jossy26: Hi Abdul, the build is going great, please can you share the quantity of woods each you use for this build and the kingpost? kindly share where you got the wood as well. I also noticed you didnt use solignum on the wood any reason for that? Height of kingpost is 4m We bought about 500 pieces of 2 x 4 About 50 pieces of 2 x 6 About 450 pieces of 2 x 3. The 2 x 4 and 2 x 6 wood is called AYIN (APUNTU), very hardwood that don't need treatment. We applied solignum with kerosene, instead of using condemned oil. We bought the wood from Ibadan |

44chux: It's currently the preferred method in modern septic tank construction in south south Nigeria.
Although slightly cheaper than full concrete wall, it almost equals it in strength. It became popular cause ordinary sandcrete block septic tanks eventually failed due to increasing tension from the backfilled soil against the wall holding more and more water from flooding due to blocked drains.
However since earthquakes are least of our worries, it is considered an overkill for anything else other than a security room / bunker The strength of such wall is far lower than that of a full concrete wall when use to retain earth because of the horizontal soil bearing pressure of surrounding saturated soil because of lack of adequate provision for the moment at the base of such walls. A sancrete block wall with a rebar, casted with a weak concrete is the correct ways to build load bearing partition walls. |

joseph1013: I have a question: How do you make provision for a staircase during the construction of the sub structure? Or perhaps a better question is to ask at what stage is provision made for a staircase and its various elements in a building construction? You provide for the starter bar of the stair (which also serves as the support reinforcement for stair other than cantilever and spiral stair) At the DPC level or ground floor slab level or ground floor level for stair carrying a very high load. here is a picture to help buttress my point better

Daboomb: If you use FIVE DAYS to dig a trench of an already Pegged land, then l will assume you did all the digging for a very large Mansion, all by yourself! Share the loot please, let your boys chop out of it.
Five labourers will finish any trench for a block of four flats (2Up, 2down) in a single day. Labour = #2,000 each. Oga Spyder = #10,000 for supervision.
What else?
My Oga Spyder, l am wondering why you keep towing this path? If we must take a challenge, we should at least be speaking about the same thing. I have quoted again, my initial post, upon which l based my argument.
It was based on a FOUR FLAT Configuration (2-Up, 2-Down) Now, you throw a challenge, without stating whether your challenge conforms to the configuration ls stated in my assertion?
How can yo use the trench-digging of a "Big Mansion" with that of a Four Flats? Moreover, l have seen some of the Trenches dug by our Contractors, some are no deeper that 2feet, in a good red soil.
So, if you clearly state the terms of your challenge and it conforms to my initial post, l will certainly take up your challenge.
And please dont forget to add 'transport fee' for me and my boys to the location you want us to work in.
I am not ruling out the fact that some terrains can be challenging (As in those one with Rocks that you showed in those picture) but we all know that when we make these points, we are speaking from an "average and generalized" point of view. Not one or two, specific cases that are not the norm.
My able Engineer, I am not very sure what you mean by the bolded. 20m or above for column base? is that an 'area' or 'depth' of trench measurement? In saying it will take more than 3days, you did not state how many Labourers are involved in those 3days? Is it five , ten or just two labourers?
Digging the 'Trenches' is included in "Excavation" of Pad footings now? All 'DIGGINGS' that have to do with foundation, is included in that statement of 'digging trenches'.
Finally, to make arguments meaningful and beneficial to all of us, we should make ourselves clear and conform to the same points in the argument. Bless both of you. My oga, the 120m means 120 meters |

Barryton: Greetings to the house. I want to clarify something. If someone is doing only setting out for u due to the complexity of the design, does the setting out not also covers the supervision of the excavation? or it is only marking out the building with woods? Engrs & gurus in the house. Thanks. No, it doesn't cover supervision for excavation N since it wasn't stated in your agreement earlier. If you want him to supervised the excavation, you will have agree on a new deal |

