I am not an architect.

I like the drawing and its efficient use of space both at ground floor and upper floor.

If I might ask? Why do you have that middle staircase? Won't that side staircase be sufficient? Or is it for emergency?

Also, try to increase light flow at the passage by introducing upper internal windows in the study and rooms upstairs. Ignore this if the dinning area will not be closed with doors.

I am not an architect but let me make my little observation.

The BQ
If the rooms of the BQ are to be renter to 2 different persons, then there is no need for one living room and one kitchen. Let the two rooms have separate kitchens and just make their bedrooms a little larger.

The House.

Like someone pointed out the air and light flow seems poor especially at the lounge and dinning. Just picture all the doors closed. It will be dark and stuffy.
There are also too many doors and walls.
Left to me the architect has to redraw the entire drawing to allow for these flow.
Also all those tiny bathrooms can be expanded at the expense of the rooms. They are very important especially that of the Master and room close to kitchen.

You are absolutely right. It was emphasized during the architectural design stage. Harney guys removed all unnecessary spaces, I have only one balcony and mostly straight lines and not complex use of space. The building is approx 11m by 11m square.

Everything is possible due to the expertise of the contractor.
But it's location dependent and cost of labour acquired. Though the cost may not be much but did you use granite all through your build or a mixture of brown stones were acquired too? Did you also use laterite or sharp sand as filling material for your foundation? What mix ratio did you use for your concrete mix( kindly break it down into headpan measurements).

House was designed and carcass built by Harney.

Brown stones were only added for staircase cast and upper floor lintel and pillars when granite finished. Parapet was granite chips.

Laterite sandfill from dug well and suckaway

Mix ratio if I remember was 1/3/5.

Pls ignore all this amount flying up and down. Just start with what you have on ground and make sure you are on ground or have someone trustworthy when the building kickstart.

Remaining tiles, electrical and plumbing fittings, rails, kitchen and wardrobe cabinet, screeding and painting

I once mentioned that for my 4bed duplex at same stage as yours...I had not spent over 11m...some here were casting aspertions and disbelief till I said one of the best NL Engrs built it, then they soft paddled.

Start building and be present if you can. Buy your materials and use experts and their advice.

When I’m in a situation like this, the condition for doing the job will be to do an exact sample of what mine will look like for the amount paid.

35k is even small in my view. All the small attachments in pic 1 will cost him a lot but if he’s the blacksmith or someone who just got off a federal govt project, it’s not impossible. But even at that, I will never pay less for something I’m sure it cost more elsewhere.

At this point, an exact image of what he intends to produce at N28k will be fine.

May I ask how close are you and your friend? Nothing serious though but I’ve had an experience where a mother asked his son’s contractor to send his son what he’d like to see and give him low price so that he can send money home.
Her reason was that he (the son) won’t do anything if she didn’t do it that way and the project has been ongoing for 8 years.

We are super close.
And we have been building at nearly same pace and share labourers and ideas.

Please I saw a quotation for wrought iron hand rails for 28k, though the common price per meter length is 35k or so here in the East.

I personally have doubts but my friend who got the quote is confident and wants to go ahead.

Has anyone seen such a price for wrought iron jobs?
NB: The person to do the job had just completed one in my friend's village and from the video it looks like a good job.

Or are their various qualities of wrought iron in the market that warrant such a low price?

For screeding...
@Aventures and @gbadexy had provided these answers before.
1.for a smooth plastered wall, use two coats of primer (thick) paint
2. Then use sand paper to smoothen the wall.
3. Paint with matte or satin.

I am doing these for all non critical rooms and wait for POP for living area.

You could use a primer on the wall in multiple coats preferably (especially if the plastering isn't smooth) and give it a light sandpaper finish.
Matte and satin could be applied on it afterwards.

Although some plastering may be poor that it would need a full screeding.
With primer, it helps if the plastering is smooth.
You could use a basecoat also for screeding. It's the most durable and around the same cost as the other forms of screeding before their increase. It would still give around N550 to N580 per sqm including workmanship.
N.B; A primer is a paint meant to prepare the surface for painting. In the context of wall smoothening, it's a thick coated emulsion paint that is applied with roller.
A primer could be formulated to stabilize a porous and weak surface and prevent excessive absorption of paint so the usage is broad and depends on the usage meant for.

Nb: the plaster was relatively done very well with only few splashes of mortar here and there.

How does a normal cheap paint differ from a primer?

In this hard times of high pop and normal cement prices, one needs to put on his alternative thinking cap.

