Granite are mined. They are cut into various thickness, usually 20cm or 30cm for counter tops and lesser thickness for floor slabs. When they start mining, the top layers are usually not strong and not to be used as counter tops, but there is no way you could know this till you use them. They crack and break on the grain lines.
There are strong Nigeria stones as well as weak Indian and Italian stones. The prices per sqm is surely a way to know based on the category (Nigeria/ Indian/ Italian). Some Stones are not good for counter tops(Loose and soaks oil if it spills on them) bright colored Indian stones are on this category.
Permit me to be direct.

I met a granite stone dealer a few weeks ago and he was offering 12k per sqm of Nigerian granite counter top.

Do you think that's way too cheap to be a good granite ? Foreign granite was above 30k.

The difference was shocking!

From the picture, there are two possible causes.
Water could collect at the hole created by the bamboo used for scaffold and it could also be that the lower part of the windowhood isn't draining water. I noticed the lower parts of the windowhoods are damp.
That side of the building is most likely the direction rain and wind face.

It’s condensation caused by lack of good air circulation.

I guess the windows were recently installed. Always leave some windows open.
If you say its this...how come its only affecting one side of the building?
Also one of the windows broke during installation, could that not be enough for airflow?

I think the water is coming from the window as the rain hits the window directly. meanwhile check:

ensure your window is properly installed (there is a whole in the frame to drain water droplets out, I hope it's not installed wrongly)

you can also pour water on the window to see how the water flows.....

I personally don't see it as a rising dampness from the ground..

over to others to air their view.


check sigi for your doors, wardrobes and kitchen cabinets

I think this is when it was fully installed about 2 years ago.

When granite colour fades, some can be restored while some can't.
The granite surface can be polished with a special type of paper which is usually used for the edges. This might be a little bit expensive due to the large surface and the numbe of material to be used.
The second option is to get these guys that are into industrial home cleaning to shine the surface with their chemical. The disadvantage here is that it can go from bad to worse if the chemical is not applied appropriately on the granite.

Meanwhile, for a granite to fade, it's obviously a bad/inferior stone.

We don't have stainless steel shelves for sale.

Hello building experts and enthusiasts.
I have a challenge and would like to get your professional views on it.

In the pics below, some of my windows (all facing one side of the duplex), have water patches all below the windows.

This happened both upstairs and ground floor.
The water dampness is not seen above the window and this came up during this raining season .

Any thoughts...?

Someone said it could be poor window installation.

I am lost at what to do about it as it has stalled screeding works.

Basecoat is the best screeding material. It's stronger, more lasting and isn't affected by water.
It doesn't crack also.
Screeders don't like using it because it doesn't dry fast. It has to dry for several hours before they apply the finishing coat. It dries by air instead of hydration by gypsum and portland based screeding.
So it needs two coats of application.
Is it more expensive on a cost per sqm basis?
Also will the screeder charge more than conventional pop screed labour?

The screeding fixes cracks and smoothen the wall surface in a way that regular cement and sand plaster can never achieve.
The major difference between the sand/cement plaster and the screeding is the smooth calcium carbonate powder aggregate in the pop emulsion used mix the cement.
With regular plaster, the sand aggregate is rough compared to calcium carbonate powder and it's noticeable from the grainy pores on the surface on cement plaster. With screeding, either with gypsum or portland cement, the surface is smoother because all the materials are powder smooth.
However after the wall is screeded, it would still need to be sandpapered uniformly smooth before painting. The level of smoothness of the screeding would determine how much to sandpaper. Some screeding are so smooth that only slight smooth sandpaper is necessary.
Your cement screeding was smooth sir. The painter only had to fill some cracks on the cement screeding.
Cement screeding have the tendency to crack unlike pop and basecoat putty.
But Gbadexy I still keep wondering with all these advantages of ready made screed putty how come only a few still use it. What are the real constraints? I really want to adopt it or use the method once mentioned by a great Engr here...paint with a primer and then sand paper to smoothness...

yes! you can use it for closet. but it's fabrication must be closely supervised because of it's flexibility. infact you need an experienced furniture maker so that the hinges won't start falling off within few month.

Like I mentioned earlier, it finished the building and tenants are living in it now for two years. Its in Enugu town and not in the village.

People are really building low cost ...what we should encourage is the barest minimum quality and safety.

I think you guys might be overstating your point.

Can 5 million build a 6 room self contain?
I personally think it could comfortably.
Nb: I am not a builder but I have built and managed my own building project.

The question would be what is the quality and type of build of this structure?

Here in Enugu before my own eyes, a Couple built
a 3bedroom self contained with 2.6 million (land excluded).
What I know is that there was no German floor, no pillars, 5 inch and 4 inch block, slide windows, slant zinc roof, cheap tiles, half wall tiles in bathroom, cheap sanitary wares.
But I dont have the cost breakdown.

I had once mentioned here that my 4bedroom duplex had cost me less than 11million naira till windows and doors fixed and a few persons objected . I temporarily pasted the pics and mentioned the NL Engr and roofer. Then the person said haba its because its a small duplex (12m by 11m.

My point is...know the details of a build before you claim a certain amount could never finish it.

How much do you think people in the villages complete their low cost 3 bedrooms...6 million?

I would ask my painters for more details though. It could be another known product but with a special application process to give different effect. The specialized ones know these things better being on the field and gives us specifications.

I can't really say anything on the cost and quantity required for paint.
The quality determines the spread rate and different brands sell at different prices. Some brands are way much expensive for the satin. I'm skeptical about the matte for that price though.
Would the matte have soft sheen and is it cleanable? Because eggshell matte with soft sheen is only slightly less than satin because the composition is almost similar except with addition of some fillers for toughness. Some just pass premium grade emulsion as matte.
The labor cost is reasonable for the whole internal and external, including fence, priming if necessary and sandpaper work.
What I can only do is give quotation of mine as comparison. 794sqm at 50 sqm per drum would require 16 drums, and at N18000 would give N288000.
I can't say the quantity for the matte due to insufficient details but I supply it for N14000 per drum and if it's premium emulsion, I supply for N9000 per drum.
You may however use a Snow White premium emulsion for the ceiling and matte for the external.

XHP is 4300
Mobil 1 5w30 is 16k
But Mobil 2000 semi synthetic is 5k

Price difference is not really different from XHp. That's y many are going for it.
But I agree that blends are not fully transparent on content.
But some articles say they are better than mineral oils.
