Sometimes I get amused when I see people defending government's actions both here and on the internet generally. I see them defend land grabbing by government without paying fair compensation as the law prescribes and some of them will even be quiting laws they don't even understand its practical application.

When u tell people that government can take over a property with all documentations complete, they will Sneer at you and make it seem like u are making a false assumption just to call the government a bad name.

Government takes over a land in a place like Ojuelegba In Lagos, instead of paying a fair compensation they are offering 23 million that will not even buy the same quantity of land in a place like Ipaja, Ayobo, Abule Ẹ̀gbá or Egbeda.

Government will rather spend millions upon millions in court as legal fees than pay the fair compensation for the land which the same government approved all title documents.

Sometimes I think the punishment God gave to Nigerians is wicked Nigerians embedded in government and civil service. Imagine the Lawyers handling the case on behalf of the family had to be appealing to the governor of the state to intervene at an event organized to celebrate the patriarch of the family which the Lagos state government was an active participant......😭

Land use charge is determined by applying the applicable land use charge rate to the market value of Ur building. There are a different rates depending on the usage of Ur property.

The current rates are as follows :

1.Owner occupied property( i.e u own Ur building and u didn't rent any part of it out) - 0.076% of market value of the property.

2. Commercial/Rental property (i.e u own Ur building but u rented it out to tenants for residence) - 0.76% of market value of the property

3. Industrial property - 0.256% of value of the property.

NB : you can get reliefs if u file for it. For example u can get reliefs for being a pensioner but u must file documents with the the land use charge people evidemving this befor the apply those reliefs to reduce Ur land use charge liability. That is why different people pay different land use charge despite having the same property type

Traffic and time spent on the road will rubbish that idea. Unlike the UK where u can take a train ride from one end of the country to another for few pounds, if u want to trave from Ogun to Ekiti state u will spend a lot of time on the road and will end up spending serious money too.

You have obviously set Ur TikTok app to "Allwo app to track online activities " when u set it up.

I don't know about Android, but on iOS if u install an app like TikTok or any other app, when u are stying it up if will will prompt you if u want to allow the app to track Ur online activities. If u allow, the app's algorithm can pick up Ur online activities and start suggesting similar interests to u the next time u open the app.

For apss like FB, IG and WhatsApp that have the same owners it's even worse. If u search something on IG, FB no go let u rest with suggestions about that same subject matter for the next few days

On Zubimendi and Rice being overworked..

1. It could be due to fatigue. Zubimendi rarely partakes in full training nowadays just to manage his load.

2. Arsenal with Gabriel at the back is a different team. Our defence has become weaker in the last couple of weeks so Rice staying back to cover the defence is understandable. With Saliba at the back yesterday, Rice was able to venture forward a bit (the pass to Trossard and a shot at the edge of the box). Even Zubimendi did hit the post from the edge of the box as well. You tend to take more risk when you're assured there's a 'rock' at the back.

We should be more concerned about the attackers and Odegaard especially.

Attack will cook once Arteta figures out when and how to use Gyokeres/Jesus/Merino , Eze/Odegaard and Trossard/Madueke/Martinelli. As for Saka, there's actually no one that can bench him in the squad except in cup matches.

I said he unravel the thought process of a typical conspiracy theorist. That is actually conspiracy theorist move ; they look for just any little point and start making allegations upon assumptions without having any evidence to back it up and end up presenting it as facts.

For example Arthur Eze may have schooled at a time when Communism was fashionable and like most people who were in student union back then may have adored Hugo Chavez and other communists hence why he bought a portrait that has their face on it. A conspiracy theorist will never be satisfied with that simple explanation, he will assume it is a symbol of the man paying homage to drug mules which should automatically mean he's one. This guy just unravel the thought process of Conspiracy theorists and content creators who piece one or two together to make news out of nothing.

Rice was everywhere yesterday, in fact since that Real Madrid gake last season Rice has been our best player in an Arsenal shirt.

It just seem as if Rice is the only one in our team who has that winning mentality that gives his all everytime he's on the pitch. Yesterday Rice was everywhere breaking Everton's attack play, sliding into the path of Everton players and repelling attacks after attacks. He also laid that pass to Trossard which ended up hitting the side bar following Trossard's placing shot.

One thing I noticed Saka requires is an AM who would be audacious to make a daring run at the opposition defence each time Saka gets double marked and he draws at least two defenders to himself. At that point, Saka needs either Eze or Odegaard to come to his left hand side, receive the ball from him and make a dashing run at whatever remains of the oppositions defensive set up. Whoever makes that run must be willing to dribble his way in without losing sight of other attackers' position in the box so as to be able to either pick a a nice final pass or strike a shot.

Now the problem with that scenario currently is that Odegaard will receive the ball, turn here and there and end up sending the pass side ways instead of penetrating deep into the heart of the opposition's defense.

Eze on the othrler hand would not even make himself available to receive the pass from Saka's foot. He would plant himself hiding behind opposition defenders and will somehow expect the ball to miraculously locate him thereby making the job of opposition defenders simple the moment they isolate Saka and close him down.

The drop in performance by Zubimendi has impacted on Rice venturing upfield. Before now, Rice always plays close to the edge of the opposition box when we are attacking and he's always available to play one or two outside shot. It just seem as if since that Chelsea game Rice has been handed a new responsibility of always staying behind to help our defense especially since our defence injury woes started. And I think that has affected our goal chances.

Hopefully Gabriel comes back ASAP and we get our MOJO back. It just seem as if the imbalance in our defense is what affects our overall attack play. It looks as if we play with so much caution upfront because almost everyone doesn't trust the defense so we take less and lesser risk upfront.
