what will it cost to build 6 Units Of 2 bedroom in Port Harcourt?
A lot of parameters to consider, from nature of land and taste of client, e.tc,e.tc.
Minimum 3M per unit.
Maximum 6M per unit.

God bless you Oga mi.
Even on roof, weed will grow.
If you park your car in a single place long enough without touching it... Weed will grow on it.
This therefore brings us to the question on how to prevent weed from growing on interlocked tiles in our premises.
Some times I wonder how we corroborate stories.
There are lots of cars parked in mechanic shops/broken down automobiles along the road, etc, etc, all left for and abandoned/forgotten by the owners and yet I keep wondering how did I miss not seeing weed grow on them...........

Generalisation is not ideal.

I beg to differ again sir. A house will appreciate, just simple economics! Will you be able build a house today for the same amount you built it 10 years ago, or will you be able to build a house in 10 years time for the same amount you build it for today!
Hmmm. We disagree to agree.
I believe maybe you'll appreciate a better view if you go through Google on the subject and read more than 3 different write ups.

Let me quickly correct something, an asset is something that is useful, not necessarily sth that generate revenue. Car is a big asset, the clothes u put on are assets. But u still spend money to buy detergent to wash them, but they cover your body. Same apply to car, because it take care of your movement, whether private or public. Anything that is useful to u at all is an asset, it doesn't have to generate income, as long as it add value to your life & serve a purpose, it becomes an asset. To me this thread is an asset, i can't recall the amount of knowledge i have gained from this thread. Hence the reason many of us visit it daily for update, because the information on here are useful.
A clothe is not an asset per se. Except its an antique.

rabcnesbit:
With reference to the bold text. I beg to differ. Though it might not generate an income, it will appreciate in value (capital gain). An asset is something that generates an income or/and appreciates in value. For example, gold bought and kept does not generate an income, but you will agree it is an asset because it eventually appreciates in value. Using you 'car used as taxi or hire purchase' for example, you state it is an asset because it generates income, but you will agree it depreciates in value.
If there are any estate management professionals here they can come up with a response.
This topic is slightly two way traffic. Houses have a depreciation value. It's the land that actually appreciates.

This discussion is always shifting, because I believed KolaShangOne asked about investment, now what is the difference if any, between an investment and an asset? grin

Are all assets investments?
Are all investments assets?

We're all learners here.
Thank you Sir.
Any investment over time that its value appreciates becomes an asset.
PropertiesRe: General Topic Thread-To Discuss Anything And Everything in Building Construction by bixton(m): 8:15pm On Mar 21, 2018
Assets generate revenue.
Liability take away.
A private house is not an asset.
A car used as a taxi or on hire purchase is an asset.

Personally I don't think its bad if it's done in order to improve quality and not to deceive people.

I read a Masters Project Topic in University of Ibadan where Ash was used in a certain percentage to replace cement in concrete mixture. The ash was from wood.
But I can't remember the final conclusion on if it had adverse effect on the concrete properties or not.
Nice one.
If mixed with the cement in the proper proportion, it increases the strength of the block/concrete.

There's absolutely nothing wrong.

Ironically, I spent less (nearly 100k less) in this plinth beam foundation compared to the 5 to 6 coaches strip and block foundation initially proposed. Even the NL Engr was impressed with the cost difference.
I hope when the Engr decides to showcase the build, he will explain better.
Are you saying the top of your plinth beam now becomes the point to floor the building?

Benefits of Using Interlocking Pavers
The benefits of Interlocking Concrete Pavers versus other paving solutions are numerous:
A large variety of paving styles
Multitude of color possibilities
Create your own design
Low cost, low maintenance
30 year + life expectancy
No cracking
3 times stronger than poured concrete
Pavers move with soil conditions
There's stamp concrete and patterned concrete.
Please which are you talking about and can you back up the 3X strength

What do I need to do to achieve 4 ft stand
Is there anything I can install to supply water on demand?
Regardless of of the stand
I am trying to do the 4ft stand to manage my risk for the future with high water stand
You will get a high powered automated surface pump that comes in operation whenever a tap head is opened in any part of the building. It requires steady power source at all times to be effective.

Yes.

Solar water pump
Any person can tell me about the solar water pump
I don't want a water stand higher than 4 ft
Can I have solar water pump and be able to pump water to second floor?
Water moves by gravity.
Solar water pump is a submersible water pump running on alternative source of energy.
It will be abracadabra for a 4 ft tank stand to send water to the second floor of a building.

My peeps, peace and good health be unto you. Does any one have experience/tips/advice regarding stamp concrete (polished and unpolished0 of a compound floor? And is it far more expensive than just concrete flooring or interlocking? Thank you
Stamped concrete floor also known as Increte is an advanced form of concrete floor due to the addition of pigment. Depending on who is doing it for and your location it's about #2500-#3000 per square meter.
Concrete floor is of two types: (1) with brc/wire mesh layed before pouring concrete ; (2) ordinary concrete casting poured on compacted earth fill.
Interlocking stones is a mixture stone dust/granite) /sharp sand and cement pre-moulds into shape and layed on floor. About #200 sqm to lay stones.

Another one. Most of the cracks are from up to down. There are some other small small cracks.
I do not know how long your building have been left this way before this incident.
It's just a case of soil settlement.
Kindly get a professional to be on site to properly check.

The other option you have is to introduce a beam at the base of the wall where it meets the ground since it appears you have not done the flooring.
Get someone to crack open the blocks in a way you can fit in the beam and cast it. It should be done carefully and in a 3m interval.

Also is the stand for a single deck or double deck building?

Thank you for the response. When you say "the height of the tank stand is not beneath the middle point of your roof", do you mean the height the lowest tank should be (if I go for the one up, one down arrangement), and sorry if sounds a stupid question, what do you mean by "the middle point of your roof". Thank you?
The tank at the top.
The roof starts at the point the block work ends to the apex of your roofing sheet material.
Kindly take a look at the tank stand behind this build.

Okay, thank you. Will there be a significant loss in pressure to the lower floor if one goes for the second design which is more stable as you say? Also, already have a 2000L tank purchased for the building work, hence reason I was planning to go for the two 2000L combination and not the already bought 2000L tank go to waste.
Whichever you choose will work. As long as the height of the tank stand is not beneath the middle point of your roof.
Use the right materials, get a good welder to fabricate it with sufficient braces.

I got N200/sq. m for mine but it was probably because it was the same guy finishing off the P-O-P so he wanted to continue on site.

I'm not one for screwing artisans to the bone in these tough times so I think N250 - N300/sq. m is probably fair.

Hope this helps.

Location - Portharcout

Edit: For further reference, my total area is about double yours but I'm getting the screeding done for just under N1m
It's not about screwing artisans but the responder shouted outrageous without quoting an alternative price.
#200-#250 is fine. The most important is doing a good job.
