our industry don't tolerate kazeems that would delibrately leave something unfixed so that you can keep coming back. Once you use the right materials and professionals in the building stage, maintenance cost is almost zero. Just sweep and mop whenever you need to. Most of us that travel to the village for Christmas, all we do is sweep and mop and everything returns to factory standard cool
I guess Abiola, Eze Ego, and the likes couldn’t afford professionals and were using substandard materials in their magnificent projects. grin
Hence the reason their families couldn’t maintain the properties after they’re gone.

There used to be a lagos builder's fair but I'm not sure if they still do it.
I saw one posted on my facebook contact's page done in abuja last year though.
I always attend 3invest Annual Summit hosted in Lagos.

It is about the largest gathering of real estate professionals and developers in West Africa.

Abiola is the June 12 Hero. I don’t know how to explain or quantify his networth but he was extremely wealthy during his lifetime.

The building is in Ibarra Estate, Abeokuta Ogun state.

In case of Abiola, when you have several wives and several children things will always go hay-wire when one is dead. The children who cannot continue with the legacy of their father are to be blamed. Look at the family house at Ikeja sef.. May God give us good children.

I believe he was making plans for the imaginary visitors and guests.

Abiola’s uncompleted Building has a living room that can sit 1000 guests.

He was trying to make his guests comfortable too.

Excellent idea on the Openable burglar proofs.

I had a sketch once, trying to implement that in my build, the welder was like oga , them no dey build that kind here... all my efforts to talk , talk fell on deaf ears angry

I detest the ones that look like jail. I mean, how could you seal up a flat like that? What ifs... what if there was a fire? And so on and on...

In an effort to protect ourselves, we shouldn't make the situation worse.

I like forward thinking individuals.

Similar i don't like the fence they build up everything. It is an added security to build up the fence half way then use burglar bar of some sort to finish up the rest. So when someone is walking by they could see through the fence. Privacy concerns yes but added security yes also.

If someone is really doing anything private private, they will have to go inside their flats grin
I’ll never forget how a family (months and her 2 kids) who relocated to Nigeria after 23 years in Canada, died in an inferno in their residence at Bodija Ibadan.

People were outside to help but they couldn’t get in or out because of the anti-burglar protectors.

They already do one here. I sent my partner to one a few years back that was held at UI. I'll try to find some more information on it.

Not to sound pompous but I personally don't think I'll learn from it. I have a clear opinion of what I want to do and what is good based on my sojourn.

I think the combination of the foreign experience that I bring to the table and my partners knowledge of Nigeria as well as listening to our various artisans gives me all I need.

If there's anything I am passionate about, it's getting modern tools into the hands of these guys and training them. I cannot get my masons to use basic hand tools for any length of time.

I'm currently trying to figure out how to create reusable metal work for setting out. The wood is wastefulness.
I’ve been attending a lot in Nigeria and I think it’s worthwhile.

All the big players do showcase their products and we get to see the new stuffs.

I didn’t know one was held here.

If I say something is worth it, believe me baba “It’s worth my 150k in the first year and 90k, the second year.”

I think we had about 3 governors, 2 ministers, ministry of housing from about 6 states, Dangote, Lafarge and lots of the big players in the industry attend the one I’m talking about.

why share baths when you can have one privately, most people with ensuite rooms remove clothes right in the bedroom, stroll to the bath still naked, finish their business and come into the room still naked before deciding to dress up or still remain like that, you don't have that luxury in a shared bath. and everybody deserves that privilege, whether master and madam, or kids, even servants. the additional cost in construction is mostly insignificant. when possible I usually attached a toilet to the generator/security post so that not everyone would have to ogas house to pee. whether it's used or not is not really necessary, I can always use it to store harmful chemicals away from the reach of kids.
Baba, do you mean the additional cost of the following is insignificant?

1. The cost of building a 3 - 5sqm Room
2. +/- 16sqm wall tiles
3. Floor Tiles
4. Water Closet/Bathroom furnitures
5. Plumbing
6. Electricals
7. Door
8. Window
9. Burglar Proof
10. Ceiling

A simple small bath 1m x 3m (WC only, no shower/heater, cheap hand wash) will cost about 300k to put up translating to about 100k per sqm

A standard room of 3.6 x 3.6m with tiles and full pop ceiling will cost about 450k translating to about 45k per sqm.

Those bath looks so small. They’re not cheap at all.

