somehow: The laundry and the kitchen having a strong relationship isn't right to me, can you move dirty clothes and probably kids messed up napkins through your kitchen to the laundry? Assuming you want to achieve a proper laundry then it should have a verandah attached to it, where you can hang some clothes to dry up during rainfalls. The inclined wall just created a little unusable space, you can straighten the wall. Finally, coordinate your dimensions. I just saw 939mm for door opening, 3664mm for bedroom, there ain't right. Above all the plan works well. Daalu.

But if I were you I would do it this way as shown on the sketch. As you move into the entrance porch, you meet a 4ft door that leads to the circulation lobby, this time no anteroom. On the left side, beneath the second flight of stairs, you have your visitors toilet which you can access from the proposed parlor marked "p". Now, you zone your parlor, dining, kitchen to the left side of the plan. From the circulation lobby you have a door way of about 2.1m with an Arch top, this will help through in light from the parlor to the circulation lobby. From the parlor you move into the dining with another 2.1m doorway with Arch top. Then behind the dining you have your kitchen. Then on the right side of the plan, you have the bedrooms and it's conveniences. Zoning the bedrooms and convenience to one side will also help in running the plumbing pipes and inspection chambers, you won't have to have waste pipes and inspection chambers running around your building. Note: you can decide to either eliminate or keep the rear staircase. Daalu.

nannymcphee: Having that dining at that particular position doesn't go well because if you furnish that space with your dining set, there won't be adequate space for circulation to other areas, ventilation and lighting is also an issue. I wonder if the width of the visitor's wc is up to 900mm. Assuming you want to go ahead with the new plan, move the entrance door from the anteroom to one end of the wall so the other end can have a window even if it is just 450mm wide. Open up a door from the anteroom to the room on the left so it could serve as a visitor's room, then close up the opening connecting it to the dining, this will help isolate visitors from the rest of the building. |

nannymcphee: I still put it to you that you do not need an extra staircase in this design. The challenge you have is that the designer has failed to give the stair a proper orientation where visitors won't notice your movement to and fro the build. The issue of emergency egress holds no water, the maximum distance one could travel in need of emergency egress is 30metres. For each of those stairs you have there one won't even cover over 9m from any part of the building and you still think it is necessary. Also factor the cost of having a second stair. 1 Like |

BrickDevo: The lounge and dining area which you think is ventilated cos of the number of windows might not be ventilated if that part of the building is on the leeward axis of the land hence the reason why it is adviced to have windows on at least two sides of a space with considerable distance apart the windows. Fenestration is important for thermal comfort in a building, you don't just place windows anyhow you feel like, it has to be thought over. Thanks brickdevo. 1 Like |

nannymcphee: In as much as I know my opinion will have little or no impact on the final outcome of this design, I must say without mincing words intending homeowners or developers should try as much as possible to engage Architects to render quality Architectural services. This particular design here has failed in almost every aspect of basic Architectural consideration: Climatology Design Economics Functional flow. Please ask your designer these questions 1. Why do you need two staircase for this design? 2. Why is non of the functional spaces cross ventilated? 3. Why the shape of the floorplan? Your entry point seem like a hideout to me. The essence of your anteroom is defeated. I wish I could talk to whoever did this one on one. Good luck ma. 2 Likes |

Imas007:Boss, Good to see you are making headway in your quest to get a working Architectural design, However I have my reservations about this particular floor plan. 1. Transiting to other spaces from the anteroom through the lounge isn't a good idea, the idea of an anteroom is to give the lounge a bit of privacy especially when important guests are meeting in the lounge, hence the essence of the anteroom in my opinion has been defeated. 2. Your lobby is a high traffic space and should have a primary source of light to reduce the possibility of accident. Find a way to lit up the lobby please. 3. Your kitchen terrace is a non functional one, there are so small that they may not even take up your door swing. Kitchen terraces usually serve as a waste collection point, where you deposit kitchen wastes, at times users even go as far as having their gas cylinders stationed at the kitchen terrace. 4. I can see some wasted spaces, I marked them red. 5. Circulation path in one of your rooms is a diagonal one and would affect the furniture arrangement and the overall space use. Peace be with you.

jabberjawz:Boss sorry for the unfortunate experience you have had in your project. How I handle sites prone to loss of materials via stealing. If it is almost impossible to take inventory of materials at my project site, I usually adopt the JUST IN TIME approach where I make payment to vendors on required materials and liaise with them to only deliver the quantity needed for a particular day. Usually I use bike men for such arrangement, they deliver quantities of rods, binding wire, cement, wood needed for the day, that way we do not store anything on site. 1 Like 1 Share |

megacontrol:How many home owners can afford to run maintenance on their builds once every three years or 1/3 of the entire build every year in this country? Exposing walls to weather is something Architects and builders should be mindful of. The regular Coping on a parapet doesn't offer much protection to the wall. For me doing a monopitch roof of about 10-12 degrees with eaves of at least 450mm will help protect the walls while still maintaining the contemporary nature of the design. Happy Sunday Sir. 3 Likes |

oluwaleokey: Good day sir. You are on the right thread. Building projects usually runs in 3 stages or phases; 1. Stage one : Preliminary design/ sketch development/ preliminary or interim cost forecast. At this stage you have to think about what you requirements you want your build to satisfy. It is important that you involve an Architect at this stage to help tailor your needs to suit your purpose. At this stage most of the planning is done, if you fail to get things right at this stage the outcome may not be favorable. NB. Do not proceed to the next stage if you have not taken care of this stage. The deliverables you are expected to achieve at this stage includes, schematics of site layout showing set backs and access road, floor plans showing the flow of activities fenestration and furniture arrangements, 3D models showing different views. Do not forget to post the schematics here for objective criticism. 2. Working drawing/production drawing and Tendering stage. If stage one is satisfactorily completed, then the Architect, Engineers produce the needed drawings. Architectural, Structural, Electrical and Mechanical drawings. These makes up the contract/ tender documents, estimates to be submitted by any contractor will be based on this. NB. Architectural deliverable is beyond the 8sheets of paper some folks presents as Architectural drawing. It should include but not limited to. a. Site location plan showing the site from a landmark. Overlaying a Google map is preferable here. b. Site plan showing the access road, North arrow, bounding features, space use analysis, setting out lines, proposed facilities, direction of site slope, contour readings if available, setbacks. c. Floor plans showing the various spaces, spot heights, material specifications, dimensions of walls window doors beams columns, door and window codes, north arrow. d. Sections e. Elevations f. Reflected ceiling plans g. Roof framing plan h. Roof covering plan I. Details. J. Door and window schedules. k. Finishes schedule 3. Contract award and construction stage. Here you award the contract and work with your team to actualize your dream. Please do not forget to get building permits and settle your host community before kick off. Good luck boss. 7 Likes |
