So the story is now on nairaland. Fine. To all the "human Rights Fighters", What have you done on the ground to help OtodoGbame people other than hide behind online monikers and rant online?

I am not a populist, neither am I aiming for your validation, hence I can afford to tell the truth, as it is. As we all know, the truth is usually absurd and painful.

The non sentimental fact of the matter is that a slum cannot be allowed to exist in a State that is aiming to be among the top 20 most developed in some years time.

To make that happen, slums have to be demolished. If the Slum occupants have any legitimate right to the land, then they ought to be relocated and compensated (a LA bussa and new bussa in the Kainji Dam Case).

If they do not have legitimate right to the land, then it is not the immediate responsibility of the government to relocate them. If the government does that, they will be creating a precedence that will make them responsible for providing housing for all homeless lagosians, a proposition that is not economically feasible given the finances of the state.

Also, according to Nigerian laws, housing is not a right. Kindly research that.

It follows that anything the government does for the evicted will be based on the prerogative of Mercy.

What I expect Human right fighters to be clamoring for is for the government plus NGOs to arrange temporary accommodations for the evicted, where practical.

That is the fact that must be separated from the feelings.

For those cursing at me. I believe in karma, and God is a just God, whatever good I do will come back to me, whatever bad I do will come back to me, I have made peace with that, perhaps you should focus on how you can make real difference to your life, and the life of your community, rather than stay online cursing at people who have divergent opinion from yours.

Tenants have right, so do House owners.
If you are not a bonafide tenant, you cant enjoy the "rights" of a tenant, under the law.

So, the crux of the matter is for you to establish that he is NOT a Tenant in that premises but rather he is Trespassing on your property.


*get the original tenancy agreement of the tenant he is squatting with, from the Lawyer (I dont trust that your Lawyer one bit!).
*get the real tenant to "communicate with you" in writing that the has vacated the residence. You can send him a chat message asking if he is still interested in the house but you must phrase it in a way that will make him to say NO.
For example, tell him their are some charges that he needs to pay (Security charge, Maintenance charges, e.t.c that amounts to #100K), and you want to know if he should be billed, on the assumption that he is still holding unto the place!

I am sure he will quickly tell you that he is no longer responsible for the place!

Armed with that "exchange of communication", you can just reply him that since he has vacated the place, you will no longer demand such money from him nor establish further communication with him and just wish him well in his new abode.

Now, go back to the "Squatter" and let him know that he is TRESPASSING on your property.
Dont even say he is squatting at all.

Give him two days to disappear (ofc, he wont).
Report a case of "Trespassing on private property" to the Police and charge him to court.
In the meantime, you have the right to recover your property as the law does not protect anyone committing an offence.
Double Lock the place and let him go and bring Police (The same Police that you have reported him to, for Trespassing!)

As for the Mediation Center, simply tell them you dont know him and that you have reported him to the Police for trespassing on your property.
Since he is the one that would be claiming he is your Tenant, the onus is on him to provide evidence of a tenancy contract between YOu and HIM
.

Now, (if you want to be nice...l am not) he can be advised to leave the place, with a "written undertaking" in place, in a week or two weeks time (Its not your business if he sleeps under the bridge, he is obviously a trouble maker and such people dont deserve any pity).
Dont agree to more than two weeks, be firm on this because after that length of time, you are going to "dash him" some "Squatter Rights" which you dont want to.

On the contrary, he might prove stubborn:
Charge his Trespass case to court .. while he will charge you to court for violating his "tenancy rights", as a Landlord!
Your Lawyer will insist, at the Mediation Centre, that there is an ongoing "Criminal case" on the matter and as such, it super-ceeds a "Civil case" of Tenancy.
A Criminal case must finish before the civil part/matter can be heard! grin grin

So, he gets docked for trespassing..... and You win that case because you did not rent the place to him nor did you have any rent Contract with him.

His defence will be that "he sublet the place" from the previous Tenant.
You will debunk that by saying the previous tenant has vacated the place and you dont know who he is andneither are you a party to subletting, which is unlawful and illegal.
(That "written communication" you established with the bonafide tenant, is your proof)

Apart from the fact that subletting is illegal, you actually dont know him. Finito.
He could be fined or jailed for Trespassing. I dont give a f*ck!