I know we do it but I don’t think the excuse really worth it. In fact, it was your post that reminded me I have a toilet in my gate house. I’ve forgotten about that completely because we never have any reason to use it.
That makes it 3 underutilized spaces in the house.

I recently did a 4 bed duplex and attached flats. We ended up with 13 bathrooms and I told the client “This build will cost you some money.” No other reason but because of the toilets.

It's very necessary, Nigeria's property development and businesses are growing fast, in building fairs you get to see simple, cheaper and creative architectural methods and interior decoration for homes. I don't know if trade fair still exist, property fair is just too big to merge with trade fair.

You may not use them often, the cost of setting them up could have gone to something more useful.
Agreed, children (teenagers and little adults) deserve some privacy too but they are also notorious for being careless and thoughtless in usage and respect for properties, there is need as parent to monitor and point thing out in those regards, only through community bathroom/toilet(visitors toilet could serve as spare) that's possible, else that culture may be a habit.
Making all rooms ensuite is all about client wild dreams than convenience/privacy, for me 1 bathroom (with separate bathtub and shower) and 2 toilets is more than enough.
I think it's time Nigeria start organising building fairs. There are enough creative ideas for big family out there than wasting interior spaces.

An annual summit that provides an important platform for Nairaland real estate leaders/investors/actors to discuss most pertinent opportunities and issues in the Nigeria’s real estate market yearly.

I agree that VT is necessary.

My assumption is that people are thinking one of the two bedrooms be en-suite and the other bedroom be configured to be shareable by the bedroom and guest. A door in the lobby that still gives privacy to the bedroom occupants to enter without being seen from the living room.

With a visitors toilet, we’re talking about just a hand basin and toilet.

I’m envisioning my flats occupied by working professionals who may have a roommate situation. So I built privacy into it from the design stage.

I’m most uncomfortable with the ideology that renters are swine that doesn’t deserve good residences.
I’m not ruling out VT but I’m saying people will pay for good location over lack of features.

In my former estate, I once lived in a 2 bedroom apartment with just one bath.

Guess what I was paying in 2014? N1.0m
I saw 250k builds with 3 toilets but I want a better location.

I chose the estate because of security and good facilities. I decided to live with the other stuffs.

I don’t take unnecessary guests. You can always meet me in the estate guest house or sports center.

Madam, don't listen to what people say when you are doing the right thing.

Put yourself in a 2 bedroom flat, would you rather have a visitor in your bedroom to use your restroom or in your 1wc bathroom?

If the trend is having a visitors toilet, would you risk not having one.

My uncle has 2 properties, one has 6 units of 2bedroom flats and 2 units of 1bedroom flat while the other has 8units of 2bedroom flats. Out of the 14 2bedroom flats, only 3 have been occupied consecutively in the last 3 years. Of course all units have 1 wc and bathroom.

So even though they are 2 bedroom, the number of toilets is the main attraction. The mistake is considering his property a 2 bedroom with a 2 bedroom price tag that is same as the ones ensuite.

Trust me you don't wanna put your property at a disadvantage. 11 units of my uncle have been empty for over 2yrs now.

The trend is very clear.
This is location issue and not really about features.

Put the same property in a place like Chevron for N1.2m and tell me you have same issue.

But if the rental rate in the location you’re is as low as N300k, it’ll be nice to put all the features so as to attract the client that’ll pay.

I agree this is about target audience.

I have seen tenants moving out of a 2 bedroom flat just because the could not manage with 1WC and bathroom.

In many of the houses with visitors toilet, this toilet ends up being the most used toilet especially because of its proximity to family living area.

I have seen tenants pay more just to have more toilets. Tenants pay more to have POP rather than PVC.

Is it that a person living in a 2 bedroom flat is not entitled to a comfortable home or what exactly?

Tenants pay more for good location and not the finishes.


In 2014, I build The Reserve (3 unit of 3 Bed Terrace House) with N66 million (land inclusive) and the woman who owned it has recouped her investment within 5 years.

The finishes is the cheapest I can ever think of. Everything we use is China China. No stainless rail. Just a functional design and simple finish.

But the small terrace building was rented N3.5m in the first year and the N4m the second year.

That’s the only type of commercial build I’d put my money and not any other one.

The same amount spent to build the house wis what most other people will spend building the same type of house in a different location in Lagos and still be begging the tenant to pay N1 million naira.

