this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

Buildings are meant to last and not act as liability. Here's a sample of door that I delivered to oga Spyder yesterday. It was paid for by another Nairalander

Unfortunately the type/brand of China doors that you used was the culprit.

There are very good interior doors on here. Try a search on this section with the word door.

On my personal residence I used Chinese doors and they’re working beautifully. For my rental units I’ll be using wooden doors. Try not to use local metal doors on the interior.

Good luck on your choice.
9 years on, my Chinese Doors are working great. The only ones that fade are the ones directly exposed to sunlight and harsh weathers.

They still look new.

Please I need help. This is the estimate my roofer gave for roofing a 4 bedroom duplex sqm of main building is 185sqm. This is minus wood just roofing sheet alone is this ok I feel it is too much.
If aluminum sheet, it’s too much.

If stone-coated, the price per sqm is still too much.

Please how possible is this? My POP man measured about 150m² as the area for POP while the tiler measured 400m². Apart from 5 bathrooms and laundry, and also kitchen that will have their floors and walls fully tiled, every other area covered by POP will also have their floors tiled.

I was just thinking there's so much gap between the square meters presented by the two artisans.

Kindly provide enlightenment.
I think tilers are the ones who’re normally wrong.

Wall normally takes more but get the dimensions of the room/lobby areas/bathroom to confirm who’s right or wrong between the 2.

I have 73.8m2 total wall area for 3 bathrooms with 8.44m2 total floor area.
Tiler quotes are always not totally correct.


Dimensions below:

Bath 1 - 1.2 x 3
Bath 2 - 1.2 x 3
Bath 3 - 1.2 x 1.2

Yes o. Oyinbo can do all that, not good for Naija houses o. Much so in Europe and not much in America here.

On the matter of lawn.. I have an empty plot of 40x120ft beside my last project.. so intended to use this area for my green area. I contacted a person to help me plant grass there, I was billed N1.5m for the job. I changed my mind quickly and planted some hybrid coconut trees and sour-sop trees in the area... I will complete the area by growing vegetables or corns there instead of paying N1.5m for grass.

It was during the lockdown that I found out that vegetable is better than queen of the night and looks as good. I also found out that coconut is a lifesaver during crisis/pandemic.

I removed some flowers to plant pepper during the pandemic and I was glad I did.

My Oga you are right o. On top of that the guy want me to sign a monthly maintenance of N50k.
I was thinking of spending 200-300k on the grass since I already levelled the ground and added soil.
I was already making plan of buying a good Honda Lawn mover for about $350 from here so my Mallam can get work to do once in a while. But N1.5m is not for me o.
And John Deerie lawn mower vehicle is out of question o.

My flower man come in quarterly to do maintenance (at N15k pere) but I canceled the arrangement when I found out that he was selling the grass he pack from my compound.

I was actually paying him to cut, pack and sell my grass. undecided

The only reason I bought was that my crew was in the middle of pouring the blinding. I should have had a reserve of cement but I was caught pants down.

Once the foundation is done then I will pause and watch the market. I can afford to.
So Dangote chose to reward us for paying 3,000 per bag. My workers have won 5k in cash prizes and lots of airtime from the last delivery.

There are few glasses here and the common name for them are Portharcourt grass, water grass and carpet grass. The most rugged among them is the Portharcourt one.

The common name for it here is Portharcourt. It is rugged and can withstand harsh weather and if not we'll watered during the day season it will survive till next raining season.
How can one maintain carpet grass when it’s overgrown? It can’t be mowed and it’s not looking nice again.

You are very correct.
As much as you can, folks should not fall for the artificial scarcity. Plan and wait if you can and it doesn't impact your project schedule, otherwise we indirectly contribute to the pressure of demand vs supply.

Lafarge, which is even not as readily available as Dangote on a good day, still delivered to us @ N2,500 yesterday. We will adjust our schedule to wait for the next truck delivery whenever they are willing to sell at same price.

We have decided to pace our project and will not fall for the trap to buy cement @ 2700 or 3k unless there is an official price increase from manufacturer (which is not the case just yet).

The rains are here and projects will slow down. Demand will reduce and lead to a supply glut, thereby keeping price the same... all things being equal.

As it happens, my eyes doesn't seem to behold the beauty of carpet grass. grin
It’s about maintenance for me. It costs a lot to maintain a great lawn.

I can’t do those creepy plants on my building tho but I can still live with climbing plants in arches (Pic 2)

Oyo state is truly blessed. There are fewer reported cases of land issues and omo-onile wahala.

I paid 1.5m to the omo-oniles to start work on a project that’s less than 5% of your project in Lagos.

This is a faceless forum. It’s not WWE Arena. It’s filled with different kinds of people from different background.

A smart businessman don’t have any preference when choosing his customers. Instead, he learn how to adjust and manage different types of people and emotions. He’s not in a conquest grin

Some customers are silent while others are vocal. Your job is to serve them and deliver a good job.

I once asked an architect here to go and attend to one of my projects as I can’t commit to new projects due to extremely busy schedule.
He had discussions with the client but because the client don’t know how to express himself very well and he’s a novice in design and architecture, he went to design a bungalow for him.

When I asked him the reason for this, he said the environment does not worth committing too much resource and I doubt the client can do much. undecided

I stepped in and designed a massive duplex for the same client in the same environment, upgrade some features in the area (change the electricity poles, installed solar streetlights, introduce new fence design to the small community, did earth road etc) and the project attracted even far more bigger projects into the area.

Your next big client might be a loud mouth or an introvert. Your job is to serve him and not to size him up.

Be a smart business guy! This is not a beer parlour joint where you throw shades at people. Everyone here is a potential customer.

The guy seems to have disappeared. I don't see his thread again. You would love that type of architecture when modified to the present like the Windsor Castle in England. There is a hotel being built in PH with that type of architecture. Gothic cathedral design with gigantic corinthian pillars. May be only royals and men of Noble birth will be visiting the hotel. It looks so magnificent and imposing.
I give it to the Easterners. They’re doing great in architecture and construction. And of course, quality builds.

The Land is not too small, with the help of a good architect you can still achieve your dream, but you will have to prepare to take care of the LASBCA officials, because of the statutory setbacks.
Does it really worth it?

I know someone in this space whose structure was eventually demolished after 5 years.

They did this right before him when government decided to clamp down on illegal structures.

This is a typical Victorian castle. Very common in England/Ireland and other parts of Europe. It is not a rocket science. The issue will be on the landscaping as landscape architecture is a scarce profession in Nigeria. But I think if well motivated, Brabus or Skimanski may make it happen. The carpet grass on the walls are easily found here as I planted it near my fence wall and they are circulating already. Though It does take time to cover the whole area.
That is Georgian Architecture

The beauty of those house are the symmetrical windows, grand entrances, the arches, columns, high ceilings, and the architectural ornaments.

Not something I really like but it’s something that can be achieved if the motivation is right.

It might not have been a low voltage issue, it might be a frequency issue. Inverters are sensitive.
You’re right sir. Up till moment, one of my generator don’t work with the inverter.

Sadly realized cement prices were up on Friday just as we wanted to cast

Holding up both my projects esp ring road , hopeful of delivery of 900/1200 bags tomorrow at 2700
I can understand especially with the quantity of cement you’ll need on both. You’ll have to push ring road though because of the formwork sir.

2700 is a good deal.

My contact too will do 2700 (Elephant Cement) to Ibadan but offloading will be paid for separately.

15 - 30 naira per bag depending on how close the store is to the truck.
