Avoid Time & Material Contracts. Many intending homeowners think this can save money and is a more accurate representation of costs and quality, but I have yet to experience this. Costs always escalate beyond the typical. A Fixed Price contract creates more accountability and is administratively simple. |

EgunMogaji:Very correct. You won't believe what I'm doing for N3m (Villa Rosa). The thing is that I bought the structure and land for N800k and ensure* that the seller got a roof over his head before embarking on the journey because I knew he'll be wowed when he sees what I've turned his old property into. When the time is set, I'll upload pictures. It's a very exciting project. But can I replicate the same for a client, yes and maybe but it'll be a very tough one. I wonder why most people don't consider repurposing. Buy dirt cheap properties and remodel into something modern. _______ * ensure ~ I gave him free architectural drawing for a modern 2 bed flat. Gave him 50 bags of cement, 1 sand and 1 stone for free. I also gave him guys to get him off ground. He's happy, I'm happier. |

Pouring K-024 | The Success Formula Just like ants carrying crumbs. Everyone is an active part of this pour. - First, there's God who gave us good weather and also made it a stress free job. - we use 3 bunkers per machine - we have 6 loaders on granite and sand - 10 backwarders each on sand and granite respectively - 40 forwarders - 2 mixer operators - 2 spreaders - 2 finishers/bricklayers - 3 carpenters - 1 iron bender - 1 poker vibrato operator - 1 water man (there's a long hose and the generator is running non-stop) - 2 cement man - 20 bags of pure water (courtesy NextHome) - 2 supervisors So, we were able to achieve 20 loads per minute without stressing anyone. But like I said earlier, in 2016 One size won't fit all again. Here are my reasons: 1. Fresh eyes means a different perspective This eliminates the "We've always done it this way" "Na so we dey do am" mentality. 2. Cost Reduction Salary is just a fraction of employment cost. The same way we don't have to double or triple as the Structural, Mechanical and Electrical engineer. I think it's fair to outsource specific jobs to expert while remaining as the main contractor/project manager in order to reduce overhead costs. 3. The niche, the job and it's requirement doesn't call for "Rehearsals" At some point in life, we all wanted to build a one-stop coy that can provide everything a client wanted. But the truth must be told, is that ever possible? Diasporan Clients now require finishes with "Western Flair" Whose project do we use to build the team because every project is a tournament that must be won. We are not completely outsourcing the most critical part of our project. There's difference between contracting and outsourcing. Once a while it ain't worth it to double as the skipper and the umpire. We also need to see the game from the spectators side. |

This approach has been tested and has worked for me in many of my projects (including Protea Hotel, Ikeja, multi floor Apartments Bourdillon and Milverton, Ikoyi and many other projects where professionals converge) Successful bidders in this exercise will be walk through a new way of delivering projects. Although, there are guys we will have soft spot for and some will just be selected based on merits and recommendation. In 2016, one-size-won't-fit-all again. We will collaborate with different contractors as different projects dictates. Don't be surprised we might even ask you to recommend to us. |

Qc1:I need to know the sad and the unfortunate part of the journey. It's not funny at all. Whether good or bad, we need to be accessed from time to time. If it's valid, it's a learning opportunity for everyone. If it isn't, then it maybe a pointer that you need to re-evaluate your approach or strategy. So, I'm glad I'm been publicly accessed. |

kino47:I don't want to derail this thread. The building in the link posted is right behind the one I posted above. It's right inside Diamond Estate, Monastery road, Sangotedo. What you saw in the picture is flood effect. The estate is fully built and there's no flooded site to my best knowledge. A visit to the site won't be a bad idea. It's not a twin-duplex but 2 unit of 4 bedroom detached duplex.
