Omo, ALL column settings need basket wether soakaway or upstairs. The basket is to spread the load. Placing columns without basket is like placing a pin on the ground, apply pressure and the pin will sink into the ground.
Given that so you introduce baskets as base supports for columns when used for bungalows?
Any ways let anyone come up with a pix ?

With quotes like this, you don't have to worry about the materials. What you need to worry about is the labour cost. Whatever quantity of materials quoted for, just make sure the same quantity is delivered to site and used accordingly after payment is made. Artisans and contractors will always quote for materials and end up not using all the quantity quoted for. So don't worry about quantity.

Now labour:

Digging - I will settle for 40K max. 70k is high but you never know.

Bricklayer - 80k should cut it. Mind you, this also includes casting. Casting is a separate quote not done by bricklayer; casting is done by tappers which needs specialist knowledge and could be expensive in their own right. It is possible that 6 columns are going to be cast and then beamed round. Sometimes, we homeowners tend to over look the work and specialist knowledge involve and under price. Is it possible to do less than 80K labour cost? yes. But 80K for blinding, bricklaying, casting, plastering, decking including manhole cover is not bad.

Welder - 8k for tying of the columns and basket is good unless you want to do this for free.

Carpenter - 18k, I would give the bricklayer 3k or even 5k sef instead of the carpenter. The bricklayer or tapper can do the job of the carpenter on this occasion. Soakaway is not an elaborate carpentry work the bricklayer can't do.

The reality is you may not use all the materials quoted if all the quoted materials are delivered to site as quoted.

It is a good quote; just keep your eyes on your materials and the quality of job done.
Columns for soakaway/septic tanks does not require baskets.
The mason man along side his labour can handle the casting work.
The same amount to pay the carpenter is same for the iron works since both jobs requires 2 days and payment can be done based on per day rates but one can bargain less if the mason is better experienced to handle the construction all by himself.

If you're using 3/8 coarse and sharp sand then that price should practically come downnnn.
Given by the number of blocks the size should be 10ft x 6ft with depth of 10ft maximum.

Since u will eventually dig soakway
What u should do is to ask ur builder to break the 300k quote for d soakaway, do only the digging first & use the sand to fill. Thereafter u can start talking about setting of blocks.
There will be no need to dig the pit if he does not intend to set the blocks immediately. He cannot exceed 500 blocks for such purpose which is even high even if he wants to do the type with 3 partitions.

Okay.
The amount you quoted as having to do a soakaway is way over board even if you want to do 2 of it and you're not likely to do the reinforced concrete sinking type since your terrain does not need it.
Check your pocket, re-strategize, plan ahead and proceed with the good works.

Thanks so much for ur response i think d only disadvantage with vibrated block is d fact that those block indulsries dont use adequate propotion of cement cos of dia gains but dia blocks are neater and d vibration is also an advantage but i donno if the risk is worth taking
There is no such thing as risk taking if you intend to hand mould your blocks.
Just use the right mix of materials, produce the right number of blocks per bag of cement and water your blocks afterwards.

Why dont you put a float-switch instead?
It cuts-off the water supply once it reaches a certain level (stops your pumpimg machine by cutting-off its power supply and restarting it automatically as well, once water level gets low).
That way, you wont even get water on your deckings.

That is what l usually do and nver regret it for once.
Float switch works just fine but in the instance the assumed decking is part of the residential building, there will also be water due to rainfall except his building pattern will incorporate a roof over that section as well.

Honestly, why don't people just tile the deck and incorporate a drain pipe to drain the overflow off the deck asap. The water will not have time to percolate through the tiled surface. I will be doing one soon for my old man's hangout deck

Your suggestion is the best compared to using bitumen felt/coats.
After decking, inform your tiler to use water sealant mixture when laying the tiles. Make sure you do a gentle slope towards where you want it to drain out.

I am renting a unit for 1M and a lawyer I want to hire to manage the property is asking for 10% of that. Is that what is the going rate in Lagos? I welcome contributions from the house.
That rate is what is referred to as "by the books professional fee.
The higher the total amount on rental, the lower the percentage to collect by any lawyer/estate agent.
Every rate is negotiable.

Just that my storey buildings was constructed using the block before column approach, but is was only after just one coarse. My worry with the op build is the high dpc, baskets & starter bars should have been planted before it got to such height.
Your uploaded pictures barely shows any starter pillars at any of the free spaces which might also mean there is no column base (basket) except you're trying to say they have poured concrete over it which is hard to believe because that is not the ideal practice for your type of structure.
Get a real professional or take time to go through this thread. Everything you ought to do is somewhere here.

I do not think I requested a bargain for Labour.
The quote he'll get from the Contractor should cover material, Labour as well as Contractors ' supervision fees. He only bargains with the Contractor on the said quotes per work stage.

Let me assume you're going to get an Engineer to do the work. Are you going to hand him your quote made by your QS?
Whoever you give the work to should give you a break down quote per stage of work to be done inclusive of supervision and Labour.

More so you are not expected to pay for a quote from your choice of Engineer /Architect/Contractor.

To all and sundry,

This is my first building project and I really need salient points on how to get the best bang for my money.
I already have the project design on ground; Architectural, Structural, Mechanical, Electrical and Bill of Quantities.

I am quite inexperienced, this is my first project.

I was advised by my Quantity Surveyor to engage a professional project supervisor and make him responsible for labour at the tune of 30% of the entire project budget(i.e his supervision fee + labour cost) and then the remaining 70% for building materials which i can procure myself.


The other alternative is to pay a project supervisor a fixed sum, engage labourers and also buy the materials myself.

His argument is; engaging labourers directly could be more expensive because i may be inexperienced with pricing and a lot of ghost workers would fall into the project.

I really need insights into this matter and i'm to begin kickoff this week.


P:S The project is a 6 bedroom duplex with external works such as pool, BQ, Gen house with a Tower post.
It's nice you have a quide quote from your QS. Kindly seek for 2-3 different quotes from a choice Civil/Structural Engineer or an Architect.
Compare such quotes to that given to you by your QS.
Select your preferred contractor and start bargaining per stage of work.
As regards getting materials yourself, if you consider self good at bargaining that will be needful. Certain materials get less prices when their quantities are higher.