The Civil case will die a natural death, using the same arguments above (ofc, he wont even show face again.)

You see why l said l dont trust that your Lawyer?
he should have laid all these down on the table for you.

HOW NOT TO LOSE MONEY INVESTING IN HYIPS (PART 2)

I can say confidently that no matter how experienced a hyper is, investment in such projects involves the risk of losing a part or all deposit invested in the project. 
Therefore, before investing your own money in HYIP, think about whether you are ready for possible losses. If not, do not invest in high-interest HYIPs, save your nerves.

I have developed for myself a few rules to work with such programs. These rules help to significantly reduce the risk of losing money and eventually reach the average level of return of 15-20% per month.

So, here are the recommendations for investing in HYIPs. These rules are very important and I want you to know them before you actually start investing.

1. Don’t Put in HYIP Your Entire Investment Capital

If you are going to start seriously and profitably investing on the Internet, do not put your entire investment capital in High-Yield investment programs. I recommend using no more than 20% of all online money. I limit myself to approximately10%.

2. Start by Investing Minimum Deposit

Start to invest small sums, preferably minimum that let you make the selected HYIPs ($ 3, $ 5, $ 10). Experience will come with time, certain flair will appear, and you will be ready to increase your deposits. Take your time. This will save you from logical losses of regular at the initial stage.

3. Don’t Invest the Entire Sum in One Program

Never put all your eggs into one basket. Once you have determined the sum allocated for High-Yield investment programs, break it, at least in10 parts, in other words, never invest the entire sum in one program, no matter how reliable it may seem for you.

The minimum number of programs in which you need take part at the same time – 5, better 10, and ideally 20. The more projects, the lower the risk, the lower losses in case of scam of one or several at once, and the greater the chance of getting profits.

3. Be Skeptical

Always treat skeptically, and it is better, in general, not to pay attention to HYIPs with huge interest. As a rule, you can find programs promising just fabulously fantastic conditions – doubling a deposit in a few days or even hours. Yes, there are so-called doublers. But working with them requires a special approach, time, patience and luck. For a beginner it certainly means the loss of money. In another case, even worse, none of the depositors in such circumstances would get his money.
25% – 40% per month is quite reasonable interest with which HYIPs can operate for relatively long time to make payments.

5. Do not reinvest

Only withdraw profits. You should regularly withdraw the accrued interest. You can do this once a week or a few days, but it is better to do every day. Each withdrawal leaves less of your money in the program, and even in case of an unfavorable outcome you will not lose your entire deposit, but only a part.

6. Pay Attention to Changes in the Conditions of Investing

Abrupt changes in interest rates, terms, delays in payments, delivery of letters with new better offers – all this indicates the beginning of problems and should be a signal for you to stop working with the program and to withdraw funds.

7. Educate Yourself

Learn from your mistakes – it is wonderful experience that can hardly be replaced. But, nevertheless, I recommend learning from other mistakes as well. Many people have already gone the way that others just begin. Visit forums, read blogs. This will help you to quickly learn how to earn on the Internet and reduce your losses in the process of learning how to invest in HYIPs.

But newcomers may well be deceived with high interest and forget about caution, which can lead to tragic consequences.

This article will be focused on high-interest HYIPs with “guaranteed” yield of 30% – 100% per month, which in 99.9% cases represents nothing more than a pyramid scheme.
Most often such programs create a beautiful fictional legend in which the process of making a profit is described.

I have been investing in such programs since the end of 2011. first deposits were partially or completely lost as a result of scams (end of payments). Only in the second half of 2012, profits were greater than losses. I can identify three types of high-interest HYIPs:

Honest Pyramid
This HYIP is different in that the webmaster initially informs potential investors that the project is a pyramid, and its lifespan is finite.

Conventionally “Honest” HYIP
In this case the site administrator hides behind the legend, but tends to operate for long and honestly makes payments as long as inflow of deposits exceeds the outflow.


