I really love your designs. Can I have an idea of how much you charge? Also, do you supervise building construction projects for individuals and what would the fees be for such?

I'm particualrly interested in the last design - the 6 bedroom duplex. Does it have a sitting room upstairs, what are the average sizes of the rooms? I ask these becos' the house looks small from the picture. What is the floor plan area?

From your response, it almost looks like you need to get a governor's consent even if you have a C of O. I thought that the governor's consent is a document required for subsequent property transactions after a C of O had originally being issued on a land/house. As such, if i get a C of O on a land, develop it and don't sell it, there is no need to get a governor's consent. It will only come into place when i decide to sell and the buyer then has to secure a governor's consent subsequent to my earlier C of O granted. Please correct me if I'm wrong.
In that light then, I would think that a governor's consent would not necessarily always superceed a C of O , or what do you think?

Correct me if i'm wrong but i was of the opinion that the assessment figure is not part of the payments made. It is usually just an assessment with which to calculate the stamp duty, registration fees etc. ( In this Ikotun example, the 240k isn't part of the fees paid?)

Also, could you please explain the process for ratification on government land?

I'm thinking your figures are slightly off. The figures look too high.
(60 tons of granite 3.0 mil) makes it abt 50,000 per tonne divided equally
(90 tons of sand 3.6 mil) makes it abt 40,000 per tonne.

I would advise you visit the buildingcontractorsecrets website. He has a document there which can help you estimate the amount of building materials required for a building. Cost of buildings vary wildly though based on the level of finishing you desire. Wish you all the best.

i dont think its enough for 30kva to be prescribed without knowing the rating of the appliances in your house. What are the power ratings of the AC, electric cooker, pump and washing machine? You can read them off the said appliances or look at their accompanying manuals. Then can anyone correctly advice on what capacity of generator to buy.

Good work with the karakata site. I had already drawn up an excel spreadsheet for myself incorporating all those stuff, and including the selling charges so I could simulate the exact price gain when selling at a particular price. However, your site makes it easier since I dotn have to manually enter the prices I get daily from my broker. Real good work.

I haven't gotten mine and a stockbroker said he doesn't think its out cos' no one has brought their cerficates for verification with them. Can anyone help out with this info please?
