Yes, also I think there might be a further fall on the daily interest as Tbs is currently at 3.39, these two go hand in hand.

This is just me thinking, can you receive your interest from GTB on the first and quickly move the funds to Firstbank and receive another interest on the 4th?
Lol. This got me cringed. No you can't, the interest you received on the 1st is actually for the previous month and you have to wait another month to generate another interest.

Bro, you won't blame most of these people.
They are schooled and trained in class all their lives for the formal sector (working in an office etc, wearing suit and pressing computer inside AC). They are not trained for the life on the street or the informal sector that is driving most of nigeria industry.
They are scared of investing, trying their hands on ideas or floating their own businesses. They are scared of Failing so will chicken out and settle for less by buying bonds and TB instead facing their own fears and if they come out victorious, we smile and eat the fruit of their labor.
They will rather go for a 7% investment, rent apartment, furnish and using their 2.2kw gen and start breeding like rabbits.
There is more to life out there.
It is a big world, make the world your class room and not confine yourself to a small world

what happened in court? And why can't you take tenants to court ever? Can you please share.
Hmm, mewa shele my sister,I no fit write all. I attended 2 court sections as regards to tenant troubles. Your lawyer will quote you the sweetest part of the law and make it seems there will be an express judgments, but once you are in, you will get tire n even pray the tenant hold on to the unpaid rent and all you want is your house. A mediocrity is the scene I saw in court, when after several seat a tenant finally appeared in court n promised his landlord he will vacate his apartment on a fixed date, then the judge asked him how about the unpaid rents, the landlord shouted I don't want oo, I just want my house back , the judge n everybody bursted to laugh. I saw frustrations on the landlord face, God knows how long it took for the guy to finally show in court, because it's one of their tactics to prolong judgement. Of course my own tenant didn't appear in court twice that I attended, I think the court depends on the property of a tenant to cover unpaid rent, but most time such tenant would have park out as the final judgement approaches, so how will you or the court get ahold of a run away tenant? it's even worst when you don't live in the said house to monitor things. The court process is so slow and normally take years, this way your lawyer would tap into ur finance, and you will have to wake up early to meet up court section, eventually justice may not be served n you will be at a loss.

Guys please i need your advise, i have this troublesome tenant that her rent will expire tomorrow, she is asking to give her 2months to move out, the agent managing the house advised we grant her request since issuing her a quick notice will not favour us,do you think i should grant this request or find other means to throw her out?
Location of the house is Lagos.
cc: everybody
After the 2 months grace expire, she may ask you for a proper quit notice , she cld say give me quit notice if you can't be patient with me to move out. Commit her by signing an undertaking letter to move out in or before 2 months time. I was in a police station earlier today for a case similar to this, the tenant begged for 3 months grace to settle rent, after 3 months elapsed, she said pls give me quit notice of 6 months, I was like gosh, you played me. I had to use my police connection to turn things around. With my previous worst experience, I can't take tenants to court ever again

Some people have always invested in only fixed income and have done well for themselves. An elderly woman built her fixed income to over N200 million and will never invest in real estate.

In investment it is a matter of different strokes for different folks

I have known Akin on this thread for about 4 years, it is strictly Treasury Bills or nothing, na condition make am consider FG bonds
The guy appear knowledgeable but unstable, hence his distorted msg. Does he even know how many houses I have before being hell-bent for me to go build a house with my capital . What you don't know is bigger than you and you just have to be inquisitive sometimes so as not to make mistakes, that's why I have been asking questions lately regarding fg bonds , which I believe some people have learnt from the given answers by sensible contributors. Most things I know abt fixed income investments were learnt here cos the bank consider it a top secret and wouldn't divulge. I've made huge millions learning from here, kudos to the gallant contributors. , to me quoting someone or writing here goes beyond inprint, it's like I'm seeing you physically, and the respect I cld accord you physically should mirror in my messages.

You are buying the bond at premium. For a 55M 12.75% bond maturing in April 2023 having a yield of 8.44%,

You will be paying about 60.1M to get this bond at 55M. The difference of 5.1M is the price to pay following the low yield and time to maturity and consideration that a coupon was just paid last month and having just 6 coupons left

Your coupon payment will be on the 55M and that's about 3.5M every 6 months.

