Those Satellite towns, how much on average is a plot of land, an area where people are already living there and not bushy area.
Inside the city where you pay FCDA, is that bribes or government receipted fees ?
The impression I have always had about Abuja is that the city is mega expensive and the affordable areas are more like in Nasarawa state, now thats not Abuja.
Niger state expecially suleja is another place where real estate is on the rise.

The town is very close to the city center and land therr are relatively affordable in very good areas.

On an average it cost between 1.5m to 2m in good areas

Thanks for advancing our understanding of this alternative. Those of us who are not keen on a "concrete necklace" parapet may find the illustrative cost of polystyrene very attractive. For our further education, would you mind highlighting any potential benefits in the structural design/cost of a house that has this lighter fascia. In other words: any significant cost savings on load bearing structures such as columns, slabs and beams when using polystyrene vs concrete "necklace"? Thanks again!
Polystyrene fascia is relatively very light weight which results to little twisting moment on the head beam. From this structural perspective it make it possible to use it on non frame building (building without pillars)

For the heavier concrete parapet ( precast or insitu cast) you need the building to be framed (have sufficient pillars) and a well reinforced head beam to have a chance of structural integrity.

Polystyrene have so many other uses, such as rib or waffle pod for slab and foundation on grade.
This pod is used as a subsititude for clay block, it is very cost effective, very neat and speed up time of construction.

We also have polystyrene walls ( very light weight wall) which can be used as a substitute for the load bearing wall. This wall help to reduce the dead load on beam which in turn reduces beams and columns cross section and reinforcement

Let me give you a hint here sir.

Here are the components of polystyrene
1. Polystyrene fascia
2. Head beam ( you need it with or without the polystyrene, so I don't add the cost to the total cost of the job).

For the polystyrene, there are different sizes and design. the beauty of this is you can take your design to their company for production.
We have 250 x 250mm which cost about N2,800/m
We have 450 x 450mm which cost about N4,500/m
And you can ask for special production which cost less.
Note: I normally ask for special production which cost less.

You will need binding wires
Pay for installation.

For a bungalow, 250 mm x 250mm is adequate
For a duplex 450mm x 450mm is adequate
For a taller building 600mm x 450mm is ideal.

Major cost are :
Cost of polystyrene
Cost of installation
Cost of transportation

For a typical project (minus) head beam
4200 + 1000 + 350 = N5,550

Assuming your building has a perimeter of 100m, then it will cost you N5,55, 000 (excluding head beam).

It depend on the part of Abuja he is talking about
In the satellite town like gwagwalada, kubwa etc or outskirts (marababa or suleja) it is cheaper to build a house you to carcass but inside the city you pay a lot of money to fcda people at every stage of the work.

Most foubdation in Abuja are PAD foundation which is cheap, Cement at present is 1400 to site, iron rod is 90k - 115k/ton, granite 30tons from 90k - 110k, sharp sand 30tons is 70k- 80k, stone dust is most expensive reason is that is the specification for producing vibrated blocks at that 9" is 160 & 6" is 150.
You can say most foundation are pad but generalizing all foundation to be pad is not true.. .. In the same contest most foundation in Nigeria are pad (about 90%).

The choice of foundation in abuja also depend on the soil properties and the loading intensity of the building (soil test is compulsory for approval of building plan in abuja).

30 tons of gravel is N75,000 ( the last time I bought it)
30 tons of river sand is N35, 000 - N40,000
30 tons of stone dust is N60,0000
Vibrated block prices vary from N150 - N250 depending on the strength of the block

RESULTS
3.1 Placement of Ground floor column reinforcements
The column starter bars were extended up to the first floor level based on the
reinforcement specifications by the structural engineer. A total of 55 Y16 (main bar)
and 37 Y8 (links) was used for the extension.


3.2 Curing of DPC
The concrete was cured to enable the DPC achieve its full strength. A water
hose was used.

I have come to realize that one major problem facing the engineering profession is the lack of political will of the engineers. We are non challant in matters of politics. In a sane country, how can a lawyer be minister of works? how can political science or whatever be minister of transportation? it sucks..... the profession has been bastadardized by quacks...it's getting worse everyday. Go to other professional course like medicine... they are well organized. they can go on strike... can engineers do that ? why? they have their fixed pay when they get employed but for engineers it is a different ball game. Until we stand to make the wrongs right, the wrongs will remain wrongs & they will hunt down our future & our future engineers will always suffer... there need to be a rude awakening. ….

those in high places tell your friends to tell his friends that they should tell their friends that the engineering profession should be respected.... & they should appoint engineers in their rightful offices. But are the engineers in politics? chai !!!! shame on me! It has been a waste of time.....
I disagree with you sir.
Minister of power can be a lawyer if he has the management skill to run the ministry, you don't have to be an engineer to run a ministry.

Engineers should be in consultancy office and research Institute solving problem and getting solutions to our problem. People don't ask for respect they earn it.

We have bad roads, we lack pipe borne water, bad housing etc, how many products have we created to solve this problem? How many solutions have Nigerian engineers find solutions to?

A south Africa company developed hydraform as an alternative building materials, they developed stabilized clay brick and so many other cost effective means of making life easier for people, how many of such inventions have we done here.

Chinese engineers are researching everyday to developed new products, all we do is demand for more political participations without solving any problems.

Nigerian engineers should go back to the rudimentaries, they should go an learn how to impact positively to the society

@ ASSOG. pls kindly review your estimate. I am sorry to say this it is not just professional and besides you cant even get 1 ton of 8mm for 110,000 not to talk of 12mm. a ton of 12 mm now is within 148,000 to 150,000. also you want to use 3000 blocks for 5 b/rm duplex! Moreover the finishing cos of a duplex is 5M+? Infact a moderate and reasonable 3 B/rm bungalow will cost as much as that. Let's be professional and not be greedy. This kind of estimate is like a bait to unsuspecting client who will think he has got a good deal and will find himself to blame along the line. This guy is at planning stage and he is seeking for advice, if at this point he gets a true pictures of what he is going to spend then he would be able to take a reasonable decision either to go on or change his plan.

Students will want you to favor them with marks to pass, that's another Money. lets say 100 students want you to pass them at 3k each x 100= 300k. that's bonus for just one semester.
Then you are been misinformed :
The position he/she may likely get will be graduate assistance (another name for boy boy), as a graduate assistance you will be running errands for senior lectures and professors, you will help them mark script, supervises exams and test etc.
It will take you three years plus before you are allowed to lectured and you will be helping senior lectures to take off some credit load off their lazy ass. Before you get to that position where you can take bribe, you will be like 15years into the system and in some federal University, if you caught that is the end

I am a first class civil engineering graduate from a federal University and I prefer challenging task that will make me a billionaire in future.

Lecturing job is not that lucrative, I have money of them as friend and mentor who has been in the system for years while in the University.

My preference for the private sector is that it pays big time when you are very hard working, you can easily make it big without cutting corners by developing genuine products that people need.

You will need to have your drawings, specify if it is a bungalow or storey building. For storey building you will need a soil test to know Geotechnical soil properties which will aid the structural designer to design your foundation type.... then you can now get good estimate or bill of quantities