HYIP – scam
Such kind of programs are created solely to extremely quickly gather money from first investors. Payments are either not made at all or not very long period of time.
It is quite comfortable to use the former two in work. Their activity is subject to certain laws. The lifespan of pyramids undergoes several stages.

Using certain precautions and following a few rules, which I will discuss below, it is possible to make money on the Honest and Conventionally “Honest” HYIPs.

The third type is the most dangerous. Such projects are unfortunately quite common.
 The biggest difficulty for HYIP investors is to identify such programs and stay away from them. As a rule, these HYIPs may have a “convincing” legend and a quality website, but be a trap even for an experienced investor.

Stabilization phase. During this phase, there is a steady inflow of investors into the program, and the HYIP gets profits. Investors also regularly get their interest. There is neither decrease in advertising costs nor problems with payments.

Perhaps this is the right moment to join, provided that the investment plan is not designed for too long.

Also, it may be an opportune moment to exit if you have already achieved a good profit for yourselves and want to keep your investments in order to invest in other HYIPs.

Saturation phase. Generally, this period is beginning of the program end! The flow of investors is falling, as the HYIP has exhausted much of its resources. What are the characteristics of this stage?

Firstly, the administration can be seen to make futile attempts to attract new investors to the program, therefore, costs on advertising increase. Secondly, interest payments to partners or percentage rate for payments rise. Thirdly, there are fewer comments from investors, as generally only program administrators begin to write them.

It is important: Undoubtedly, this is your last chance to get out of the program. In case of a “pyramidal” HYIP, you will have just a few days before the program enters the decline stage and then disappears altogether.

Only in some cases, the HYIP can survive at this stage and pay off investors in full. In this case, it will be a measure of the seriousness and reliability of the HYIP administrator. After a careful analysis, you will already be able to decide whether to invest further in the program or not.

Decline phase. This is the final stage of the HYIP life cycle. The program at this phase loses appeal and enthusiasm of investors, that is, it ceases to develop. Since there are no more new inflow of investors, so there are no available funds for interest payments to existing investors. the administrator may simply disappears with the accumulated money available.

At this stage, the HYIP program becomes a scam. If you have not yet left it up to this point, you are unlikely to get your deposit. Now you understand that it is important to define a particular phase of the HYIP program development as clearly as possible. Any miscalculation can lead to capital loss.

A High Yield Investment Program (HYIP) is an online Ponzi scheme, a financial fraud that pays outrageous levels of interest using money from new investors. We call this fraud ‘postmodern’ in that sophisticated investors understand the fraud, but hope to profit by joining early.

MMM Nigeria is an example of such, there are many others. You will make money if you are fast about it, but can also lose money when the whole thing collapses.

A High Yield Investment Program (HYIP) is an online version of a financial scam in which investors are promised extremely high rates of return on their investments. Payments are made to existing investors from the funds deposited by newcomers, continuing until insufficient funds remain and the scheme collapses. Similar schemes have operated in the offline world for 150 years or more and are often called Ponzi schemes after a famous swindler in 1920’s Boston. Despite being illegal to operate in most jurisdictions, there are a considerable number of active HYIP websites at any given time.

We call them ‘postmodern’ Ponzi schemes because we believe that many of the investors are well aware of the fraudulent nature of the sites, but believe that by investing at an early stage – and withdrawing their money before the scheme’s collapse – they will be able to make a profit at the expense of less savvy investors. An extensive online ecosystem has developed in support of HYIPs, involving discussion websites, digital currencies, and third-party ‘aggregator’ websites that track HYIP performance. These aggregators list dozens of active HYIPs, tracking core features such as interest rates, minimum investment terms and funding options.

Every HYIP is moving through the same development phases, a HYIP life cycle. In order to invest with minimal risk, а potential investor should recognize what is the current stage of the life cycle. The stage of HYIP life cycle mostly determines whether a depositor would receive a promised profit or not. The HYIP program, as well as many other projects, goes through several different stages.The HYIP life cycle :

Start-up. At this point, the HYIP administrator loses money because he does not have any revenue yet. During this phase, the program must invest a lot of money: if everything is done legally, then costs are needed for registering the company or a legal entity, purchasing a domain name, creating a site, installing the security system on the site (DDoS, Https, SSL, dedicated server), paying money to be listed on the monitoring site, advertising the monitoring site and forums, etc.

