You may engage the service of another supervisor and let the Architect visit to confirm they are building to his design flows and pay him for those visit and don't mind the person saying they can do it for 750 k its a 3 floor building with lot of commercial activities .

For you to have another great cost reduction in supervision is determined by how many month the project will last for ..

For people asking what is the work of the supervisor don't understand you are investing a huge some of money and any error may lead to collapse of building or a non aesthetic hostel which is more of a selling point to your hotel(business)

Take quote from other builder Engineer and architect and compare. If he stands on the 3m and u have it employ the service of 2 or the 3 of this people

The [b]structural engineer [/b]specified we break 700 - 750mm in. Which is what we did.

Then as per "hidden / concealed beam" , it's widely used globally and recognized by all construction regulatory Bodies. Hidden beams carry the same depth as the slab and proper calculations have been done in this case.
Following like I ve said for us not to derail this journal.

The cantilever in question is not load bearing, it's a balcony for the master's bedroom 5m long x 1.2m.
Hidden beams Y16(6nrs T&B) and we have both horizontal and vertical.

Most of us here are qualified builders.
I have a certificate in quantity surveying and Civil engineering .
There's nothing like hidden beam and the cantilever does not satisfy code requirements .
Truly you may follow the drawing but its wrong and satisfied by a coren registered engr is not a rule.

Reason he's trying to play safe with the hidden . he could have drop the beam and POP it underneath or satisfy the code requirements for the cantilever slab by returning the bar appropriately. I get he's trying to save cost by not wanting you to break the slab behind by almost 50℅

project supervision Is around 5% of total project or 5% of stages you intend to do.. this can be negotiated

Other form of negotiations is tricky if they quote cheap you don't expect a good grade concrete etc

If they quote high doesn'twarrant a good job likewiseembarassed

Supervision fee is always of preference to a particular person if its not a firm handling it. So look for Someone create a good business relationship.

How much is okay depends on scope of work terrain and your site personal challenge's . maybe a sketch can gve d assumed cost if u have

I finally decide to start developing my lands this year.
Am starting with a 2storey twin flats(1 Two bedroom flat and 2 One bedroom flat).

Please is it advisable to pay for labour myself or give it out to an engineer?

How much is apt for labour plus supervision till DPC?
If you pay for labour who will supervise the building and read out all drawing in relations to another and also look out for conflict.

If you have the fund gve it out to an engineer

Or contact a Quantity surveyor get all materials on site and pay for the supervisor service fee and negotiate labour

Take note of all loads acting on it and if there's any partition on such slab it must be account for ..
if a partition is not on the architectural drawing pls assume there's and load the edge of the cantilever because the design maybe review during construction
The detailing aspect is crucial the tension bar should be return by 1.5L of the cantilever span..
Its safe and possible when design properly..

If you not really comfortable with it and wall load will be aligned to the edge use upstand beam this will reduce the depth of the slab and other sections because initially u will have a dipper beam section to counter the effect of the cantilever.

When labor hear concrete forget it they will likely not take 1500 except all stages of work is guarantee for that gang.

Without the plan, the figures here are just ballpark figures but this will give you an insight into how this is done:

#Digging the foundation of 3 bedrooms aim for 50k.
(In Abeokuta, this might be tricky as the town can be rocky and difficult to dig but then again, because of the terrain you may not need a very deep foundation to get to stable soil).

Blinding aim from 35k

The setting of foundation block: I don't know how big is you flat, but let's guess 1300 blocks with a high foundation. To lay one block is N50.
so 50x1300 = N65k

Iron Bender to tie the basket and columns: aim from N35k

Carpenter formwork aim from: 10k

The casting of the Columns: For three bedrooms, depending on your design, your total columns should be around 16 columns. To cast one column aim from 1k per column.
So 1x16 = N16,000

Foundation and back filling aim for: 15K


Wetting of foundation (compacting) - 1k

Casting of German floor aim from: 10k

Total Labour: N237k

These figures are highly debatable but hopefully, you should now have an idea on the direction of travel.

Pls I need a quick professional response on my matter.

My uncle wants to start his project in Abeokuta on Monday. His site has been cleared and foundation is to commence on Monday. He just funded his daughter's wedding last Saturday so he's not too boxed up, but he still insist on starting with one loose fund of #2.5million.

The problem is the engineer in charge is insisting on 3Million as indicated on the BOQ prepared by him, then an additional 5% of 3Million as the engineer's fee. Labour alone is 550k excluding engineer's fee.

It's a plot of land with very hard/dry soil in Abeokuta. The plan is strip foundation of 3bedroom up and 3bedroom down. That's just a storey building.

Professionals in the house pls help analyze if this high cost is worth it.
The 3 million is to what stage of work

I like the idea of strip footing also..

Get the structural plan and Architectural plan and give to this thread member quantity surveyor .
Let him quote in stages for you.

