Another good news this season is that you don't have to commit your fund to us once there's a contract letter. Oga KolaShangOne, Can you give your estimate? What I gave is a ballpark figure with +/- 8% margin of error. If fund is no issue and project moves without delay, the client should be fine. Remember, the build is in Ifo and cost of materials and labour are far more cheaper. I've built there and I know the market prices of most materials. That's if I choose not to explore using NextHome dump truck, that will crash the price like no man's business. 2 days of NextHome dump truck on that site will give me nothing less than 250k savings if there's space to drop all materials at once. As a matter of fact, if I'm doing this I'll use local bricklayers resident in the area. I still have a couple of them from that zone. Ewekoro Lafarge is nearby, I can still get cement for like 1350 and still push for 50k from the block money for buying in bulk. I wish I could share more cost savings methods learnt from my Owode build. Remember, abeokuta is just back door for granite or gravel as the case may be. |

EgunMogaji:Oga EgunMogaji, Brabus is the most affordable builder here on NL. Forget about the headlines! It's all about been upfront with one another. That's why milestone payment work better for me. If we failed you in the first milestone, you can quickly back out and minimize your loss. Everything is inclusive. Even including all site support equipment and sometimes we even give jara. The only difference now is that the expected delivery date will be longer than what you'll normally expect from Brabus. Why? I'm now fully in charge and I can't bite more than I can chew. But there are clients who will insist on using my service, so what I do now is to tell them "Can you give a little more time?" It won't be if you don't deliver in 2 days, heaven will fall. I no longer have compromising supervisors. I do my things myself because I don't have second-tier customers.

Plastering - 300,000 7. Aluminum Windows (Sliding) - 220,000 8. Burglar Bars/Security Door at Kitchen - 130,000 9. Doors (though I have my reservations having 3 doors in a 14.5m2 kitchen. I'll rather have Bedroom 4 door by the toilet entrance and thus reduce travel distance from the bedroom to the bath and increase kitchen work area.) - N230,000 (installation inclusive) 10. Ceiling - N300,000 (POP in the living/dining/master bed, PVC all other rooms. Add a little more to get POP in the kitchen.) 11. Electrical Wiring/Fittings - N300,000 12. Septic Tank/Inspection Chambers - 200,000 (6 x 8 x 7 lbh) 6. Plastering - 300,000 7. Aluminum Windows (Sliding) - 200,000 (Imported materials with permanent net) 8. Burglar Bars/Security Door at Kitchen - 110,000 (use 12mm iron rods) 9. Doors (though I have my reservations having 3 doors in a 14.5m2 kitchen.