Growth phase. It is, in fact, the true beginning of the HYIP program. At this stage, there appear the first investors, and they can also recommend the HYIP to others. Gradually, the program goes into profit. That is a very Important step that will determine the program life cycle.

Be careful when during the growth phase you can see that the administrator uses a free domain name, free web hosting, cheap standard scripts or copied (stolen) scripts. Also, if he advertises a little, and his site is placed only on a couple of monitoring sites or only on cheap sites, which means that the HYIP administrator does not want to invest, but simply disappear as quickly as possible with all the investors’ money. Consequently, such programs do not exist for a long time.

However, when you see that the HYIP administrator has put neither effort nor money into the project at an early stage, it means, the growth phase is the best time to enter the project. It’s no secret that the first investors will have the best chance to return their investments with interest only if they come out on time.

Carefully analyze the HYIP work at this stage. If the administrator of the program, for example, invests more in advertising or in additional security on the site, it is a very good sign of the HYIP stability.

Naturally, there should be no problems with payments at this phase. Therefore, study in detail forums and monitoring sites, which give a description of a particular HYIP. Of course, you should not forget about it while you are dealing with this program!.

Very excellent decision you have made, if only God did not truly exist. Now I am not going to start quoting scripture for you, I hate doing that shit, it destroys objective reasoning. I am only going to tell you a bit of my own experience too.

I was born into a Muslim Family. I didnt finish secondary school before starting to doubt Islam, by my second year in the University, I had left Islam for good. It just did not make any sense to me.

Now, I dont just take decisions, I take informed decisions. I was a scholar then, I had covered both the Sunni and Shia sects of Islamic Knowledge and Jurispudence, I even studied the Intricacies of Sufism for a while, Could read the quran in my sleep, studied all the accepted hadiths, read the riyadul soliheen, bulugl malram, fiqhu sunnah and other classical Islamic texts...etc.

What I discovered was that it was a whole bunch of nonsense, the Ifa Corpus, if written down, makes more sense than the whole field of Islamic knowledge and Injunctions.

So what did I do?

I left Islam. for What?

For no Religion.

All this time that I was a Muslim, I also studied the bible, I not only studied the Bible, I studied the history of the present Bible we have, which most people dont know is a collection edited from collections of other Christian texts by the Catholic church. I have been studying the bible from my primary school days, back then, I always had the highest scores in CRK, in the whole school. It was my best subject, I saw it as a collection of very interesting stories , nothing more.

I understand all the idiosyncrasies of the Bible, the Contradictions, The differences between the Old testament Jehovah and the New Testament Jehovah, the Blood Filled pages of the bible, the genocides, the patricides, the massacres...etc.

It got to a stage that there is nothing any pastor can tell me in the bible that I cannot counter. I used to have a lot of fun atthe expense of Jehovah's witnesess, who I will deliberate lure into Biblical Arguments I know they cannot win logically.

An Example, If God is omniscient, and omnimerciful, That means he know Adm will eat the apple before he even created him, if he knew he will eat the apple, that means it was all part of his plan, if it was part of his plan, that means it was unfair to punish Adam for eating the apple, can we now say he is unfair, if he is unfair, that means he is not a merciful God, If you insist he his a merciful God, that means, he doesnt know Adam will eat the apple, if he doesnt know, then that means he is not ominiscient, if he is not omniscient, that means he is not God, which means he also has a creator blah blah.....

I tell you, the kind of logical fallacies I show to preaching pastors from the Bible was so much that I started pitying them whenever they make the mistake of trying to preach at me.

So you see, I was very deep in Logic and Philosophy. Objective reasoning was my thing, and i also have a pet peeve with the arrogance of chrisian preachers who do not even know anything about my ''religion'' before concluding that it is wrong. To preach to someone, you have to understand that person's point of view, you need to have an open mind, you need to know that you do not neccessarily have all the answers.

