frankyychiji:if 'sense fall on you' nor be abuse, l wont say na you abuse me first so, if body wan tell, e go tell on you first; No shaking. ![]() That aisde, l think we all learn fom our past mistakes even though, choosing Buhari in 2015 (out of just TWO OPTIONS: Buhari or Jonathan), was a No-brainer. If l am presented with exactly the same scenario and same options, l beleive 90% of Nigerians will repeat the same choice. Yes, it is a bad choice but the "baddest" thing there is that we are given the choice of choosing between a Nepotist (with a not so bad history) like Buhari ..... and a confirmed Kleptomaniac, surrounded by unrepentant looters (including his wife, fabiama patience) like Jonathan. Nigerians should never be confronted with such horrible choice in the future. 2019 wont be different because WE MAY have to chose between another Desperate thief like Atiku...and an unrepentant Nepotist like Buahri! Na who we offend sef, that we have to make a choice between the Devil ....and the Deep Sea? ![]() |

frankyychiji:Sharrap joor! Like your warning provided a "better alternative"? or is it by sticking with that kleptomanic Jonathan and his PDP goons, is what you call "Warning"? we just had to chose between "Two Evils" and the better alternative was Buhari, back then |
BudeYahooCom:Really? Tell us something about "2015", we dont know, please. The choice was clear: 1.) Continue with the kleptomanic looting going-on under Jonathan's watch (many of which has been revealed and even taken to court and "plea-bargain made). 2.) Elelct a new Govt to be led by Buhari (based on his previous not-so-bad record when he was with Tunde Idiagbon, by Nigerian standards), with the hope that he will fight corruption and put the country back on track. But l must confess that we failed to realise that this is a "Demo-crazy" and not a military Govt where one man can authoritatively change the situation by fiat So, between the two above, will you chose option 1, just to show that you are a Jonathan/Southerner supporter? Seriously, l cant imagine that anyone in his real senses will even advocate Jonathan as an option, for another four years of mindless looting. Sticking with a kleptomanic, clueless and daft thief like Jonathan, IS NOT anything to do with the "Unity of Southerners". Some Southerners can see beyond 'ethnicity', you know. All we are saying is that Buhari has not delivered as promised but what we are never going to say, is that "a President in the mould of Jonathan" should ever go near Aso Rock, even for a visit! ![]() |
tsdarkside:I agree with you on this. We vote out APC and elect another party, not PDP tho'. ![]() |
tsdarkside:I am looking at this from the position of an ordinary citizen. Looters, thieves all shelve whatever differences they have (be it party differences, religion, tribe or any difference) and COME TOGETHER to LOOT and ShAFT the common man. If Buhari did not propose it at the NEC, Governors would have nothing to vote on. But Buhari and the Governors ALL AGREED toallocate this money to Boko haram. What then is the interest of these 30 Governors (most of whom are PDP and APC, from the East West and South/South) who voted to share this Money? The ONLY INTEREST they have is there will be more money to LOOT! And who suffers? Common Nigerians who cannot have good roads, good hospital, even common to print End of term School report, some Schools just write result on a "Piece of Paper" and hand it over to a student to take home! But l dont want us to take our eyes 'off the ball': Buhari is so Nepotistic and the North of Nigeria is shafting the South of Nigeria; South of Nigeria must come together now now or sink individually and continue to be slaves of the North. |
tsdarkside:The problem is not just the Governors, though the are also looters. But a "leader" must be able to say "No", when he sees that what is being demanded is wrong! The Governors have seen that Buhari is also not sincere so, they want to also help him to just destroy everything, as long as the also share in the spoils and have something to steal. At the end of the day, it is ordinary citizens that will bear the consequence, especially citizens in Southern Nigeria whose previous two leaders (OBJ and Jonathan), developed the North even more than they developed the South! I am sure that if Buhari was seen to be a 'fair and just' leader, the clamour to share-share would be so difficult to push to the table. |
