Would get in touch, soonest.
Thanks. We will be awaiting your business.

May God provide the resources to start and complete without any delay.

As recommended on here, a background check on Brabus/NextHome won't be a bad idea. What works for us is Milestone Project. Another good news this season is that you don't have to commit your fund to us once there's a contract letter. Our banks (Zenith Bank and Diamond Bank) will finance your projects and do the monitoring for you and funds will be disbursed upon satisfactory completion of each milestone.

*Terms and conditions apply.

We will surely deliver. Remember to pick up your NextHome Xmas gift (an Umbrella) from Bala (my security man). I already dropped one for you.

Wishing you a prosperous 2016.

Oga KolaShangOne,

Can you give your estimate? What I gave is a ballpark figure with +/- 8% margin of error. If fund is no issue and project moves without delay, the client should be fine.

Remember, the build is in Ifo and cost of materials and labour are far more cheaper. I've built there and I know the market prices of most materials. That's if I choose not to explore using NextHome dump truck, that will crash the price like no man's business. 2 days of NextHome dump truck on that site will give me nothing less than 250k savings if there's space to drop all materials at once.

As a matter of fact, if I'm doing this I'll use local bricklayers resident in the area. I still have a couple of them from that zone. Ewekoro Lafarge is nearby, I can still get cement for like 1350 and still push for 50k from the block money for buying in bulk. I wish I could share more cost savings methods learnt from my Owode build. Remember, abeokuta is just back door for granite or gravel as the case may be.

Oga brabus, what is your expected delivery time for this project?
If fund is intact; land urchins (Omo Onile)/ govt approvals /licenses and permits are resolved prior to construction and there's ease of access, I can easily pull this off within 4 months.
PropertiesRe: I Need A Low Budget Cost Of Building A Four Bedroom Bungalow by brabus(m):
EgunMogaji:
And ask especially about Supervision fees.
Oga EgunMogaji, Brabus is the most affordable builder here on NL. Forget about the headlines! It's all about been upfront with one another. That's why milestone payment work better for me. If we failed you in the first milestone, you can quickly back out and minimize your loss.

Everything is inclusive. Even including all site support equipment and sometimes we even give jara.

The only difference now is that the expected delivery date will be longer than what you'll normally expect from Brabus. Why? I'm now fully in charge and I can't bite more than I can chew. But there are clients who will insist on using my service, so what I do now is to tell them "Can you give a little more time?" It won't be if you don't deliver in 2 days, heaven will fall.

I no longer have compromising supervisors. I do my things myself because I don't have second-tier customers.

Yes.

greetings to all builders in the house. I would appreciate the cost/budget of building a four bedroom bungalow from foundation to roofing, with basic finishing. Location is Ifo, Ogun state. floor plan is attached below. Experts in the house, help a potential client. cc Hajji mufutau55, spyder880, brabus, EgunMogaji and all gurus...
How close is Ifo to Owode Yewa? Sharp sand seems expensive in Owode.

To your question, here's a ballpark figure of what you should expect for a basic bungalow with moderate finishing:

1. Foundation - 750,000
2. Block Walls - 700,000
3. Roof Carcassing/Covering (0.55 Longspan/Steptiles) - 750,000
4. Electrical/Mechanical Works - 220,000
5. Septic Tank/Inspection Chambers - 220,000
6. Plastering - 300,000
7. Aluminum Windows (Sliding) - 220,000
8. Burglar Bars/Security Door at Kitchen - 130,000
9. Doors (though I have my reservations having 3 doors in a 14.5m2 kitchen. I'll rather have Bedroom 4 door by the toilet entrance and thus reduce travel distance from the bedroom to the bath and increase kitchen work area.) - N230,000 (installation inclusive)
10. Ceiling - N300,000 (POP in the living/dining/master bed, PVC all other rooms. Add a little more to get POP in the kitchen.)
11. Electrical Wiring/Fittings - N300,000
12. Bath fittings/faucets - N250,000
13. Tiles - N700,000
14. Painting - N250,000
15. Borehole/Well/Tank Tower/Tank/Pump etc - N250,000
16. Externals - N500,000

Doing it StreetWise!

1. Foundation - 600,000 (No DPC but Capping Beams on the perimeters using rented planks)
2. Block Walls - 600,000 (Hand mould 2500 blocks and pay N50 per block laid)
3. Roof Carcassing/Covering (0.45 Longspan) - 650,000 (there are other cheaper alternatives to explore)
4. Electrical/Mechanical Works - 220,000 (surface plumbing and half conduit electrical)
5. Septic Tank/Inspection Chambers - 200,000 (6 x 8 x 7 lbh)
6. Plastering - 300,000
7. Aluminum Windows (Sliding) - 200,000 (Imported materials with permanent net)
8. Burglar Bars/Security Door at Kitchen - 110,000 (use 12mm iron rods)
9. Doors (though I have my reservations having 3 doors in a 14.5m2 kitchen. I'll rather have Bedroom 4 door by the toilet entrance and thus reduce travel distance from the bedroom to the bath and increase kitchen work area.) - N230,000 (installation inclusive)
10. Ceiling - N200,000
11. Electrical Wiring/Fittings - N250,000 (Buy low end switches and sockets; lamp holders in toilets and lobby; ceiling fittings elsewhere)
12. Bath fittings/faucets - N200,000 (No water heater/hot line)
13. Painting - N250,000
14. Borehole/Well/Tank Tower/Tank/Pump etc - N180,000 (Borehole 80, Tank 25, Galvanized Pipe and Clamps 30, Pipes/Accessories/Workmanship 40)
15. Externals/3" German Floor - N350,000 (Concrete floor with coloured cement, no tiles)

I hope this can help.