Also, some christians were so idiotic that they were actually very militant about Christianity. these are the ones you will see going indide mosques to preach to muslims, you will see them go to shrines to destroy Idols, they just go up and down exhibiting their ignorance for all the world to see.

At the same time as I was doing a ll this, I was also exploring the Ifa corpus, reading up, asking questions( that is a story for another day) I studied the intricacies of Yoruba mystical knowledge, I could tell you the differences between, aasan, ofo, ogede, ayajo etc. This esoteric forms of knowledge is steeped in serious mystery and very very deep.

I have always been a fan of knowledge, any knowledge, I listen to every form and kind of music, from Yoruba apala, to Igbo ohafia war dance chants to classical music. I watch all sorts of things, and I consume every piece of knowledge I come across. This has given me the ability to be open minded, and objective. I could read something, analyse something, understand the reasoning behind something, even consider something , without accepting it.

I read all the great philosophers, from plato to betrand russel, to kant to thomas paine, etc. I always read things from two points of view, the protagonist and the antagonist.

So , in a way, you can say I was worldly wise.

I have also studied the bhagavad gita, the Tao, the analects of confucius, the egyptian book of the dead, several books of the apocryphal bible collections, and other books too esoteric to mention.

So, listen carefully to what I am going to write next.

I am not going to commit the fallacy of appealing to my ''superior'' knowledge to make you change your view.

Nor will I even attempt to convince you on the ''error'' of your way. The only thing I will ask for from you is that you have an open mind.

See,

Nobody can prove God exists. its just impossible.

But it is also impossible to prove God doesnt exist.

Inspite of all my explorations, I have stumbled on one simple fact, and that fact is that God exists. I do not claim to understand the ways of this God, nor do I claim to know the character of this entity.

How did I happen upon this fact?

I reasoned. Objectively.

If I cannot prove something doesnt exist, that means it will be fallacious of me to say It doesnt exist, the best thing I could be is be agnostic. Atheism is pure ignorance, because the way it cannot be proved that God exists, is also the way it cannot be conclusivelly proved that he doesnt exist.

I have not seen any proof that anybody besides me dream. but does this mean that people do not dream?

At the end of the day, logically speaking, the best thing anyone can be is be agnostic, it is logically fallacious to be atheistic.

So what am I then, a Christian?, an Agnostic?,

To know God, is a personal journey of self discovery for everyone. there are many ways to the market, and while i do not accept most christian doctrines, I have come to accept christ Jesus as my lord and saviour.

Logic did not lead to accepting Jesus, in a million years, that will have been impossible for me. But there are spiritual things that are beyond the realm of logic, and based on the Spiritual reality of what I have seen, I know God exists, and I know Jesus is real. very real.

Yet, I do not believe God will throw people in hell, forever, he is not a wicked God, he is not built in the image of vendetta seeking humans, nor do I believe that Only Christians will enter paradise, God is not petty.

God will help you, and show you the way to him, be it via atheism, Christianity, or any other way he deems fit.

Just have an Open mind.

1. If a car could be made to drive itself on a straight route for few minutes, thus enabling someone else to handle the steering..

Reason: There are times you'll really be tired on the steering and you will want someone else to take charge but you wouldn't want to stop the car, so, if this technique can be developed, I think one would do that without stopping the engine from working.

2. If a car is designed to tell you how close a car behind you is and how near a car trying to overtake you is.

Reason Will this not relieve you of checking both the side mirror and the rear mirror? To be frank, doing that at times takes few seconds of our attention.. If this is done.. That's sure a big comfort!! wink cheesy

Whilst we grew up back then, there were some terrible kids that were notorious in class. Their parents do all they can to support, but they're not like the biblical Samuel at all.


