Nb: I am not an Engr or a building professional

1. Not compulsory but important.

2. Parapet is functional and aesthetic but not compulsory for rent. Since it is a BQ and funds are tight, fashi it.

3. Experts can help here. But rule of thumb. Count the number of blocks you used at the uppermost foundation line and then mutltiple by 9 plus 10% extra.

4. Buy your blocks in batches so that you will have less losses. Btw block no dey waste.

Please I need help, advice and suggestions on the following:

1. Is it compulsory to do nitel round the building or only on parts like doors and windows location?

2. Is it adviseable to put parapet on a building intended for rent? If yes, what should I estimate for it? Please see floor plan below.

3. How many blocks should I estimate from DPC level to nitel for the floor plan below?

I am asking this because the engineer quote over 500 more blocks than needed from foundation to DPC level and I lost some money in the process.

PS: This is a relatively small building for rent purpose and future plan is to start the major building once this is completed like a storey building.

Get a professional Engr to remove the 10mm casted pillars and recast them properly with 16mm and continue to extend to another floor.

Not too late to do the right thing.

Valid point.
By standard, each apartment is supposed to have parking space that will accommodate 2 cars at least.

But in this case, we don’t have the luxury of that, because of the land size.

Looking at the building and compound, more cars can be packed by side and front, reposition the gate.

There are others cheaper materials out there to be used but @arbo contractor Ltd ( Rotech) we have set standard for our work.
You know when you used good materials for your conduit system / surface system it will safe cleint a lot in future in terms of maintenance and rest of mind
If someone can afford to build duplex or standard bungalow then it will not be wise to use cheap low cost materials for such structure.
I understand you.
But a lot of people struggle to build that bungalow/duplex.

Many pay less attention to finishing as they race to move in when structure is built, so not too expensive mid range fittings and appliances will be more appealing to them.

I do believe quality but not overly expensive materials for every fitting is out there. Na just to be guided by professionals like you.

Placing of the pre-cast linted. Ratio for the casting 4 headpan of sharp sand and 5headpam of gravel with 1 bag of cement gave us five pre-cast linted of 4ft while above casting ratio gave us three pre-cast linted of 7ft
Did you not include reinforcement in the lintel cast?

The double walling is designed for security reason and noise cancellation.
Purpose of lintel on this section is to cover any void portion like door, windows etc
So the wall there didn’t need such

Ok sir, I can get you something similar to dulux trade the imported variant but you would be prepared to pay for it even though it would still be very cheap in cost comparison.
Even at that, that would be for one coat which I still doubt the practicality of that.
You will get a good deal from that product as a drum would literally cover 8 standard rooms or 2 units of 2 bedroom flats.

But remember you have to run the cables before POP. Cabling and POP can be done same time. It will be difficult to run the cable after closing up the ceiling ..
What if in a case where only lighting cables were run (1.5m) before the PoP was done and it wasn't run for the switches (2.5mm) due to possible theft. Will running now still be challenging?

Its trending but I rarely see you post pictures of you doing it.
I have seen buildings with it but adding one form of reinforcement metal to the lintel.

This is permanent concrete parapet, just like the normal concrete parapet, the only different BTW this and the concrete parapet is that we use these iron modal in picture attach to this comment instead of woods we use for concrete Parapet, I hang these modal, then we put iron rods inside to hold modal with last blocks before we cast, then after that the roof beam will be attach, it more reliable than precast, because as long as the building exist, which it will, the permanent concrete parapet stand

I dont think the living room gets enough air circulation. The walls around it seems much.

Will the light from the dining be enough to illuminate the entire passage? If you open up that wall btw the living room and passage, maybe more light will enter. Will you put a window above the door going to the sit out?

Is the first door going to the master and other bedroom really necessary?

Overall good flow...but always consider light and air flow most in your drawing and then others add up.

The plywoods (not other bush cut woods) sold in our timber markets are not well seasoned enough to be used for cabinetry works?

The issue is multifaceted.

The woodwork industry like every other industry in Nigeria continue to suffer years of lack of investment. To adopt wood as a solution in the building sub-trade, a nation needs a timber subsector (industry/factory) that can kiln or naturally season dry timber and then CUT THE TIMBER STRAIGHT into various sizes for retail purchase to make kitchen cabinets and internal and external doors and windows.