While l do not agree with any Governor, especially Fayose, whose ONLY DEFINITION of GOVERNACE is: SHARE THE MONEY (one wonder what he has done with all the first tranch and second tranch of the paris Fund that was shared to him..... which he looted and part of that loot was stolen by his girl friend, in his hotel room!) Everything is not 'share-share'! Let us 'save-save' as well. Meanwhile, I want to state emphatically that Buhari is full of shyte and NEPOTISM. Why is it that it is always everything NORTH, that triggers his father Christmas? Road in the South are starved of funds, so much so that the Contractors have abandoned the Lagos-Ibadan Express but all the Road projects in the North, even for roads that are seldom used, are going on according to schedule? Fulani herdsmen are killing Southerners like flies yet this Buhari is not concerned or allocating resources to tackle his murderous and demonic cattle rearers! I think Buhari and his Northern Cabals just want to spend all our Money to develop the North so that when next there is any shout about dividing Nigeria, they can call the bluff. The IBOS in the South-East, the Yorubas in the South-West and the Minorities in the South-South as a whole, must start to wiseup and know that all these their in-fighting, is not helping the South of Nigeria at all. Ibos especially, must bury their anger/hatred and work with other tirbes. We must note that Northern Nigeria is also not homogenoues or made of just one tribe but they are able to bury their anger or differences when it comes to defeating Southern Nigeria. There is a saying that "We must chase away the Fox first, before coming back to admonish the errant chicken". ALL PEOPLE OF SOUTHERN NIGERIA must first deal with the common threat from these Nepotistic Northerners, spearheaded by Buhari, before coming back to adress each others goruse against one another otherwise, we shall continue to be raped by the Northerners. This is not about PDP or APC. I voted Buahri in 2015 and l campaigned vigorously for him but if l say l am disppaointed or angry with him right now, it is an understatement. IF APC fields Buhari as their candidate, the whole Southern Nigeria MUST REJECT him/APC squarely. If PDP fields Atiku or any Northerner, the whole S/East, south-South and South West MUST reject him/PDP squarely. We Southerners must shop for our own CREDIBLE person, from the South of Nigeria, on a different party platform (like KOWA or any of the other 20+ parties.). A sitution where Nigerians are forced to chose between a desperate theif like Atiku or a Nepostistic Bigot like Buhari, IS UNACCEPTABLE. N.B: underage children should not come and start abusing me yet o, because the issue here is beyond "we nor tell you" or "una remove Jonathan" or "APC broom", or "Did you say this when Buhari said that" or other nonsense that Nairaland is noted for. For once, let us leave our "got-ya moment" behind and be an adult, reason like adults and act like adults. This issue is about the whole of Southern Nigeria. These Northerners are shortchanging us too much! ![]() |

Is this what cirizenship has become in Nigeria? I thought it was only in the North that we charade them for operating the "Almanjeri, Rankah-dehdeh" system of survival, dont know that Ekiti too has now joined Northern Nigeria, courtesy of Governor fayose of "Politicians-Decieving-People"! ![]() |

tpapi:The Answer is simple: BRIBERY and CORRUPTION! If you know the amount of corruption that has been going on in our Courts over the years past, then you will know why the EFCC is after them. Do you know that even this Lagos Tenancy law, has "corruption in-built" into it? Do you know that the "Politicians/Extremely Wealthy People" who made this law, EXEMPTED their own Property from such law, by saying the law does not apply to places like V/I, Ikeja GRA, Apapa GRA and other posh areas....... but it applies to low-income Landlords in places like Mianland, Mushin, Agege, Babdagry, Bariga, Alimosho, e.t.c? That is how bad 'corruption' has eaten deep into our society. Why exempt certain places/people from following a law that you enact? |
collinsmp:Good, now you are talking! Use him as a 'sample' so that other tenants in that house know not to mess with your Rent. BTW, is he now on the six months or 7days Notice? When you get to the 7days Notice, dont forget to ask for "Miens" in your prayer to the Court (that is your rent arrears, with proof of him owing it). I hope he is stubborn th emore so they can auction his property. I have no single respect for "Debtors" who cannot "settle those they owe, before they get before a Judge"...... as the Bible adviced. ![]() |
arnold123:Are you on drugs? You think the court cannot diffrentiate between a "planned action" and "momentary insanity"? "Under the influence of Anger" does not diminish your responsibility o! When Court throw you into Kirikiri, your eyes go clear one time. ![]() Follow the law and you can never go wrong. |
