copy over to quantity surveyor. Tell him to break the details down in stages

Now, once you have the bill of quantity. Negotiate to pay for all labor with the contractor in reasonable stages. A good example is from foundation to first lintel.
Then split that payment into 2 parts, 70% at start and 30% at end of the stage.

Now materials.
Make independent inquiry about prices either from here or direct phone calls to suppliers.
After that, ask the family member to buy the materials
. For instance, I can’t pay more than #4200 for cement now, but I don’t care if they buy them for #4k. That is the part you can’t control. #200 x 100 or 200 is not worth the stress. Current Prices for sand, granite, planks and and rods are all here. So, no one can give you any price that is significantly different.

The contractor would confirm quantity to tally with the bill of quantity.
The site supervisor is responsible to secure and manage the materials and release them to contractor .

You don’t have to be pay $1600 flight ticket plus other expenses plus missed days of work to build a personal house. That is like spending #1M to go do a house foundation of #2 to #3M..

Expect you want to pay a trusted contractor fully for turn key or carcass only. This option make more sense if all the money is available at the same time. It’s even cheaper at the end of the day compared to the kobo kobo stages method. But contractor must not cut comers in terms of quality job.

The major effect there should be natural lighting in the lobby. Light travels 6metres, areas after 6m from the light source would experience little or no lighting.
Though this won't be an issue since it's a public project, lighting and ventilation most probably would be mechanically sourced.

It's a bad Thursday me that the carpenters l moved on Tuesday to Sun City Garden Estate Port Harcourt for work there were robbed at phase 4. The drilling machine we hired, their phones and ATM are gone.

Is Port Harcourt this bad?

I was in Oba in Anambra state 2weeks ago and saw a 5 storey building still under construction that collapsed, luckily the workers that were resident on the site just went out to get their dinner, on getting back they couldn't see their building again.

Oga sir, The TOLERANCE here is an engineering term, the limit of allowable variation in physical dimensions.

If for instance you hope to install a foreign door of 900mm on your build, your builder can decide to create doorways of 950mm, the additional 50mm will help to cater for the door bracing and the mortar renderings during installation so at the end you still have your door of 900mm.

You need a roof beam to anchor the fascia, so it doesn't collapse.

Generally, poor thermal comfort.
Specifically, spaces on that part of the building will experience little or no ventilation or lighting.
Peradventure the landlord at the adjacent plot decides to build so close to the fence like that one, then comes a fire outbreak, fire will easily spread to the next property.

When you write sir, please always remember to specify the scope of work.

Scope: Carcass (Foundation - Roof)
Expected Delivery Date: May 2021

Note: Dependencies which are not part of the contract (handled by a separate subcontractor) was still ongoing as at September 2021. This has to happen before we roof.

In the best interest of your organization, it is good that you report him to the senior management.

Asking for the waybill may not entirely eliminate the possibility of cheating but it will rather keep them on their toes.

true, people should also know that there are two types of 30 tons, the one that is filled to the brim but then leveled or flattened another one is the type filled and overfilled to have a mountain top like shape.

30 tons should be 30 tons anywhere, anytime.
The issue is this, complete 30 tons can only be delivered by a trailer, most atimes, accessibility to sites is usually an issue considering turning radius and the strength of the soil to be able to allow a trailer to deliver.
So what those vendors do is they promise you 30tons and end up coming with 25-27 tons knowing fully well that a trailer can't access your site. So they come with a double axle truck. That way they make extra profit.

If you really want to know about this, request for waybill before they offload the material at your site.

The waybill usually contains information like
Quantity of material in tons or kg
Size/grade of material
Number plate of the vehicle
Time of departure from the company.
Note: this is if you are buying direct from the company.

1. Don't you want the occupant of the rentable room to be cooking?
2. The laundry is a wet area and won't function well at that point you have it. For a laundry space, consider plumbing, light, a space like a verandah where one can hang-dry clothes during rain or when there is no dryer.
3. Your ducts are poorly positioned and represented.
4. The lobby at the first floor is dead.
5. It will be nice if you can increase the width of the family Lounge by 600mm.

To our Structural Engineers and Builders, please what structural purpose do colums on the upper floor of one storey buildings serve?

Do they not constitute excessive load on the house as the ones on the ground floor should have provided adequate support to the upper floor?
The roof is a structural member, so it offers support to the roof too.

This should be a thread of its own! This one even try, some plumbers are ignorant in this aspect. They just layout bathrooms any way they feel and will tell you that is the usual practice. I had to change the whole layout of all my bathrooms when I saw what a plumber did without inspection.
When you build without the requisite drawings, your workmen will have no choice but to do guesswork.
So the plumber may not be blamed entirely.