Its in the area of wall screening or smoothening.

I remember sometime ago @Aventures mentioned something about am alternative way of screeding, using cheap paint on the wall and using sand paper to smoothen it afterwards.

Please could we discuss the actual process?

E.g. What type of cheap paint?
What method of sanding is adopted? Hand or mechanical? What type of sand paper?
Lastly, what final paint will be used? Will will and satin be possible on such wall?

Please let's discuss this so that our building passion will not erode as prices fly high.

good evening sir and thanks for your enquiry. The cost of the rails per meter is #33,000. Kindly note that everything on it is wrought iron just like he requested.

Attached is the final product. First one is the rails with anti rust paint and the other two are the final product. He chose the color and that didn't allow me to play with it.

Glad to know it came out nice.

What difference will the price be if it is made with iron steel bars and not wrought iron? The latter material is quite expensive.

That's exactly what my Engr said, that it's cheaper to do structural foundation with pad/plinth instead of doing strip foundation with chained DPC.
He told me that he will use 12mm rod to chain it all round including the areas that will carry partition wall and DPC will be done on top of the reinforced beams. He further told me that loads will be transferred via the foundation beams to the pad and the house will be strong.
I am only worried because it's a 2 storey building and I have not seen that before.
I will appreciate more lights on this from the gurus on this platform.

Like I said mine was a duplex and I did the cost analysis before we took the decision and it was worthwhile. While my land like others around is muddy (laterite) it is hard ground but when it soaks water it swells and dries when it contracts...this my Engr said can cause cracks in foundations seen all around my place using strip.

I brag that my foundation is very solid while my villa people say my house is floating.

I wish Aventures and Abdulwastecx can help confirm if it is suitable for 2 storey but I will advice you contact them privately. They are nice people and will help you.

I can confirm that the process is cheaper than a strip foundation with chained DPC.
My foundation is similar and its a duplex built by a NL Engineer

this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

Buildings are meant to last and not act as liability. Here's a sample of door that I delivered to oga Spyder yesterday. It was paid for by another Nairalander

sub- frame is in evitable if you are to use BOARD (hdf or mdf)for your door frame and architraves...this type does not require any painting for finishing.

Hello I have seen a video on YouTube (VITTEN) where he installed a hdf type door by nailing a wooden frame (like a 2 by 4) directly on a finished wall. You may check out the video online

I used aluminium steptiles from Bozac.
I wanted it becos I needed to harvest the rain water for home use. Also first and tower aluminum sheets were rather too expensive for me.

Actually stir way are charge differently to sir time consuming, A stir way of only 12-15sqm can take a good tiler 2days to finish it up
If it’s room or other open floor space he can cover btw 30-40sqm in a day.

But your power of negotiation is the key to the said amount from your tiles but something in Region of 25-30k is good. That is if he is give good finishings job.

Back to the tiles to be used, I will say use what your budget capture that will also give good looking to your building and stand the test of time.


Here are some work our firm handle in the past and present.

The 3 roll track ( the wooden colour) is more costly A meter square cost 7500 (Italian/ Spanish)

The second pics with stainless edge cover is size 30*30 Spanish N4000 per meter

Please I need information and advice on staircase.

I have been discussing with my tiler.
He wants to charge the staircase differently. He first mentioned 40k to my shock.

Its a small duplex (4bdr) and the width of the stairs is roughly 1.2meter.

1. Could anyone help me estimate the sqm of the stairs? A range is okay...maybe from your experience.

2. He thinks we should use normal 60 by 60 tiles (or common ones) but cut them to shape and mix the design. What do you think? Go straight for longer tiles? Cost is a bit of an issue.

3. I would prefer the tiles with those 3 friction markings but he says that's expensive that I should go for tiles and add the metal edge trim. Any advice to make a good choice?

I will be glad to get feedback soon...the process is to be started this weekend.

I apologize for the late response, I have actually typed the response several times but fail to post.
The difference in cost between Nigerian counter tops and Foreign is most of the time an indication of their strength.
Mind you, a foreign counter top of 30k per sqm doesn’t necessarily mean it will be good for your kitchen. Remember I posted something about bright colored stones that soaks oil and retains stains. Most of Indian stones are in this category.
Most counter tops of 9k - 12k (depending on the type) can last you for 2 - 3 years. After which they break/ crack from their lines, you might be lucky it stays for a long time. All these still depends on the use.

In summary I should avoid the cheap 10 to 12 k granite slab.

And go for high end tiles but look out for European brands abi?