I had a cousin too, who normally stole from everyone back in the early 90s, despite being fed very well and given stipends. 1. ACCEPTING THEIR LIMITATIONS
Architects are the real consultants and their duty is to bring together the building team in other to achieve optimum desired goal in any building project. Most Civil Engrs parade themselves as Architects, quantity surveyors, Electrical Engrs etc because they feel like it is their duty alone to handle every espect of the building construction.
Architects are the Design Lead, I dont know of Civil Engineers that parade themselves other than what they are, all professionaly registered Engineers know this. They may collect a desing and build contract that includes all this as CONTRACTORS, but they will always subcontract to specialists.

2. POOR AND WRONG STRUCTURAL DETAILS AND CALCULATION SHEET
I've witnessed this in many cases and I don't know whether the cause is laziness or lack of the knowledge. Most of them depend on software like Orion and the rest to do the job instead of using AutoCad to exercise their ability. Will the Architect be blamed after the collapse of the building due to wrong and misleading structural details and specifications?
Except you are giving your designs to students or quacks, no Registered Civil /Structural Engineer will make such mistakes. Also, Autocad is not a structural DESIGN tool, it is merely a drafting tool. About orion, professionals know they must convert the final design drawings in Orion to dxf format, then export to autocad for proper editing of the detail drawings. Also, bending schedules and well detailed drawings are part of the design submittals.

3. LIMITATION IN STRUCTURAL KNOWLEDGE AND APPLICATION/ LACK OF CONFIDENCE.
Imagine when an Architect know better in terms of structural intergrity and construction methods. Most Architect design ground breaking edifice hoping that the so called Civil Engr will do justice to it, the next thing he'll hear is,"this is not achievable". Most Civil engineers are afraid to challenge themselves thereby resorting to denials and excuses not to handle a project beyond there technical/engineering capabilities. Some cannot extent a cantilever more than 900mm without applying a pillar. Any point of intersection of beams, a pillar is introduced. At the end of the day, pillar are seen everywhere. Some knows nothing about expansion joints even when it's clearly representated in the design. A whole lot of structural blunders are being commited by these Civil Engrs that one continues to wonder.
You have been dealing with quacks. Coren registered Engineers will not make the mistakes above.

4. LIMITED KNOWLEDGE IN THE USE OF DIFFERENT STRUCTURAL MATERIALS (esp Steel)
Whenever you watch foreign football you'll notice the length at which they span the cantilever in their stadiums. Have you wondered why even at such span, it still carries a lot of spectators with ease. What type of material was used (even if you know), how was it constructed (most of our Civil Engrs do not know this and are not willing to know). Come to think of the little we do over here with rod, sand, stone and cement, some of these civil engineers cannot properly specify the correct mixture and proper reinforcement rather, they resort to guess work.
You have been dealing with quacks. Coren registered Engineers will not make the mistakes above.


5. NOT WELL TRAVELLED
It pains me as an Architect whenever I get into an arguement with any of the Civil engineers in regards to the structural intergrity of some conceptual designs and the ones already constructed. Most Civil Engineers hate to see designs with concept. It beats their ability and it weakens their mind. I use this medium to urge our indeginous Civil Engrs to take their time and travel outside Nigeria. Go to Dubai, France, Italy, USA etc, go see for yourselves. Things you cannot do, go and see people doing it!
You have been dealing with quacks. Coren registered Engineers will blow your mind.

NOTE: I've worked with a lot of Civil Engrs and I can say that only few of them understand what is required of them and can relate to the above argument. The reasonable ones won't argue but will try to go back and improve on themselves.
This a fallacy .
Remember, no design from a qualified architect is unworkable, the problem is from the construction method.
FOR THE CLIENTS: Do not patronize roadside Architects, always sort the help of a qualified Architect no matter the price. Because YOU the clients thinks that you're smart, therefore ending up with regrets. Consult a qualified Civil Engr for your projects and stop cutting corners.

I ask because in my years of education and then work experience, I haven't come across a stand alone profession, course or professional tagged 'Geo-technical engineer or engineering'; is it a branch of a more pronounced profession? Is it offered as a course or specialization in schools in Nigeria?

Please educate me and others further.
Geotechnical Engineering is a specialization under Civil Engineering, and yes it is offered in schools in Nigeria, from UI to Lautech.
