emmanuelewumi: Because we didn't introduce them to it at a young age, if they worked in the family business during holidays and made to realize that it is the business that pays the bills, school fees, vacation etc. They will be interested.
I have a friend in the University, his illiterate mother was a big time textile trader on Lagos Island. His mother did not want him to come near her shops, she wanted him to be a banker. The guy studied Mathematics in the University and graduated with a second class upper
During the ASUU strike of 1993, when Universities in the country were closed down for over a year. Out of boredom the guy decided to go to the shop twice in a week.
He saw how his seniors in the University who are bankers were coming to her mother's business for deposits, the few 8 months he spent during the long holiday opened his eyes to the money making opportunities in the business.
When he graduated the following year, he did his NYSC with one of the new generation banks, he was retained by the bank after NYSC. He worked for just 2 years before he resigned to manage the family business and he has done so well for himself with Investments in real estate in Nigeria and outside the country, stock market and also expanded the business Brilliant...... emmanuelewumi: It is part of the value, good location, amenities, security etc.
I know tenants who paid for 12 months in Lagos and had the vacate the area after 6 months, not minding the fact that the landlord won't compensate them by returning part of the rent paid This got me to remember some years ago I paid 400k for an accommodation in Ogba Ikeja to stay close to work place in Ikeja GRA for 1 year posting , after 2 weeks of hold-ups coming to work late and reaching my accommodation late in the night, I got another accommodation very close to my work place. The previous landlord promised to refund som part of the money, till today, nothing. But I think God my sanity was preserved from Lagos traffics. |

NL1960: Iam sure when the tenants came in, there was no agreement on percentage increase and frequency given to them. I have noticed that most landlords do not like doing this or shy away from it because they want to be able to wake up anytime and give a percentage. My landlord once gave us a 60% increment after 2 years. What can you say to that as a landlord?. I have nothing to say. Left mine as my contribution to housing deficit in the country. |

emmanuelewumi: They are shareholders in your house na.
They will form Tenant Union.
Our entitlement mentality is appalling.
It is right when an employee leaves his employer, but wrong when your employer asks employees to leave his business and go and do great things for themselves
It is right when a tenant moves out of a house when his social status is elevated or can't cope with his rent, but it is wickedness when a landlord asks his tenant to quit even after giving six months notice and the landlord is ready to forego rent for another six months.
Just sell the house and use the proceeds to buy more REITs or build an investment property Definitely, the house will be sold. One of the decisions l made in my early days. |

maishai: Oga Emma has dropped a Golden rule.......... Please digest before emotions................ The decision to be a good tenant is a personal decision, most at times its not even about the increment but the entitlement mentality................ personally, I have a beef with some of my co-tenant as they feel I have too much money cos i pay my rent as at when due............. There is always something that comes up when its time to pay the rent.............. I feel if one has taken time to erect a good structure in a prime location, one should take this approach, the typical tenant is a vicious animal ready to milk the last drop of his annual rent......................... I say this from experience living in rental property
I'm yet to have a rental property but when I have one I would follow this approach........... Personally one should take this approach even with the caretaker of the property, the average Nigerian has too many problems and would rather use your money to solve their problems except there is a threat of physical injury and humiliation
There are too many bad eggs spoiling it for principled persons like you and me Very Apt. My old tennants resisted increase in my rental apartments with the new tennants. More than 5years now, I have not increased rental fees despite bearing the maintenance of the building. I have decided not to increase the rentals, let the rental incomes keep coming and be diversifying into equities like updc-reit etc. The tennants seem to be happy to have nice landlord The troubles of real estate investment in the country have made me not to build any other rental apartments; having discovered the easy way of doing investments in equities and fixed income Investments without headaches. |

erwinschro: I am firmly in this bandwangon. I mean the performance of that bank in the last two decades is spectacular. When Aig Imoukhuede and Herbert Wigwe bought the bank around 2005 it was the 64th bank in the country and it is now top 5 in almost all metrics. Aig did a great job as MD and made the plans with Herbert Wigwe to continue and stay on the successful path. They are still aggressively chasing growth and buying up many many companies.
I can't say too much about their financials, but I firmly believe in the current leadership and their ability to create success and I'm happy to put my money on even just that belief alone You see well |

stockbull: @Mercilicious and @Loco and others, I've been out of Stock market since Gej was about leaving.
I made disclosure then and I'm happy people are still doing well here.
I'm a political creature but not into politics, and i do not believe The current president and the possible team then.
Like many have encouraged diversification, properties bought 5 years ago would have yielded more than any valuable stock picked at random from a list.
I hope to come back to the market when at least we have a more credible (perceived) president, and economy team. Good to hear from you Sir Stockbull Wish you quick entry back into NSE |

Chikebrain: Would love to add the bond to my portfolio of small investments but the average African man in me is scared of uncertainty over the 10yrs or any duration I pick. Please would love your response on the following questions 1. Using the 10M at 14% as a case study, from above responses, I should get interest twice a year at 700k*2. When does capital come back in
2. If probably before the 10 yrs duration I get a hunch to stop, can I liquidate
3. Can I re-invest interest (I believe that's compounding) 1.....at maturity; depending on the year you invested 2.....very easy to liquidate via the same investment house or bank you used 3....yes, you can buy the same bond from secondary market, so you will get 2 coupon alerts at coupon payments dates, if you continue like dates, the numbers of your coupons alerts keep increasing |