For me, location is king and not the interesting features. I’m being real here and talking from business point.

The covid19 pandemic has shaped me a lot and I think the focus of every business leader right now should be “How do we get the next 10 years right?”.

Leaders who can see the future seize the future.

I already know that massive mansions are not in my future no matter how rich I become.
A small bungalow on 2 acres of land is all I see!

I know a guy in Iyaganku GRA that has something like this with Astro Turf. His house is where professional footballer come for training back in the days.
That’s like 2 decades ago!

That’s the type of life I want.

I don’t want to be shouting “Who’s that? Who entered?” in my own house.

I’ve seen it and it’s not worth it at all.

In 2008, we spent 15m just to change 99 doors in one of my boss’ house. Today, his kids are not interested in the superfluous build and it’s not easy not cheap to convert. There’s a bridge and even a small stream inside the house grin

My build is currently gravitating towards becoming a professional training center with some hostels. I know a self-made billionaire in Nigeria that made his monies from this.

I know in another decade I won’t need more than a 2 bedroom house and I’ve found a perfect one to build. It’s an underground house in Iyaganku GRA, Ibadan. grin

I got my experience while living in the estate of the super-rich Nigerians. More than half of the house in the estate are abandoned or having only Musa living there. huh

Bro, I would like to see this openable burglar of a thing. Our window areas in Nigeria lacks good aesthetics because of burglary and nets which we cannot do without because of insecurity and mosquitoes. It is always a good sight to behold a large transparent glass window without burglary and nets that usually makes them clumsy and loose that appeal
I was just trying to convert my 2 bed apartment into a crèche and add some contemporary feel to the traditional build.

The anti-burglar bar in the kids play area can open fully so they can have a full glare of the outdoor without the bars. This connects the indoor activity area with the outdoor.

I intend to introduce artificial carpet grass on the concrete floor outdoor

One needs to continuously adjust in life.

In the USA, most young couples start off with starter homes. Basic 2 or 3 bedroom houses. Most likely in town.

As they start having kids they’ll move up to a 3 or 4 bedroom home in a good school district, most likely in the suburbs.

As the kids go off to college they’ll downsize to smaller homes or even senior condos.

I retired back to Nigeria solo. My expansive 8 bedroom, 5 bath bungalow is now rendered nonsensical. Was it a bad decision no to build it? No, it was a decision made under different existing parameters. The bad decision will be to hold on to it as my private residence.

It’s okay to downsize, upsize.

I spent my weekend working on openable burglar proofs and bi-folding nets. It was a great explore as we try to bring the outdoor inside without security compromise.

My thoughts too.....some call it convenience and trendy choice but I call it irrelevant and wastage of interior space.
My former builder sold that idea to the person overseeing my project and went ahead to alter my plan by making the rooms with ensuite toilets and bath without prior information or consent.....I was furious......first, I forced him to revert it at his cost and threw him out of my site. I am not a fan of that trend.
The most expensive part of any build are the kitchen, toilets and bath.

I did en-suite back in the days. I use my sense these days.

There are 2 toilets we’ve not really used in my house for almost a decade.

The configuration is 5 bed (4 ensuite) and 5 WC.
Maybe the extra features will be used some day but I’m not really sure when that gonna be. It was built when the kids were babies. In few years, they’d be in high school. In decade, they’ll be starting their own life.

Just think aloud, who does en-suite houses really benefit apart from a very large family.

It’s stone dust. There are levels of dust. You can’t use the fine ones for interlock production. It’ll work but it won’t be as solid.

My 2 bed was converted to a crèche. I told my agent “I’d rather use the flat for a school than have someone occupy my flats for 365 days and pay me meagre 300k (less than N1,000 per day.”

That’s just me by the way and the decision was based on the value attracted at the location where the project was done.

On the flip side, I did a multi-dwell mini flats project for a client in 2014. He has recouped all his investment as at today.
It’s 2 unit of 2 bed and 2 unit of 1 bed. 1 bed goes for 500k and 2 bed was 750k. It has all the features and conveniences.

If you can eliminate the noise that will be a big plus to this grade of door , actually I know of high quality door of Nigeria Made used by some big banks in Nigeria without noise and well sealed against water penetration (see attached pic) but it’s pricey.

Also you can fine-tone the finishings to look more elegant( demands/ cost will determines this) but never the less it will add more value to your product.
