It's a swampy region, but was sand filled. The block moulding was actually supervised by another person, however I think it was not properly done .
Why do you think the blocks were not properly done?

Good day great people. Please I need advice on this issue. We got a civil engineer to supervise our building of three bedroom flat. He was not around when they moulded the blocks . About 9 months after the building has gotten to roofing level, we noticed some major cracks some parts of the building , even a wall in the building fell. I care about safety so much that I don't mind bringing down the whole building, but will the foundation still be okay or should we do another one. Some people are advising us on amendment of the house, however I feel is better to loose money than to loose lives. Pls what do you think also note that the house has not been roofed yet. Thank you for your help.

price for sharp sand was not included because we have that on ground. I have a problem with the cost of the granite though. Any idea how much a ton costs normally
It all depends on your location for price and except you have some left over granite on site. You'll need a 1 trip full load single axle of granite for your culvert and I do not think that equals to 5 tons. But I want to believe the price quoted for is for a full load single trip.
Look closely at the various pix; 2 different ways for doing a box culvert cum drainage.

It is your money and your build. The building will stand but are you willingly to take that risk on your build?
Is he a registered engineer willing to stake his license and sign a document assuring your build meeting up to its structural integrity and taking all blames if there be any shortfall in future?

My advice to you Sir is that you instruct him to attach baskets beneath all installed columns under your supervision. It might be painstaking but let it be done.

this is my first time building,the money ain't an issue,I would not even be aware of this if not for mr saydfact who I give daily pictorial updates of the progress of the work..he made the issue aware to me and when I confronted the engineer,he said they usually put mats for waterlogged lands etc.
If after the foundation blinding and the next thing he starts setting blocks then you need to stop work.
Mats are not specific to waterlogged areas but mandatory for your type of build.

Not possible.
That 10 ton may likely not exceed the foundation blinding if at all it will complete it and that depends on what thickness he intends doing and ratio usage.

The ventilation is theoretically okay you can improve it by making the Windows longer and having high level Windows that are openable above the windows.

Also making a search for perforated glass door as an alternative.

But look at it from a different perspective, the water you are tapping from below the ground is a natural resources that belongs to the state.

Your drilling activity can cause long time problem such as earth movement etc. In reality, you actually using up a very scarce resources called underground which the government have the right to tax you.
No one is supposed to pay tax for something the government is supposed to provide.
It's not a luxury.

Pls i got this quotation from an engineer as the estimate for taking this building (plan attached)
to DPC level of 5 coach block work and german floor.
i feel the cost is on the high side. i need your professional opinions on this. To know if the prices

Does this quote really go as far as completing the german floor or it just stops at the 5 course level?
I am just curious about the usage of the 10 ton granite plant level fill; is it the same as water level fill to achieve that purpose?

Remove the bar wall and open the dining area. Remove the gym wall and let air flow from the back all through front and side (dining)
Thanks for your input.
Modifications have been made to that entire back side so the walls there are sealed.
Dining, modified to let in more air flow but that may not likely be sufficient.
Whatever I have to do will be from the front and the lounge still maintains its position.

I think you may have to relocate the Lounge if you want ventilation. I like the fact that ALL your rooms are well ventilated but the price you have to pay is the Lounge being boxed in and not ventilated.

My thought is to centralise the double leaf door and create windows at both ends.

Pillar is good for bungalow, it adds to the stability, but it is not compulsory. But if your bungalow is a large one like that of egunmogaji, covering large area, it is advisable u use columns.
The idea of using pillars for bungalows was born out due to the nature of our blocks, where u have a bag producing 70blocks. If u have considerable strong blocks, u can build your bungalow with blocks. Except u intend doing a parapet.
70 blocks per bag of cement......who does that and at what profit.......can that block be moved any distance?

Hello, I need advice from Real Estate agents in the house.

For the past few months I've been able to save up to 1.6million naira from my freelance business and I'm still working.
When I told my Parents about the money and how I was thinking of the best way to invest it, they advised me to buy a land. We got a land (100x100ft) at a very good location and already on the verge of paying for it (1.4m)

Now here's my worry. The thought of building a house at this point frightens me. I want to make plans for four units of 3bedroom flat, but I have no idea of how much it would cost me (location: Benin).