Due to lack of investment over the years, sawmills up and down the country to date still use machines dating way back before independence to saw raw unseasoned timber into sizes for retail purchase. The results are bent wabbled timber not seasoned. It is a challenge to use such poor quality timber to build kitchen cabinets, doors and windows even with the requisite skill and training.

So the adoption of MDF/HDF which are to a large extent seasoned and cut straight is the classical Nigeria short cut ready made and pure water approach to life.

Another fall out of the lack of investment is the death of the apprenticeship scheme in Nigeria since the introduction of okada/Keke business in the 1980s. The young ones who are not academically inclined have not being encourage by the government to learn a trade like carpentry, joinery or woodwork. So they take the short cut route to employment by riding okada/Keke for business. Senior tradespeople were also not encouraged to continue to offer apprenticeship schemes to the young. The technical colleges/school suffer same neglect by successive government. So today we don't have skilled woodworkers, joiners or carpenters. What we have are just fly by night cut and join pretenders. These people will struggle to put together a wooden kitchen cabinets of the type you have in mind. You will probably need to import the needed wood and labour for a wood kitchen cabinets solution. But if you want cut and join, dem full.

I don't want to bring politics here but it is easy for me to say that Nigeria would have imploded long ago from youth unemployment if not for the Igbo Nation and their apprentice schemes; boys and girls learning work from their oga/madam. The Igbo Nation apprenticeship schemes empower youths than the oil sector and communication sectors put together but unfortunately this is mainly only in the retail trade (buying and selling). If only the Igbo Nation can also offer same opportunity in carpentry, the situation will be different I tell you.

Not until we focus on trade skills instead of paper qualifications, wooden kitchen cabinets as a widespread solution in Nigeria will continue to look like rocket science.

Permit me to digress

I observed here in Nigeria we rarely use plywood for kitchen cabinetry works and get them painted therafer with high quality wood paints. I noticed most home renos on TV do this a lot and I feel it gives lots of options as years go by.

Am I making sense or are we just resigned to MDF/HDF combo?

For exterior wall use weather shield dulux.
For interior use there trade type.
That is if you are going for dulux

I used same here for these two diff buildings
4yrs Ago and 7yrs ago still looking good till today r
No repaint since then.
But I don’t know if it’s still remain same quality ooo although I have some others building that I just painted few years back with same paint and caplux for like 3yrs 2yrs 1yr

I am open to suggestions

I would want a maximum use of the space without the feeling of being chocked.

A 4bed duplex with an extra building at the back for tenant/visitors is what I prefer.

The main building should have the basics of a well built building: sizeable kitchen, living area, rooms with self contain (or 2 rooms shared a toilet and bath), a distinct master bedroom etc.

A parking space outside. A side walking passage. A small but separate backyard from the other building.

Dear architects on here, please a request.

I have a narrow plot of 28ft by 92ft and I am wondering if a befitting house can be built on such a plot and I don't feel clustered or chocked within the space.
Is it possible to achieve this with a reasonable set back on one side for external passage?
Or I just look for a more square plot to build on?
Its for a family of 6 occupants.

I adopted a slightly different approach.
I filled in fine concrete mix into all the aluminium pipes with an 8mm inserted in. The 8mm rod was used in driving in the concrete into the holes and then left there. Did this for all ground floor windows though. Really heavy to lift during installation.

The problem is not the embedded burglary proof. A properly done embedded burglary has 16mm rod (some 12mm) inside the hollow pipe. So the hollow square pipe you eventually see is just for aesthetic. The Koko of the burglar proof is inside the hollow, so very safe.

With the picture you posted, attention should be paid to the spacing of the pipes in the design of the burglary. Also it should be noted that wire thieves can operate from outside without breaking in if the wiring is done by inexperienced electrician or the electrician was careless. There is a technic to secure the cables tentatively as the wiring is on-going.

Please this is the state of our brake rotor of our Coaster bus. This is front passenger side.
It has gone bad and is has eroded the brake pads. Driver side is still good.
Is it possible to machine it rather than change it entirely to a new one?