Your principal upon maturity is 55M. Next coupon is in October
Thanks a million, you've done well for breaking this math for me. How do you come about the 5m premium fee on the 50m investment? And do you think this (fbnquest) rate makes sense, or is there a chance to get a better rate with stanbic? Also, is it possible to get less than 3yrs tenure from stanbic? It's my first time with fgn bond, merci

Search for binance and follow the instructions on how to register.
Once you register and your account verified, you can deposit money directly with your mobile banking app or your card.
You can buy busd directly with your naira though I will not advise you to buy at current price.
Price today is between N437 and N450.

I will be glad to answer any other question you may have here.
I want to buy some coins..What is the limit one can buy using bank card or mobile banking apps, I believe Nigeria bank has a limit cap on debit card?

[quote author=Diyke4rich post=89411662]Never make a mistake for your tenant to know you, for example i am 31 today since 5 years now i have been renting out my house my tennant does not knw me they keep calling me oga the fear of the unkown is much better.

It's not a mistake per se, it's defending your possession. How do you take care of the property if you don't inspect it periodically. I've had several cases that were solved by me being vigilant, my tank almost fell on the roof and no tenant contacted me nor get it repaired, I've reported an abused tenant to the police, he will beat and choke his wife regularly, he broke part of the fence with his wife head, so tragic., got to know that one of my tenants was an armed robber, police came to inspect then found a regular trace of footsteps on the wall, checked the roof and found his gun, was arrested with his gang, they took all his properties n even share some with the onlookers, they were all gunned down ,many more I can't write here, now imagine if I'm not vigilant enough, what would have happened, especially in the case of the robber, I was a regular visitor to the police station then. You can't just rent out your house and fold arms.

Being a young landlords isn't a crime but you just have to be bold, I can remember wearing native to inspect my house 15 yrs ago instead of my regular jeans, because the way you dress can command respect. Additionally, you have to be street and bookwise, my tenant of 13 yrs is a lawyer, he won't fumble cos he knows I'm a learned

Enjoy as your profit abound, if you eat shawa fish in year 2019 as being frugal and to save more , start eating chicken in year 2020,if you save harder in year 2020, then step up your enjoyment in 2021. I don't belong to that school of thought of saving hard and living poor.

I don't have ATM link to my main account to avoid stories that touch.
Fine, you've done well. We live by experience, I was with my babe in a cinema, her bag was stolen in the dark hall with her phone , atm card n other valuables in it, before we leave the mall, debit alerts kept rolling in. She has her atm card but didn't set up transfer features on her phone , so the motherfucer thief simply set up transfer features using her phone sim and debit card ,then go on shopping spree. Having checked her email on my phone we saw multiples debit, she was able to disable the card with the help of customer care. It's better you don't have the card at all, than believing it's safe because you hide it under your bed.

Will you now keep your cash at home?
Of course NO, in fact I don't encourage cash transactions. I've got a gtb utility card I fund every week. I put what I need monthly in a separate account I can transfer from, then inturn fund my utility card. I divide my weekly funds into two, half in cash, half for electronic use, and if I don't exhaust my weekly budget, I also have acc I return the excess, the circles continue like that.

That's my fear cause those guys operate with POS and some have knowledge of banks USSD transfer codes. I think it is best hiding some fund in MMF and leave like 50k balance in case of emergency.
Thank you sir
Disable your atm card and online transfer features on your main account which you have your savings on, it's advisable not to link any debit card with your saving accounts. No link at all to my savings, except you cut my head to the bank to withdraw, hence if any kobo miss in my acc, I hold my bank responsible.

I hope N5 million is not cheapest land in Asaba, have an idea of the master plan of the area from an informed Town planner or land surveyor. Buy land in an area where you have like minds and you belong to about the same social class.
Kinda hard to buy a plot of land worth 12 mills in lagos mainland and not dwell among the riff raff or poor people. That has been my concern lately , having just acquired a new whip then I started to feel unease, when I drive by, I see people pointing at me or looking at me in a way that make me feel unsafe, my neighbour's also told me how he also feels all eyes are on him because he's got a lovely house n cars too. Note, I've been in this area for 12 years now with my small cars and nobody notice me. Mind you, this my car in question is a toy that people won't look twice in porsh areas. Of course I'm planning to sell off n move. If you live among your likes, you kinda have peace of mind and less worries about jealous neighbours