My plan is to save like 2m then start building, and take things little by little. Is this a wise decision?
Excellent decision.
After the purchase of the land, do all proper documentations, survey and get it registered.
If you won't be building within the next 12 months, kindly use the land for farming and do a 4 course block perimeter fence.
Consult with an Architect your set choice of structure and you can insist he provides you with a bill of quantity for the structure per stage and you use that as reference in planning.
Determination is more expensive when compared to building a house.

States should partner together strictly based for commercial economic activities as it will benefit them.
Power, health, security,e.tc,e.tc, should be done independently and reliable and useful information should be shared only on emergencies.

I prefer coastal areas .As I look at the satellite map, there seems to be settlement in every corner of Nigeria. Are there any vast empty lands of up to 5000 acres? I would like to build a prestigious town ,not estate as they call it Nigeria. This mean the town will have everything a town has . For example, if the town is called "Roswell" there will be Roswell elementary school,High school, Hospital ,etc. Perhaps rally around for stakeholders and build university too. The security will act as Roswell police . I prefer remote lands that no one even cares ab6MN2VKXout then I would develop it into value.
There are about 9 coastal states in Nigeria.

The idea of constructing a generator house and the gatehouse together is getting me worried. The plan is to have the gen-house down, and the securityman house up.(i.e. a small storey structure).
But my only concern is the effect of generator vibrations over a long period on the entire structure. Won't there be a compromise of the structure?. Please, structural engineers should help me out.
Certainly your gen will be sound proof and if handled well will remain so for the next 15years or more.
As a precaution, create a basket covering the area where the gen will be placed and cast it. It should be a step up from the german floor.

There was a survey done. The results showed that drilling to 70m would be sufficient. Now, drilling up to 18m has come with so much vibrations that they're scared it's gonna compromise structural integrity. The borehole guy wants to continue work but with less heavy machinery. Engineer is advising that I just get a well dug. I'm at a loss.
If there is another point not too close to your structure, then the driller should change position if he can get sufficient water from the new point.

They say Nigeria is bad and they can't live or invest in the country but yet they build a retirement home in Nigeria. Claiming to connecting to their root. Anybody can live overseas and then fly to Nigeria when ever they want to visit families which is the same as connecting to your root. The truth why they build retirement home is simply because it cheaper to build in Nigeria and 2000 dollars pension in Nigeria will give the wonderful life style country overseas will never give them. Why not retire in these wonderful countries and stay in their seniors homes where they have helps all the time and people to wipe them down? Yet they chose to come back to Nigeria where their 2000 dollars pension will enable them hire drivers, cleaners, cooks to prepare better afam soup. Yet they condemn this same country.

Nigeria is bad but you see more people like us working overseas on Nairaland property forum building, looking and asking questions about their buildings or friends buildings been erected in Nigeria. Yet herdsmen never come out come kill them o.

Nigeria like I said before have her challenges and the same applies to other countries. No Nigeria TV show how bad the crime rate is in America but they are quick to showcase the ones in Nigeria. Let me not beat this USA own too much but people should do us a favor watch Akon's video on how USA market herself.

Come see some Nigerians in my church that left well paying jobs in Nigeria only to come here to no Job. Guess what, the church every now and then will contribute money for them to hold themselves. Some are here working at Walmart and saying if only they knew. At thesame time some with nothing happening for them in Nigeria come here make money and then go back home to invest.

Some Nigerians overseas are the biggest hypocrites ever and the funny questions some always ask is if Nigeria is good why are you here and then I ask them if India / America is good why are Indians moving businesses to Nigeria, why are so many of them seeking employment in Nigeria , why will a Chinese man aquire lands from contract money he earned in Nigeria and then sell those lands back to Nigeria at higher margin and finally why are so many of these Nigerians that say evil about the country coming to retire in Nigeria?

There are more than enough money making opportunities in Nigeria and one ought to only seek out the right and appropriate information and that's why you'll see foreigners coming into the country to invest.
