yemre: Of course, no one does.
It appears you're a landlord. I pray you never encounter a situation that will make you look for an accomodation within a short time frame. Imagine the house you live in has been sold by the owners and all you see is the quit notice from the new owners saying you have just 6 months rent-free to live in that house because they need to take possession or the government doing road expansion and your house is affected. What do you do in that circumstance?
You first look for the money - rent, agreement, commission, caution (except you're that wealthy to just raise a good amount of money within days or weeks).
Secondly, remember that finding a good accomodation in Lagos is not automatic! You will have to inspect many houses and these fools called agents will even take you to houses they can not even put their own dogs to live in just because they want to collect inspection/movement fee from you! Some houses will be very good but the environment awful while some will be in good locations but very small. Different issues!
Many tenants in Lagos today live in houses that they can't ever dream of staying even if they're in Ibadan here!
So, bros forget, people eye dey see things from these landlords and their estate agents. I Understand what you are talking about, Fact is, this is not the problem of A landlord rather a tenant and short comings of the government of the day. In places like the Uk, you pay one month rent in advance and one onth rent as deposit. You .You spoil anything it comes out of your deposit no kpem.At the end of agreement you move out nothing spoil U get your money back. I'm not just talking from my back side, Landlords make no money from Renting xcept thos who inherit houses built by their father. As for me ohh building a house to rent is waste of money and time plus investment, Better build and sell or build commercial property ie shops. |

chatinent: Which place in the west?
And what stops the landlord from refunding the caution if no damages? where did it states that the reason for the damage was cos of lack of refund of caution fee? Lets even assume, the landlord now refund the caution fees, how is the tenant going to fix that damage ? |
Properties › Re: Damages Done By Tenant Who Paid ₦250,000 Caution Fee (Video) by erico2k2(m): 7:47pm On Apr 27, 2025 |
yemre: Yes I agree, things are now expensive! .. and any tenant who is suspected to have damaged the property intentionally should be made to face the legal consequences.
You don't expect me to park out of your house as a tenant and start damaging ceilings, sink and the rest, what for?
However, in this Lagos, only 15% of landlords give you an apartment in good condition except it's a new house that has just been completed. Many of them never even bother to inspect the place the moment a tenant leaves because they're just eager to rent out the place for another round of caution fee, agreement and commission.
Now, it's the new tenant that will come in fixing electricals, cabinets, painting, even louvers and the rest just to make the place comfortable for him to live in.
So, to me, for the landlord to collect all those monies, he should have it at the back of his mind that he'll fix stuffs in his property once in a while and that's the money he has collected. And who forces a potential Tenant to pay for an incomplete house? |

Greattha: I hope the ban of this caution fee falls through.
Look at this one shouting 250,000 caution fee as if that is the issue here.
They're really pained that people are campaigning against the fraudulent caution fee.
The issue here is that the tenant converted a private residence to a bakery which is a whole different issue entirely.
It couldn't have been because of caution fee.
Ole. Oga that's the worst thing they can ever do, if the ban it, Landlord will come up with the deposit scheme, its worse than caution it will be in percentgae so deposit might just be 10% of total rent, payable in full when you leave the house as you found it.Go ask, Deposit is legal. |
Properties › Re: Damages Done By Tenant Who Paid ₦250,000 Caution Fee (Video) by erico2k2(m): 12:46pm On Apr 27, 2025 |
yemre: I'm not in support of what the tenant did because that's wicked!
However, I think the landlord got well served. Trust me, a landlord that has the mind to collect 250k as caution fee must have collected close to a million Naira if you total the caution with agreement and commission ALONE! Do the maths. Caution - 250k commission 300k, agreement 300k. That alone is 850k before you now talk of the rent.
I got into an argument with one agent one day and was questioning the essence of caution fee and asking if it would be returned when leaving the apartment. The idiot told me that, yes, that's what they say but everyone knows that no landlord would refund any caution fee because even if you hit a single nail on any part of the wall for as little as fixing a defective electrical socket, you already damaged something and whatsoever you paid for damages has gone on that account!
He said, "why are you surprised, that's how we collect it and everybody knows".
Do you even know that landlords are the ones collecting everything (rent, caution, agreement and commission)? They will only give the agent a fraction!
So, greedy landlords deserve the wicked tenants they get most times! SOmetimes I wonder if mopo dey market, cant you guys for once go to the market and see the cost of things N250k is nothing when it comes to holding money to repair damages. Ordinary shower head howmuch do you think it cost? damaged sink? or wadrobe, how about tiles?some willl even damage ceilings. The fact is this, no one i is forcing anybody to rentm if its too much Village dey, dem nor dey colect caution fees there. |

Mumusaphire: will d agent tell u they refused to give him? Agent should not be collecting Caution fees, the landlord should and it should be stated in the rental agreement, My caution fees were paid directly to me not any Agent. Cos it wont be the agent checking for the damage its me, the gent fees are for you to pay to them for sourcing the house and its location end off. |

condralbedez:
So are you going to increase the caution fee to another tenant Since you keep shouting what's 250k,most of those agents are the real evil very soon caution fees will be % of the rent, ie 100% cos people really do not want to build residential houses to let no more, its not worth it. That house thrashed can easily cost more than N150m to build |