Lajet:No Sir! I am saying the Landlord's recourse to aris to issue that Tenant a Quit Notice, as soon as yesterday! (You have not told us how many m,onths rent was owed in arreas, there is no provision for "some months" in that Tenancy law.) This is my advice for such landlord: - Dont wait till your Tenant owes you many months before giving them a Quit Notice (issue one once they start acting funny or their rent is due on you dont get it... You can always cancel it without Penalty, once they pay you but at least, start the process!). - As for me, l dont even wait for you to owe me, before l issue you with Notice to Quit (I always make sure that the Notice coincide with "One day after" your rent expires, just in-case you want to act funny with my rent.- After expiration of the Six Months Notice and tenant does not pay nor Vacate house, go back to Court and serve a 7days Notice "To recover Possesion" - by force).... and to recover outstanding arrears (Miens). - After that 7days and tenant still does not Quit, Court will give you a Baliff to come to the house, break down the door and sieze his property, which will be auctioned (except he can provide the money immediately rigth there) to defray all his rent arrears. But you MUST follow the PROCEDURE, step by Step otherwise, "accuse" can become the "accuser" o! This is what some Landlords dont like or are not patient to follow.......landing them in trouble. I hope l have answered you now? ![]() Like you are paying me for brief, abi? ![]() BTW: Read the Poster below, he/she knows the law: ![]() mannatech: |
obstead200:A "payment cycle" covers a whole period, say from January 1st to December 31st. So, what the law says is that before you can serve 7days Notice, the Tenant MUST have owed you for SIX Months (yearly tenant) if it is a six Months tenant, then it MUST have failed to pay for Three Months since the last rent was due. If it is a Monthly tenant, then the MUST have failed to pay for One Month, since they paid last. This is the ONLY exception for jumping the Notice period and issuing a "7days Notice to recover property". If he is a yearly tenant and his rent was due on January 1st, what you can do on january 2nd is to serve hima SIX MONTHS Notice to Quit. (That does not mean he will live for free in those six months, he still has to pay those rent arrears before leaving). But you cant issue him a 7days Notice to recover property" on January 2nd. If you do, yo uare breaking the law and may be asked to pay compensation/fine or even a jail time. Before you argue with me, l beg you to go take that tenancy law and READ IT first. ![]() |
obstead200:No, that is not true! First, if you say someone is "uninformed", l assume you are referring to someone like yourself who does not know their left from their right! Those are exactly the type of people l am positioned to HELP...[b]by showing them exactly WHAT THE LAW SAYS, THE TRUTH (as l have been doing on this thread) BUT NOT NECESSARILY WHAT THEY WANT TO HEAR. There is a big difference between the two. obstead200:Again, yo are displaying IGNORANCE OF THE LAW.... which is not an axcuse to avoid liability! ![]() Let me explain: You pay your rent in advance say in January 2017. You have from that January 2017, to start saving for oyur next rent, even if you have to do "contribution` into a Piggy bank" every Week/month but it is sure that if you take your rent seriously as you are supposed to, you will hit your target or be very close to it by January 2018, when the next Rent is due! But So, when you come to tell me in 2018, that "You are Broke", l wil have NO Pity on you and would still throw you out. ![]() But to make it easier for me, l have designed a series of "process and procedures" that "dance round the legaleese" whikel ensuring that No tenant can use the Notice Period as an excuse! You get the Notice Six Months (minus one day!) before your current rent expires. Thus, once you cant pay when it expires, you have already used-up your six months notice and what is next is your "7days Notice to Recover property". So at worst, you wont owe me more than one month, by the time l get judgement to auction your property. ![]() As a landlord, if any landlord needs my advice on how to deal with the type of Tenant l painted above, l am always willing to help. No tenant can owe me and go scott-free. NEVER!. I also said that even if you get the Notice at the end of your Rent, the law still requires you to pay your Rent for any length of time you spend in that property, till the day you leave. Some of you think once you are given "Notice to Quit", that means you are now on "free accomodation"... but you need to read what the law says on that issue. The Landlord can as well sue for "Miens", to recover such debt or auction your property, to defray the cost. ![]() obstead200: Maybe we are saying the same thing here because l agree with you up to the point where you said "throw you out ina heartbeat". There is no hearbeat in this, you will simply serve the proper Notices, file the proper process and get Judgement against such tenant and they would be out of your house. ![]() You see, l am one of those people who dont like to "apologise to others" so l avoid wronging them inthe first place! That is why l am a stickler for the LAW. |
goslowgoslow: Just imagine o! Even those Lebanese l see there are "Whites" too...... or people have phucking lost their eyes and cant identify a color white no more? ![]() |
Lajet:Oga, read section 13, sub-section 1, of the Tenancy Law of Lagos Sate or do youwant me to quote it here for you? The exception here is that the tenant MUST HAVE BEEN in ARREARS for one "payment cycle". |