Truthinlife: Hello Hajj and everyone, We just bought the PVC for ceiling but the carpenter is giving a price I believe is out of reach for 4 bedroom ensuite and little walk way. Is 150,000 not too much to install the PVC?. What should be a reasonable amount to pay. 150k is way too much for the job. For the four bedroom flat, assuming a maximum room dimensions of 4m x 4m, each room will be 16sqm @ the rate of N400/m, then you will do each room for N4,800 per room. Four room will be about N20,000 The four toilet will be N6,000 Living room = N8,000 Kitchen = N5,000 Dinning = N4,000 Allowance for balcony and lobby =N10,000 should do. N53,000 should do |

leumas2009: I having thought about how this would work in details but i could make contractors / people offering a service pay a fee. This could also help filter out bad people but people that are genuine and serious about their craft would pay as it is some form of advertisement for them.
There are other services that could be built around this platform to make it a one stop for people like myself that have been badly burnt in the past. That sound like a very good idea. |

johnson232: Very neat work as usual. my is question; is proper to start a new pillar or column at the slab(decking)? A column can be placed at the end of a cantilevered slab provided adequate provision is made for the punching effect of the column. For this particular building, the column will only carry a light roof load and concrete fascia load, the load is relatively light and there is a very closed by column coming from the ground floor adjacent the column at the cantilevered end.

spyder880: As my friend abdulwastecx said above, its not every job we should give to contractors. There are many jobs we can individually monitor as house owners and pay the artisans ourselves to reduce cost. I think only big jobs which require technical and intricate details should be given out to contractors who should bear the responsibility for the correct implementation of the building plan.
Having said this, let me restate my position on this topic from the first day we mentioned it last week, all jobs can never be the same. A lot of things come into costing in building of a house. Two sites that are nearby cannot even share same cost, ditto for two similar building designs in different areas. We cannot therefore fairly estimate for a plaster job and compare same price with another plaster job in another area.
I did the plastering of a 3 story building of 8 flats, inside and outside, workmanship and materials with supervision for N3.5m last year ending. But I am sure there are some small duplex which N4m cannot plaster, owing to a lot of factors which should be considered on their own individual basis.
I have worked in an estate where my men are not allowed to sleep inside the site, by estate security. You cannot work apart from 8am till 5pm, Monday till Friday. You cannot bring in materials except searched and monitored, and at day times only. Please expect me to factor the delays into the costing.
I have also worked in areas where my workers are facing daily security threats, and of course, the charge should also reflect this. Do you know there are sites you have to swim across a small river to get to? And you don't want me to include the cost of life jackets for me and my team
Talking scaffolding, I think, this is not a joking matter. Please ensure you provide all workers with up to date protection from falls and other dangers. We cannot afford to save cost on scaffolding at the expense of workers safety. Well said sir, on another note, I love that concrete fascia in the above picture. |

Excuzeme: 10M is about 33ft.
Do a Pile Foundation. That is your best choice and it will give you rest of mind.
30ft is a bit deep (in terms of cost), to excavate otherwise, removing the weak top soils and replacing them with a good, well compressed soil would have done the trick
On the other hand, a Spread Foundation (if you can spread it enough, use strong enough Concrete and if the weight of building wont be too much, can also be used. The idea is to spread the weight of the building, over a large-enough surface, so as to distribute the downward-acting force on the weak soil. Pressure = Force (Weight)/ Unit Area
But mind who you give the Pilling to, there are loads of "amateurs" claiming to be doing Piles, here on Nairaland. What we see them do is so funny but because it is "inside the ground", the owner does not have means of checking the integrity of such Piles. What they do is usually non-uniform and not contiguous such that there are cracks/breaks along the Pile lines. Piles are supposed to be continuous, solid Columns (like a steel Pole) stuck into the ground, on which the building sits.
There are lots of failed Piles leading to bending and cracked buildings all over the place. By the time owner realizes what is wrong, its usually afew years down the line and too late.
Our Building Contractors here dont have "Builders Insurance" and you cant easily seek redress against them o! without knowing the soil bearing capacity he is talking about ( because too low is subjective) and the complexity of the structure or building he is trying to build on the land, building a pile will not be the best solution. |