chatinent: So where's the picture of the house before the tenant parked in?
Not presented.
How much was the full package?
Not presented.
I don't know if you are worried about the damages or you are worried about the caution fee and what ensued.
So I'll analyse based on the thin line connecting your worries...
From my observation, the bone of contention is the payment of the caution fee. You refused to refund the sum and the tenant took it out on you. Many landlords become fraudsters when tenants want to pack out and refuse to refund the caution fee they once said was refundable.
That moment, these fraudulent agents and landlords will start giving you excuses or promise to pay at a later date so you can park out first and they take over the house...which they will NEVER pay.
Madness is mutual.
As you felt you wanted to be street smart, you just got served by the street.
The tenant prolly wants you to use the caution fee he paid to fix the house he DELIBERATELY destroyed...so that he wouldn't be at the losing side.
Caution fee is a SCAM.
In fact, why aren't you taking legal moves? Abi there is something you aren't saying?
By the way, there's no way you took ₦250k as caution fee for this house. Everybody no bi mumu here ok?
Let's not even forget how much they could have taken from the tenant. From my analysis:
1. Rent: ₦3,000,000 per annum and they are collected for two years which is ₦6,000,000 (not worth it if you ask me).
2. Agent fee: ₦2,500,000 (say wetin dey happen?)
3. Agreement: ₦500,000 (am I the one to draft an agreement for you?)
4. Caution: ₦1,000,000 (they never pay back!)
5. Lawyer: ₦300,000 (why am I paying the lawyer for you!)
6. Security: ₦360,000 annually. (Why should I pay you to pay the security! We can do that in the compound!)
7. Borehole and Space: ₦100,000 (seriously?) Space at the back for bakery: ₦200,000 yearly (no issues here).
8. Cleaning Services: ₦300k. (You even begged them to minus this part because you can clean it yourself and they responded with "oga if you aren't serious to pay, we will give the house to the person who is serious." Oh my God!
You even borrowed some money to fully cover all these expenses with high interest rates!
Some people will think I bloated the figures above. I actually didn't. In fact, I may be wrong and it may be more expensive than what I posted. These agents add unnecessary figures to the full package. Most times, the agent fee is more expensive than the house.
Let's not even pretend like we didn't see the substandard doors used...
Most times sef, na tenants dey design the interior to be a bit standard to their taste. When you enter a new space, if it's not fixing front and back burglaries, it's fixing the kitchen sink or the toilet drain, or giving a part of the tile work some more structural strength make enno break. Or probably electricals. When you contact the landlord for all these you are doing, he gives an excuse that it's to your comfort and you shouldn't expect him to do it for you. Then you repaint cos they refused to use quality paints. They couldn't even screed the parlour! And the kitchen master switch for plugging microwaves, electric cookers are always mostly faulty. Or is it the toilet wey one of the mansons don use strong shït block? After this, NEPA will still now bring bills for two months earlier to you of ₦200k with a threat to cut your light if you no pay....months that you didn't use since you are a new tenant. And wow, you see it's a prepaid metre but you don't even know how they calculated it since you've not used it. Now you are spending close to ₦1.5m for pre-maintenance because you like to tidy things up. Not just that, there's no provision of a generator for pumping water and the landlord rebukes you guys never to call him for that..and you guys should fix yourself...after en don collect two years house rent...and you are like.. "I'm fûcked." And you also know that you cannot allow yourself be cheated! Even the gate has some breakage before you packed in and the landlord is saying you folks should fix it..and you guys did. After packing, you later discover you'll still have to pay for estate security and you ask why since you have paid and they tell you that's for the compound not the estate. Wow, wonderful.
And you are alive and seeing your fellow human being rip you off with pride because you have paid for two years and it seems like there is nothing you can do at this juncture... after all, they said the landlord is in the UK. Right deep in your sef, you know the agent and the landlord's brother in Nigeria collected more than the usual rent too but you can't talk because you know you are now a silent coward and you really can't talk about it to anyone.
Please, what will you do if they still try to defraud you of your ₦1m caution fee? Just be honest.
Y'all have rented houses at a point in your lives and you know this is true.
Before you ask me if I own a house to judge, yes I do. I own, and I have also been a tenant.
Now within yourself, make una talk true. Let's assume you are a gentleman and tried to be peaceful to get the refund, no way. You begged, no way. You even said you have a burial to sponsor, no way. You told them you need the money for a hospital bill, no way. You asked why they don't want to pay you, agent dey yarn okoto, lawyer say make you chat landlord , landlord off read receipts on whastapp. You notice dem dey whine you cos are cool headed. After being extorted of all these sums and you ask for the refund of your caution fee and they are still trying to play smart on you, what will you do? Just be honest.
Wouldn't you unleash the madness in you too? Or you'll leave everything for God? ₦1m? If I no naked swear for you, call me pastard. Ajeh, this one the guy did will be dress rehearsals. You will be arraign in court for criminal damage, Why don't you invest that Energy and take the Landlord to court ? You say caution fees is scam, don't worry the way it is going there will no longer be a caution fee rather a deposit which will be 100% of the rent.In the west this is how they do it. |

SocialJustice: Give me 5 billion naira I will still japa. Nigeria will erode your capital to zero and poor living conditions that even the rich can't escape but I will visit monthly at least.
Our economy has no credit and is lawless too, one big man from nowhere or government policy can reduce you to ashes. Mortgage is not bad, the mistake people do is living in the first house they buy. It should be rented out to generate good money and pay off itself but people do not know.
Also with 50 million in the UK, I can access up to 500 million without knowing anybody. The longer I stay and build a reputation, that 50m can get me 1 billion in credit to buy real estate or a business. This will never happen in Nigeria.
Credit is the reason no amount of money will make me stay here, because I have access to leverage elsewhere without joining ogboni or some cult to know people that will connect me. Depends on the type of mortgage you get, cos what you describe is Buy to let. How many 1st time buyers is that open to? |

You will know this by the fact that the tales were all mostly told, not by Israelites, but by non-Israelites, the very ones Jesus Christ of Israel warned could not handle that which is the Truth of God of Israel — Holy; they are the very same ones who went on to establish the religion of Christianity — a religion created by non-Israelites aka dogs.
