rotecch77: @bixton, there will still be little sediment likely to be occure in small quantity in section A of the safety tanks Although it will be increases as year goes on but it will take so many yrs before it will filled up, Moslty its foul water that do filled up most non sectional safety tank but in this case the foul water will be semi clean and sink down at suck away section of the system mostly in dry land area. I guess one can add some layers of aggregate materials (sharp sand and granite) at the bottom of the suck away section to further reduce the pollution of the waste water to under ground water,etc,etc. |

All water from the safety tank will later go to suck away plus water from bath all together which will then be sink down.
Dont be surprised the water from the safety tank foul water.(shit water) will become semi clean as that of bath water when it comes out from that last section of the safety tank without bad odour.
More details coming soon when i have much time to write how this system work.

Dremca: If Nigeria had central identification number like Social Security Number (SSN) all these wouldn't have been an issue. That's why banks hardly give loans to new businesses even with collateral. We always down grade our Nigerian Security System. Those areas with SSN still experience such. Known businesses and individuals have been known to not pay loans given to them by banks. |

Dremca: If possible demand for official documents like CofO, Survey plan, driver's license/International passport and video call. Verify the documents and ensure you're dealing with a genuine client. It should a standard for top contractors. Documents can all be verifiable and genuine and if the client has bad intentions then you're lost in oblivion. Always ensure you inform at least 2 persons if you must move outside your location giving all relevant data of supposedly client. |

adanny01: A builder is same as a contractor so he builds quite agreed.
The civil engineer checks for his design adherence.
The architect does the same as the civil engineer, makes sure his design and measurements are followed. By the books in lay man's terms Any thing that looks like a storey building then the civil engineer will have to check on any area where rods will be placed according to specifications on the designs. The architect is more of aesthetics of the structure going according to what is revealed on his perspective. |

true2home: Honestly, the topic of supervision on site is the work of a PE( Project Engineer) and his team of inspectors. That's my job!!!. I do have a Civil Engineering degree but not needed to do this job.
The Civil Engineers designs the structural components The Architect designs the functionality and aesthetics of the building The Builder/Contractor does the construction.
Then, the client appoints PE and his inspectors to do the supervision PERIOD!!! Are you running an advert? Where did you get your certification as a PE? |

ice4u999: Then why not negotiate with the architect during the drawing stage to supervise the entire job but also have a builder on the side to mobilize the work team. That is what I have also done. I made my architect was always present during every structural work. My previous post was about how it ought to be. On a personal level......I go the engineering way and only in few instances I sought out an architect for his own perspective. |

Rubbiish: Yeah....U are right But this is more like the hierarchy of the building team though, of which the architect is the head. But in reality, it is difficult to get these three professions concurrently on site, u may spend more on supervision dan the money for d building. Lol...Except for govt & major projects. In Nigeria on private/personal projects it's only hard getting these 3 working concurrently when each individual wants a large chunk of the client's money to himself/herself. In another situation for a client with no fore knowledge in building, listening to these 3 might get you confused in the overall project. |

Ideally supervision & building is to be done by a builder, while the architect & civil engr. visits the site occassionally to ensure what was designed on paper is strictly adhered to by the builder. But this is nigeria, buildings are similar & require similar construction process. So any of the professionals with a good site training can comfortably execute most buildings without needing another party... The builder supervises all workmen on site. The civil engineer supervises the builder. The architect supervises the civil engineer. |

Daboomb: This is way bigger and if you can do this for 55K, that means my estimate is very correct, with a lot of room for unforseen expenses sef. Once you have an idea of what the material to use as well as the price is, you can figure out what range the total sum to put the wardrobe will be. |

So someone asked a specific question w.r.t to specific names and none responded after 3 days and just because another responded and all the drama started. If they even have the mind let them post here any of the quotes they gave to their clients on any recent work done and let others scrutinise it. Amongst themselves they know what they are doing. I have at least gone through most of their online posted works and funny enough, those who know what they are doing are doing good and those who think they are doing JB work and using engineering terms to back it up for just no good reason just to impress their clients are only out to waste the client's money. InvertedHammer: Would you buy a piece of land adjacent to a pipeline? What does Nigeria's Land Use Act say about lands' proximity to a pipeline. The land is in PH. Any information will be highly appreciated. Not too certain if there is a written law. But I think if your land in question is +100 meters away from the pipeline location then it's okay. |

Truth is, the larger the span of the space in question the more expensive it is to go without internal support. It means you need to use members with great single or combined strength to be able to withstand the weight of the roof and other loads expected on it. Usually timber is out of the question. I wont go into too much detail, but i can speak for myself and a few others, that Nigerian Architects are not in anyway lazy. It only seems so because we find ourselves in a rigid system that only picks at innovations like a pelican i.e. everyone is comfortable with the status quo. Besides our economy is not so robust to manage certain extremities / construction adventure.
Now to your question, those houses you posted there are modern architecture designs and contrary to your belief, not everyone in your idea of the western world live in houses like that. Houses like that are high end and elitist so to say.
Its just like saying you dont see Ferraris, Aston Martins, Lamborghinis, Bugattis, maseratis , Porsches and similar cars because our car dealers are lazy and refuse to learn new ideas or improve their trade, i mean assertions like that are borderline devoid of sound reasoning.
However, if you feel you can fund such projects with its attendant technicalities, specialist requirements and the need to source for scarce materials, there are a few Nigerian Architects who can change your opinions about them.
BTW, some of those houses you feel are 'basic' have estimates that will scare the taste out of your caviar buds. You even took out time to respond to such post. I think the best thing, he should just get the services of an Architect/Engineer and let him be billed for whatever nature of structure he wants. There are lots of funny characters in NL and I keep wondering how did this come to be. |

GoodFaith: First project I didn't do a contractor Had had family friend that is a big time contractor sent one of his people as a supervisor paid daily rate of 5k I used 16mm for my pillars , lot of people said I should have used 12mm A friend working on two flat with two bedroom, storage and suite bathroom, gave it the a contractor Just labor from foundation, setting block, pillars, beam and parapet for 380k my friend will paid for carpenter, iron bender filling and labor He had 14 pillars carpenter and iron bender said it was to much pillars- I say no we will go with 14 pillars The contractor set two block blower than, second opinion said I need two block to the DPC I have ask the contractor to go add two more block before filling Building a house in Nigeria u have to be willing to learn I was watching somebody doing plastering job I call the person supervising the job and said his dude need to build this stuff up in three phase If your build is in the manner of a storey building outlook then the usage of 16mm is in the right direction. |

You may have a different experience with artisans...but I spoke based on what I know and have seen in the industry. I have no qualms with it. I think a couple of persons are in to misunderstand my posts. Based on whatever metric unit of measurement corresponding to a unit price the artisan will not fall short of his output that will correspond to his minimum daily take home pay and an artisan will not collect less for more work except in the instance that he alone is doing the entire work or they are less in number doing the work so that at the end of the day his take home is desirably achieved. It is only in the instance where the paying client does not know the output to be achieved by the artisan that the artisan smiles like Angelina Jolie. I think the prices so far quoted on the thread will serve like a guide for a paying client who requested for a quote from the contractor-professional and a DIY client too in order to bargain with his artisans. Let us move on. |
