justwise: I'm not sure what you are on about, my initial post was addressing the increasing number of people who suddenly started advertising money exchange business here, feel free to contact whoever you want to deal with but that is not what i'm taking about. The people exchanging here are no strangers. I think people should be allowed to transact if they’re comfortable with the deal. I suggested using escrow if the person was concerned. You said contact whoever but you’ve hidden all the comments, how do we contact the people that need the service? While I commend your efforts and all the work you do here, you must realise that we are all working towards the same purpose - making life easier for everyone here. |

Just load it and call directly. there is no special way to make it work. you are charged higher fee for calling because you are roaming and you get charged too for receiving calls. remember to add +234 if you are calling Nigeria or +44 if calling someone here. I know we have discussed a lot about buying a house and process but wants to start planning about it seriously, and couldn't find answers from previous posts.
1. Is the Help to buy equity loan really worth it, since you have to pay back after a while and the govt indirectly owns a part of your home? 2. Any experiences with new build developers? Recommendations? Lots of them have got bad reviews on Trust pilot 3. Should you trust a solicitor or mortgage adviser recommended by the developers? 4. For new build, at what point are you expected to pay your deposit? If the building will be ready Feb 2021 and stated you exchange contract within 28days of reserving. 5. Any experience for Tier 2 visa using HTB equity loan? 6. What sort of drilling to expect on your outgoings and incoming? Is it EFCC bad  7. Any other advise on what to look out for.
Please help � A lot have been said said on this already. I'd just like to add a reaponse to questions 5-7. 5. I have experience as a tier 2 and there is no discrimination. Your eligibility is what qualifies you just like other permanent residence and citizens. 6. There was no drilling in my case, i used One77 as advisers and Paris Smith as solicitors. But i know someone that was drilled because they had more than a £1k single transaction that's not salary. So better to PREPARE to explain single transactions above £500 to be on a safe side. No, don't panic. 7. The asking price is not a final price. Ask for discount. Ask again. If possible visit the house to ask people who have already bought in that same location, IF POSSIBLE. It was possible in my case. Plan to payoff the government portion in 5 years, don't stress if you can't, still plan. Cheers. |

Endlessgrace: I was in your situation few years ago when i got here. Mortgage was my goal but i needed to build my credit score to achieve that. I registered with ClearScore and they gave me tips on how to grow my score, my first credit building card was pre-approved on ClearScore. With a credit limit of £200 i started my journey. Tips: * register on a free credit score app * apply only for pre-approved credit cards * if you use your card wisely, you could end up not paying interest (that worked for me) * avoid close-spaced hard searches. You already said you are registered on electoral roll so that’s great. It might take up to four months before it reflects on your score though. All the best This here is golden! Thanks for sharing. Let me add one or two from my own experience. 1. Pay off the balance (not minimum) everytime on due date by direct debit. 2. Plan the usage and payment intentionally. Don't leave more than 25% on your statement. You can use 80% of your limit but just before your statement closing date, pay off until 25% balance is left, then pay off in line with point one (1) above. Do this at least 4 days before that closing date. This is month one. In month 2, let the closing balance be slightly less than 25%, say 24.8% and continue to reduce this every month. 3. Take an overdraft from your bank and use it on the eve of your monthly statement closing date. Use only small (say £5) and pay the interest. If you plan to repeat this, use the pattern in point two (2) above. This is how I managed to build my credit score and it was ready within 6 months of my arrival. This was possible because my employer provided an Amex card that I was responsible for managing in month 2 of arrival. I applied for my personal Amex card, 3 months later. In less than a year, my score was more than enough to get my most priced asset yet. Be intentional. |

Thanks Hey, this is a difficult question to ask but I'll try to give some help. You can get a house with a mortgage and with help to buy with a deposit if 5% but this has to be a new property otherwise you'll need to provide from 10-25% depending on the terms. When you're ready or almost ready with your deposit, approach the owner of the property you want. They'll direct you to a broker who will advise and connect you with a mortgage provider based on your circumstance - mostly credit score and how long you've been here and if course, your ability to pay based on your earnings. These guys don't charge you, they get their fees from the mortgage provider. If you ask more direct question, I might be able to help. |

cochtrane: If you use WES, your ND+ATS+BSC will be evaluated as "Two or more certificates", earning you more points than a bachelor's. For the same WES, your ICAN will be evaluated, recognised, but will not add your scores and will not be evaluated as a professional degree. CISA will also not earn you any points, if evaluated by WES.
