Wao, very neat job by the carpenter i must say. I am now having a clear understanding on how the parapet is done.

I respect Benin for one special fact, they have good carpenters. I have worked with a few of them, but why not, they have good wood around there too.
What is the carpentry cost, neat work bros.

Parapet carpentry bros.

Well done. All coming together nicely. Have you noticed any change in building materials prices in Delta/Edo axis since the fuel subsidy removal? How much are you getting cement for lately?

And just another quick one: why do we call it "parapet" in Nigeria? The trade name is external CORNICE. I kind of got confused initially, because I associated parapet with military fortification and was wondering for what do you need a parapet? But I now feel you. Well done.
Re: Cost Of Building A 5 Bedroom Bungalow In Benin-city. by vitodorado: 8:14am On Jan 04, 2012
Absolutely it has because yesterday when i went to my cement dealer to pay for the cement to be used for the casting of the parapet, i was SHOCKED when he bluntly refused to sell to me at the 1750 price he offered me before now and stood his grounds on 1900 last. Infact, he even advised i buy now as there is no guarantee of it remaining at that price next week. The same situation also affected other associated items like rods which previously (for the 12mm) i bought for 1390 is now going for 1500 even though that was attributed to the forces of demand and supply initially, but its obvious now that it has now been overtaken by the present economic situation.

As for the Delta axis, not really sure of the situation there right now as i was actually planning to fence a prime property 100x100ft off jakpa road on a tarred road but the activities of the youths in that area has forced me to put it up for sale. Though offers have been coming but still competitive enough yet.
Re: Cost Of Building A 5 Bedroom Bungalow In Benin-city. by spyder880(m): 8:33am On Jan 04, 2012
Thanks Vito, the price is competitive, someone was telling me N180k for one duplex am planning to do same works on.

@ Diaodaves, this 'parapet' terminology has taken the name of this type of works in naija, and when you mention cornice to any carpenter, he may charge you higher, thinking you are doing something different. Some people call it 'parafet' around here in Enugu.

Re: Cost Of Building A 5 Bedroom Bungalow In Benin-city. by steo: 12:17pm On Jan 04, 2012
Wao, 120k for the carpenter when i was even getting angry for a quote of 80k for two wings building in Lagos. I really hope the carpenter don't change his mind or come across this thread before I gather the fund to commence the job.

If Oga Spyder says 120k is very competitive, it must be. I suppose the design of the parapet and number of words required has a lot to do with it. My design is simple and according to my engineer we would not be needing wood around the whole building.

Can't wait to see the whole cost of this gorgeous looking parapet.

Splendid job vitorado.

Vitorado, I have never used hollow block to build before but they look very nice on yours here.
Should it cost more to mold than blind blocks?

The person to handle my work thinks not every bricklayer has the expertise of making hollow ones, and so may cost more.

From your own here, 5 bags of cement gave 200 blocks.

I also got 200 blind blocks/5 bags last year when I fenced to protect the land.

My brother, e be like say you go give that your cement supplier contact oo. 1900 and 2k, difference dey o especially if you wan buy quantity.

The finishing of those planks and modelling of it are just too awesome . . . I am sure Oga Spyder will even like to use them too, cos he is a man that loves quality and always wanna do better for his clients.
Keep up the good work.

^^^^^ Nice breakdown, Welldone Mr Vito. E no easy at all. May God replenish ur pocket.
Re: Cost Of Building A 5 Bedroom Bungalow In Benin-city. by steo: 5:30pm On Jan 10, 2012
Thanks Vito for the update. The casting looks nice, solid and the full beauty will come out when the woods are removed. From the look, you can easily tell why it consumed 49 bags of cement. Quality Job!!

I appreciate the cost update too, it will surely help me should i choose the option of parapet.

Thanks,
Steo

Thanks a lot Don Vito, i used your surveyor Mr George And Your Moulder Umoh, who actually molds 2000 blocks for the foundation work.

@Vitorado,

Is labour cost of N215,000 a reasonable quotation for 2 flats foundation (4 rooms and 2 rooms) for digging, foundation and up to dbc? Just for bricklayers and diggers. Location is by Sakponba Road.

@Sweetedge,

How much is the estimate for 2000 blocks by Mr Umoh. I mean sum total: cement, sand, labour and all. Hollowed blocks I presume.
Re: Cost Of Building A 5 Bedroom Bungalow In Benin-city. by vitodorado: 2:20pm On Jan 11, 2012
@ All . Thanks for all your kind words and as Am Alone will say ' Oluwa Champion' , lol.

@ Marabout. It really depends on the number of labour your builder is planning to deploy to site for the job. Ideally, i was made to understand when i wanted to start mine that it is usually on contract basis and this also depends largely on the negotiating power of the builder with the labourers. By and large, i think that amount quoted is a bit high. i advice you negotiate a bit further down.