Maybe by Friday I will relocate come Abk to handle this job for you sir according to the specification quoted grin grin grin

You've also touched on very cogent points, most are already covered in our structural plan and therefore already considered.

The reason I asked that specific question is that even when the plan states a cover of 20mm (i.e. 0.78"wink and you translate that to granite sizes, it appears to me like both 3/4 and 3/4 down qualify since that's 0.75" when converted.

All points considered, we will go with 3/4" (0.75"wink for this particular slab.

Just for the sake of learning... what is the 3/4" down granite size commonly referred to as in mm? also 20mm (since it is smaller than the 3/4)?

the 20mm for maximum aggregate size is no 6 in the general note you uploaded ..I did not use cover to determine this .you will notice the cover for your foundation , beam, column , are all different because this are major element as an example

the reaction of the soil can have some great impacts on the concrete which may attack your rebar and this will lead to loss of strength, this cover is determine by ground conditions

for column/beam etc weather condition and fire rating to protect the reinforcement one of the advantages of concrete building though..

i think 3/4'" down should be in the range of 3/4"' to 1/2" sieve varying . I stand to be corrected though

size of aggregate use is always determine by the clear cover of your structural member , check your general note you will notice the size of aggregate for each structural member..

in most cases we use 20mm coarse aggregate after factoring the cover after placing your rebar(iron) for you not to high have pores which leads to weaker members at times...

contractor then prefer to go for lesser size for some reason clean job because of workability problem with higher size of granite, when they use this granite size it makes them save in labor cost due to time and more job recommendation because you see everything when the formwork is removed comes clean ..

in your own case for now any structural discussion one have to have a clear scope of work before giving advise
do you have beams you want to cast together with this slab and what size is the width and how many number of reinforcement do u have at top and btm .

how close are you to a fire station ? huh
purpose of structure?

for you to have a 175mm slab we may likely say deflection plays a major role in your build also .. in any ways pay attention to workability and don't go and cast grade 15 in the name of making concrete workable.

On the issue of reinforcements using local bar , TMT et all., and the cost implications ,strength..

The designer of any structures choose the grade of steel he/she intends to design with, this grade will be clearly written at the 2nd page (general notes) or on each page footer of the S.Drawing, the implications of this grade choose for your project will determine robustness , number of required required reinforcements in each structural member
Lay example below.

If I use 410n/mm2 say column of (230x230mm) for a duplex it may requires 6 nos of T16mm and use grade 460 for same column it will require 4 no of T16mm (assumption), the implications of this is that if baba lati supervise for u he will do the following

1)Tell you he built same thing at honourable place @ lekki they use 4 No's of 16mm and the structure is still standing till today.
2)This Engr is not considerate
3) charge you for same 6nos and put 4 No's inside, And cast

forgetting or lack d knowledge of variables and notes in the Drawing.

To the main discussion we have various kind of steel in the market , which most are very bad and good only known brand can easily be passed , most of all this local steel of unknown origin are having same properties as plain bar(unthreaded bar (that iron we use for burglary then)) ..

How do you recognise all this in d open market?

Its difficult for small project since u will b procuring ur steel in batches and from cheapest source available ,u will likely not run a tensile strength.

Large projects and mindful owner (contractor) make use of standard and mostly consultant is always on site contractor will b mindful else he will waste money when ask to break concrete and re do and he looses credibility gradually because during next meeting on a job and such contractor name is mention we strike such out without d company knowing self.

Summary
Buy iron brand that's traceable with clear identification on it

Never reduce or propose what's not in ur drawing without ur designer consent

Quantity surveyor should always quote reinforcements using quality brands price because contractor will not buy TMT when u quote local to make thing's cheaper

TMT is good , local is likewise good if you are running a test or buying good one

the most important part of tank stand is the foundation. It varies from place to place and that's why it's recommended to do the job on site so you can see the soil you're working with and find out the kind of foundation it requires. What works in Nnewi will NEVER work in Lagos.

The weight of water and load is same everywhere and as such same material that works at point A can work at B provided the weight, height remains the same. It's a hollow structure and so wind can freely pass without compromising the structure.

Another factor is the ability of the welder to weld well. I don't know how to explain this part.

If the three factors are adhered to, you will get a structure that will outlive the building

Wind is a major factor too.

Reason same materials may not work is because of wind I will gve a brief lay example below..

If you build close to sea or open up area or hill where no winding breaking occurs at much such section may likely not work except for proper bracing compared to building such stand at Ikeja where its relatively developed or behind ur building..

The base plate, stiffeners, bolt ,welding even painting are all recommended.

The reinforcements in the foundation how do you go about it? Do u know which is the main direction, do you know where to splice your section or how to connect back such.

From your believe what engineer does is use same section change the wind pressure to see if it works and check the load against the Soil bearing capacity of same area Sir it work's u r good to go if it doesn't adjustment comes in and modification Sir.
