JohnIfie: I'm looking to build a 3 bedroom, four flat apartment in Ibadan. I already have the Architectural and Structural Drawing, but there has been no progress yet regarding the physical building. This is the first time I'm building, and I don't really know much beyond the little things. I've also read a lot NL threads, so I guess I got some ideas from there.
The problem I'm facing now is with starting the construction and the supervision of the process. It's not something I'm up for since I have no basic knowledge of it, and I want a properly built house (it's going to be rented out). The architect that drew the plan told me he also did supervision work (with the Structural Engineer's assistance) and took me to some of his previously supervised work, and one he's currently working on.
Although, I know it isn't really an Architect's work to Supervise a construction process, the fact that he's shown me he can handle it, coupled with the fact that I'm finding it hard to find an 'experienced', certified builder who will not overcharge me and also help build to taste was making my mind up (leaning the architect's way). I became even more confused, though when I decided to start with the fence. The architect asked the bricklayer to dig 2 ft deep, and that the blinding be 200 or 150 mm (was jargon to me then so I didn't interfere), the bricklayer however said that's not how it's done, touting his experience and old age. He said his standard metric was 1.5ft - depth, and 100mm blinding, which didn't work so well with A.
After the incidence, I tried asking around to see which of them was wrong, most saying 1.5 is standard (i.e, A is being too theoretical, thus being wasteful). I got more stories about architects being bad supervisors and over using materials trying to go by the book (tbh, I want something solid, but if the consequences of a minor 'not by the book' change is negligible, I need someone who'll consider it).
Afterwards, I tried searching for new builders, but none of them were certified or studied for it, so I felt they were no better than the architect in that case. I also believe since the architect drew the plan, he'd be an even better choice with the options I have now.
If you have any opinion or advice on how to proceed or any question to determine what to say, then shoot.
Disclaimer: I have a really thick skin. I'm happy to admit when and that I don't know something, even if it's just too obvious to you.
Bless Y'all and Merry Xmas in Advance. bros,what you're experiencing now is what i foursth experienced in the field and it might get worse as the building progresses to decking level as concrete mix ratios start flying around but i would advise you to stick with the architect, he would surely use/waste more materials but it's likely only him can build that house exactly as designed. even if you get another architect, opinions might still vary.i would also advise you to upload clear copies of both the architectural and structural drawings. you would also have difference of opinions on iron reinforcements. |

2.4billion can end homelessness in all the major cities in Nigeria within one year if used judiciously, the rate of increment in this year budget is alarming,the same way last year increment over the 2015 budget was also alarming. buhari is inflating our national budget without anything to show for it,take a look at the 2016 budget which was by far the largest in the history of our nation without anything to show for it. |

I work in the banking industry. There is shortage of cash. This is due to the fact that demand for cash is very high this time. The CBN also can't supply cash as banks have not been taking cash to CBN. The CBN act as bank to banks.
Did the CBN or others announced their is limit , the amount of money you have withdraw? No! Guy, i paid cash to the bank and they don't even have a fraction of the cash for me to withdraw? thanks for telling us that most banks are in financial distress, i remembered that the head of the national deposit insurance commission said earlier this week that banks would need to capitalise to survive the recession. but who would buy bank shares when those that bought last time were badly burnt? Nigerian economy would crash starting from the banks, it's inevitable. |

living001: Good day Nairaland. just have to start work, No neeed for formalities now, need a break down costs of design, totally cost and estimate of material and labour in stages, considering current cost, and cost of supervision maybe in levels or as you prefer for a 3 bedroom twin bungalow in owerri and the ground is level, standard plot. thanks. you have to specify the level of finishing you want, but a basic bare bone two units of three bedroom bungalow would cost three million naira.I'm talking from experience and the stated cost is for basic finishing with aluzinc roofing.or coloured nigerlite roofing sheets, for a classic finish, budget about 8~9 million.

simple o level economics says that in times of inflation, business people and debtors prosper and since business owners constitute atleast 99% of the population in onitsha,they're likely to be less affected by the recession, secondly, almost every family in onitsha have relations abroad and the current exchange rate hike of dollar means the residents would have more money to spend. |

This thread was created to explain some vital points to a certain moniker by name fortuneTeller who from no where came out strong on me accusing me of a "possible" scam marriage just because I considered an option of marrying a foreigner and till this moment I still can't wrap my head around the fact that some people can be so myopic to ever think that way.
In this present day,guys scam people of good money while some ladies see a green card as a reason for scam..then I ask her.."are there not Nigerians who are still keeping their marital vow to a foreign lady even years after getting their green card through the lady they married?"
There is something fundamentally wrong with the psyche of many people and they are always quick to read baseless sinister meaning to seemingly innocuous moves.
Why do foreign ladies mostly marry black guys? the selfish reasons os why modern marriages are failing because you're supposed to love whom you're compatible with, love flows because you share the same ideals not because she's beautiful or rich. i almost married an older working class lady but as time was passing, i realised when co~habiting with her that we're not compatible but are only getting married for selfish reasons, she's desperate to marry due to her old age and I'm willing to marry her because she's gainfully employed unlike many present day ladies that don't seem to have a direction in their lives, apart from that, we're both unhappy with each other since we have different ideas about life. so i walked away from the relationship, i don't want to spend the rest of my life with a wealthy woman i really hate her character. |

My point on unity is on the survival of Biafra as a single nation and not on the aspect of leaving Nigeria or not. Can you please state the current states of Nigeria that will in your view form the propose state of Biafra if it ever can come to reality.
